A home inspection sales estimator meets buyers, sellers and builders at the property, sizes up what the inspection will involve, and quotes it. The estimator explains what the inspection and each add-on test cover, recommends the tests that fit the house, and closes the sale.

Most sales estimators price work their own company will build or fix. This one sells an inspection, so the visit is about what the inspector will face, never about what the house needs.
The visit sets the price
The template sends the estimator to the property to gather the facts behind the quote. On site, that means counting what adds inspector time: a detached garage or guest house, a pool, a private well or septic tank, a crawl space, extra units. The written quote names each one, so the client can see why two houses on one street cost different amounts.
Measure the house, don't grade it
Clients ask the estimator whether the roof looks okay or the foundation is fine. Any answer sounds like a promise, and no inspection has backed it yet. The estimator notes what needs a closer look, prices it, and leaves the verdict to the licensed inspector who will write the report.
Add-on tests have to fit the house
The template measures the estimator on add-on revenue, so fit matters. EPA says that when mold growth can be seen, sampling is usually unnecessary, and that no federal limits exist for mold or spores. A client staring at moldy drywall needs the inspection and a fix, not a lab test. Sell radon, sewer scope and mold sampling where they answer a real question. Contractor names come free
The template has the estimator refer repair work out, so clients ask for names. ASHI's code of ethics bars members from taking pay, directly or indirectly, for recommending contractors, services or products to clients. Texas bars inspectors from taking a fee for referring a client to non-settlement services or products without the client's written consent. The simple policy: give a few names when asked, and take nothing for them. Source: ASHI: Code of Ethics.
Agent referrals can't be bought
RESPA Section 8 bars giving or taking anything of value for sending settlement service business on a federally related mortgage loan. The CFPB's Regulation X lists inspections as a settlement service. So the estimator earns agent referrals with good service, quick quotes and clear reports. Have a real estate attorney review any agent program, gifts and events included. Source: 12 U.S.C. 2607: Prohibition against kickbacks and unearned fees (Cornell LII).
How much home inspection sales estimators make
The closest BLS group for home inspection sales estimators is sales representatives of services. Sales representatives of services who work for architecture, engineering, and inspection firms earned a median of $48.57 an hour ($101,020 a year) in May 2025, according to the Bureau of Labor Statistics. That’s above the $69,990 median for sales representatives of services in all industries. About 13,400 of the 1,256,010 sales representatives of services in that survey work for engineering and inspection firms.
Base salary plus commission and bonuses, as in the template. Pay commission on inspections sold and completed, never on whether the home sale closes, and leave contractor referrals out of the plan. The BLS figures here cover every kind of service sales rep at engineering and inspection businesses, and they run well above the template's base.

Skills to hire for, and what you can teach
Hire for these
Explains what an inspection covers and leaves out, in plain words
Prices from what's on site: buildings, crawl spaces, wells, pools
Asks for the signature without pressuring an anxious buyer
Keeps opinions about the home's condition to themselves
Follows up on every open quote within a day
Teach these on the job
Your fee schedule and package rules
What each add-on test involves and when it helps
Your CRM, quoting tool and pre-inspection agreement
Which inspectors take farms, multi-unit and new builds
Your company's rules for agent events and gifts
Estimators quote on a tablet from the company's fee schedule, often in the inspection platform's booking tool or a CRM such as HubSpot. County property records and a laser measure confirm the year built and square footage before the price goes out.
Home inspection sales estimator interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Conflict of interest
After an inspection, the buyer asks if our company can do the clean-out and repairs we found. What do you say?
A strong answer: Explains that inspection ethics codes and many states bar the inspecting company from repairing what it inspected for a period afterward, and refers them to other qualified contractors.
Behavioral · Honest selling
Tell me about a time you talked a customer out of buying something they didn't need.
A strong answer: Put the customer's interest first and earned trust or a referral.
Read these by lead source, such as seller, buyer, builder or agent. Treat the template's conversion and upsell figures as one company's guess, and replace them once a spring and summer of your own data is in.
On-site estimate conversion rate
Booked inspections from visits, over visits made that month. Call a few prospects who didn't book and ask what decided it, then read their answers by lead source each quarter.
Customer Satisfaction Rating
Pull ratings for jobs the estimator sold, and read every comment that mentions the price, the visit or the extra tests. Compare them with phone-booked clients from the same months.
Upsell revenue contribution
Add-on dollars per estimator-sold job, beside the same figure for phone bookings. Set refunds and add-ons cancelled after the visit next to it, and talk through any gap.
Daily estimates completed
Visits finished per working day, from the calendar or CRM. Look at drive time beside it, since a day of rural properties will always show fewer visits.

Why send someone to the property before the inspection?
Some clients want to meet someone before they book. Think of a seller ordering a pre-listing inspection, or a builder pricing a package for every phase of a new home. The visit lets the estimator see what the listing leaves out, explain the report the client will get, and sign the agreement in person. Keep routine buyer bookings with the scheduler. Send the estimator where a visit changes the price or wins the job.
How much does a home inspection sales estimator make?
Sales representatives of services who work for architecture, engineering, and inspection firms earned a median of $48.57 an hour ($101,020 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $74,990 and $139,240 a year. Pay also depends on your local market, experience and overtime.
Can a licensed inspector also be the estimator?
Yes, and it helps the quotes. Keep the selling and the report apart, though. ASHI's code bars inspecting when pay or future referrals depend on the findings or on the home selling. So an inspector who also sells should never earn commission on the deal closing. Their findings get the same review as anyone's.
What do Texas rules say about paying agents for referrals?
TREC's ethics rule bars inspectors from paying or taking anything of value for referrals, or for a spot on a preferred-provider list, when the other side is a settlement service provider. Agents and brokers count as providers. Normal promotional or educational events are still allowed if they aren't tied to referrals and don't cover costs the agent would have paid. Other states need their own check.
Who makes a good home inspection estimator?
On paper, a bachelor's in construction management or real estate, or the same knowledge from work, and two years of inspecting homes or estimating residential jobs. New-home sales consultants already talk with builders and nervous buyers. Inspectors who'd rather sell than inspect know what eats up time on site. Try a mock visit in the interview: can they price a house without grading it?
How should the estimator ad describe the physical work?
Drop "comfortable working outdoors and in transit". It's about how a person feels. Say what the job asks: driving between properties, walking a lot and its outbuildings in any weather, going up a ladder now and then, and carrying up to 25 pounds if that's true. EEOC guidance allows asking applicants whether they can do these job functions, with or without reasonable accommodation.
