At a commercial contractor the master's license often stands behind the company's permits. The week mixes the hardest field work with code, public job rules and maintenance programs for the buildings the company serves.
The contractor works under a master's license
Minnesota makes each plumbing contractor name a responsible licensed plumber. That person must be a master, and they answer for all the company's plumbing work under state law and rules. A building owner whose own staff fix its plumbing can also file a master as its responsible person. Losing that master starts a clock: the state must hear within 15 business days, and the license ends unless a new master is named within 60 days. Lead-free parts on every drinking water line
Under the Safe Drinking Water Act, federal rules allow only lead-free solder, flux, pipe, fittings and fixtures on plumbing that carries drinking water, in any building. Makers and importers have needed product certification since September 1, 2023, often to NSF/ANSI 372. The master checks submittals and supplier stock against the rule. Parts used only for water nobody drinks, such as irrigation, are exempt. So are leaded joints needed to fix old cast iron. Client buildings may run water management programs
CDC says Legionella water management programs are now an industry standard for many U.S. buildings. ASHRAE Standard 188-2021 sets the minimum rules for managing that risk in building water systems, from design and install through startup and upkeep. When a hospital, hotel or school client has a program, the master's upkeep plan has to fit it, shutdowns and new piping included. In interviews, ask who has written or followed one. Public jobs come with certified payroll
On Davis-Bacon jobs the contractor sends in a certified payroll every week. A signed statement goes with it saying no worker was paid below the posted wage and fringe for the classification of work they did. A foreperson whose tool time tops a fifth of the workweek, and doesn't meet the federal tests for exempt staff, counts as a mechanic for that time. Careful time coding by the master and the crew keeps those payrolls true. Source: 29 CFR 5.5: Davis-Bacon contract clauses, apprentices and certified payroll (Cornell LII).
Grease interceptors follow the local sewer rules
Kitchen grease is a local sewer matter, and each city writes its own rules. Dothan, Alabama, for example, wants grease control equipment approved by its FOG program before a new or newly bought food business gets its license sign-off. Gravity interceptors there are pumped at least every 90 days, or sooner once a quarter full on the inlet side, and each unit needs a yearly inspection by a city certified hauler or plumber. Check your city's rules before sizing one. Source: City of Dothan, Alabama: FOG program rules for food service establishments.
How much commercial master plumbers make
The closest BLS group for commercial master plumbers is plumbers, pipefitters, and steamfitters. Plumbers, pipefitters, and steamfitters who work for plumbing, heating, and air-conditioning contractors earned a median of $30.30 an hour ($63,010 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $63,800 median for plumbers, pipefitters, and steamfitters in all industries. About 330,570 of the 465,840 plumbers, pipefitters, and steamfitters in that survey work for plumbing and HVAC contractors.
BLS doesn't split plumbers by license level, so these figures mix masters with journeymen and other plumbers. The template pays a salary plus bonus and commission. Under federal overtime rules, a plumber who isn't a manager stays nonexempt at any salary. A master is exempt only when running crews is the main job and the duties and salary tests are met. On prevailing wage jobs, a working master who doesn't meet those tests is owed at least the posted rate for tool hours, as the certified payroll item explains.

Skills to hire for, and what you can teach
Hire for these
Holds a current master license in the state where you work, if it issues one
Sizes water services, drains and vents from fixture counts by the code
Reads specs and submittals and catches products that don't meet them
Keeps several crews and their foremen on track at the same time
Holds the line with a project manager or general contractor when a shortcut breaks code
Teach these on the job
Your estimating software and bid format
Your certified payroll and time coding steps
The maintenance contracts you sell to building owners
Your submittal and closeout package format
Site rules at hospitals and schools for badging, escorts and dust control
Masters use the crews' field tools plus takeoff and estimating software, the shop's project management system and the code books your jurisdictions enforce. List the code edition and programs you use, since those are what a master reads all day.
Commercial master plumber interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Preventive maintenance programs
A school district asks you to propose a preventive maintenance program for its plumbing. How do you build it?
A strong answer: Surveys the systems, lists critical equipment (water heaters, backflow devices, pumps, mixing valves, drains), sets tasks and frequencies, plans records and reporting, and prices it.
Behavioral · Leading large work
Tell me about the hardest problem you solved on the largest plumbing project you've led.
A strong answer: Gives the scope, their role, a specific problem they solved, and how the project finished.
Pull targets from your last year of closed jobs. A strong master lifts the numbers of every crew they check, so score those crews alongside the master's own work.
Project Completion Rate
Projects closed out on the contract date, with final inspections passed and closeout documents delivered. Log delays caused by the owner, the general contractor or the utility separately.
Customer Satisfaction Rating
Survey the general contractor's superintendent and the building owner at closeout, and maintenance contract customers each year. Read the comments on communication and shutdown planning.
Safety Compliance
Count OSHA recordable injuries on the jobs the master leads, plus near misses reported. Tie any reward to site audits and training, never to low injury counts.
Staff Retention and Development
Track who stays each year, license exams passed, apprentices moving up a step and skills signed off. Review each person with the master once a year.
Career path
Journeyman plumberLogs licensed years on commercial work and sits for the master exam.
Master plumberHolds the top license and sets standards across every job.
Project managerTakes on budgets, submittals and owners on the largest jobs.
Operations managerDecides which crews go to which jobs and keeps margins on track company-wide.
Does a commercial plumbing company need a master on staff?
Where the state ties the contractor license to a master, yes. In Minnesota, the responsible master must be an owner, partner, officer or managing employee, and a managing employee must actively do plumbing work for the company. They can't work as a plumber for any other contractor or be the responsible master for a second one, so a license held by someone outside the company won't do. Other states set this up their own way, so check your board. Say in the ad whether this person will hold the company's license.
How much does a commercial master plumber make?
Plumbers, pipefitters, and steamfitters who work for plumbing, heating, and air-conditioning contractors earned a median of $30.30 an hour ($63,010 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $49,650 and $83,730 a year. Pay also depends on your local market, experience and overtime.
What goes into a master plumber's maintenance plan for a building owner?
Start from the owner's equipment list: water heaters, mixing valves, backflow assemblies, grease interceptors, sump and ejector pumps, and drains that keep backing up. Set a visit schedule for each, including any test dates your city or water utility requires, and write down what gets checked and logged. If the building runs a water management program, fit the plan to it. Ask finalists to sketch one for a school.
How much of a master plumber's week is fieldwork?
That's a split you set. The template has them inspecting systems, planning schedules with project managers and taking client calls. Put the master on site where a mistake costs most: underground and slab work before the pour, final tests and inspections. Office time goes to code questions, estimates and upkeep plans. Put the split in the ad.
How should a master plumber ad handle the template's endurance line?
Swap the trait for the tasks. Endurance describes the person, so name what the job holds instead: walking large sites and climbing ladders during inspections, kneeling under fixtures and in crawl spaces, and the 50-pound lifts in the template's list. The rest of the physical list ships as written. Put the same question about those tasks to each finalist.
What should a commercial master plumber ad include?
Whether they'll hold the company's license, the mix of new construction, build-outs and service, the size of jobs, and the crews they'll lead. Add the on-call rotation and whether you do public work with certified payroll. Lay out the salary, bonus and commission plan the template describes.
