Most hires here work alone in the field, hold a state license and drive from house to house. HR keeps the records for all three straight.
Florida renewals need hurricane hours
Florida won't renew a home inspector license until the inspector shows at least 14 hours of continuing education. The hours must come from the 2 years before renewal. At least 2 of them must cover hurricane mitigation. Keep each inspector's renewal date and course hours on file. Book class time before the busy season. Source: Florida Statutes 468.8316: Continuing education.
The title waits for the license
In Florida, no one may use the title home inspector, licensed home inspector or certified home inspector without meeting the state's license law. Mixing those words counts too. Give unlicensed hires a title such as field trainee. Use it in ads, email signatures and badges, and check the wording with counsel. Change it once the license arrives. Source: Florida Statutes 468.8319: Prohibitions; penalties.
Drive time between houses is work time
Under federal rules, driving between job sites during the workday is part of the day's work, so it counts as hours worked. For inspectors who aren't exempt from overtime, that covers the drive from the first house to the last. Make sure your time tool captures it. Train managers not to trim it. Source: eCFR: 29 CFR 785.38, Travel that is all in the day's work.
In Missouri, a former employee can ask for a letter
Missouri gives some former workers the right to a letter. It applies to a corporation with 7 or more employees and a worker who stayed at least 90 days. The worker must ask by certified mail, naming the statute, within a year of leaving. Within 45 days, the company must send a signed letter. It states the work done, how long, and truly why the person left or was let go. Record the real reason for each exit when it happens. The yearly hiring cycle in home sales
HR runs on an HR system with onboarding and license tracking, time-keeping that records drive time, and each state's license lookup site. Ask candidates how they'd track license and course deadlines for every inspector across several states.
Home inspection HR manager interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Licensing compliance
You find an inspector's state license expires next week, and their renewal hours aren't done. What do you do?
A strong answer: Tells the inspector and Operations Manager now, helps them finish the hours, and takes them off inspections if the license lapses.
Behavioral · Hiring credentialed staff
Tell me about a time you hired licensed inspectors or other credentialed field staff in a tight market.
A strong answer: Names specific sources, such as training schools and associations, verified licenses, made a clear offer, followed up fast, and the hire stayed.
Start from the template's targets, then adjust. Track time-to-fill apart for licensed inspectors and office roles, since licensed people are harder to find.
Time-to-Fill Positions
From your applicant tracking system, the number of days each opening stays unfilled after approval, ending when someone accepts. Split it for inspectors, testing techs and office roles.
Employee Retention Rate
People who left during the year set against average headcount, with voluntary and involuntary exits split so you can see which ones you might have kept.
Compliance Audit Score
Score a yearly audit of I-9s, license records, wage and hour practices, required postings and personnel files, and track each finding until it's fixed.
Employee Satisfaction
Average score on an anonymous staff survey run on a set schedule, broken out by market and role when groups are big enough to stay anonymous.

Which tasks sit behind the physical lines in the HR template?
They describe light office tasks. Think of walking and standing during orientation or a site visit, or carrying boxes of files up to 20 pounds. Visiting a branch or riding along on an inspection can mean walking around a house and yard. Turn the lines into duties in the ad, plus a sentence saying reasonable accommodation is available on request.
How much does a home inspection HR manager make?
Human resources managers who work for architecture, engineering, and inspection firms earned a median of $149,290 a year ($71.78 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $115,500 and $195,810 a year. Pay also depends on your local market, experience and bonus terms.
Should home inspectors be employees or independent contractors?
It depends on how the work is done. The IRS, the Department of Labor and each state use their own tests. An inspector who works your schedule, uses your report template and follows your rules looks more like an employee. Ask an employment lawyer in each state before you hire anyone on a 1099.
What should HR confirm before an inspector's first solo job?
Check that the license is active in that state and the person is on the company's insurance. Make sure the lead signed off on ride-alongs. Log training on any radon or sewer gear. Keep copies in the personnel file in case of an audit or claim.
Can a home inspection company require a noncompete from inspectors?
Rules vary by state and keep changing, so ask an employment lawyer in each state you serve. A narrower promise not to solicit your agents and clients for a set time is often easier to defend. A fair pay plan does more to keep inspectors than any contract.
