Most homeowners buy an inspection only when they move, so the rep sells to the people who send houses every month. Rules on fees, disclosure and calling shape the pitch.
Montana limits who can pay
Montana bars a home inspector from taking pay from more than one party with a financial interest in the home unless all of them approve in writing. So once a seller has paid for a pre-listing inspection, the rep can't sell a copy of that report to the buyer without written approval from everyone with a financial interest in the home. Build that step into any resale offer before quoting it. Source: Montana Code Annotated 37-55-104: Standards of home inspection practice.
A seller's report may reach the buyer
Pre-listing inspections are often sold through the listing agent. In Missouri, a seller's agent must tell buyers all adverse material facts the agent actually knows or should have known. Once the agent reads the report, serious findings can fall under that duty. Tell the seller this before they buy, and point them to their agent or lawyer for the details, so the report never feels like a trap. Source: Missouri Revised Statutes 339.730: Seller's or landlord's agent, duties.
Promise the scope, not a guarantee
InterNACHI's standards say an inspection isn't technically exhaustive, won't find concealed or latent defects and doesn't judge how long systems will last. Inspectors aren't required to offer guarantees or warranties either. A rep who says "we catch everything" or guesses how many years a roof has left sets up a complaint. Walk clients through what the visit looks at and what it leaves out, in plain words. Source: InterNACHI: Home Inspection Standards of Practice.
Each account wants something different
Agent teams want quick openings and reports their buyers can read. Investors buying several homes a year often want a set price and a short summary. Property managers ask for move-in and move-out visits. New-home buyers want checks before drywall and before the builder's warranty ends. Record each account's needs in the CRM and pass them to scheduling, so the promise made in the meeting is the one kept at the house.
Calls to homeowners check the registry
Some prospecting reaches homeowners, such as people selling on their own who may want a pre-listing inspection. FCC rules bar sales calls to residential numbers whose owners have signed up for the government's Do Not Call registry. They also require a company making telemarketing calls to homes to keep its own do-not-call list. Scrub homeowner lists against a registry copy no more than 31 days old, and log every "don't call me" in the CRM. Source: eCFR: 47 CFR 64.1200, Delivery restrictions.
How much home inspection sales representatives make
The closest BLS group for home inspection sales representatives is sales representatives of services. Sales representatives of services who work for architecture, engineering, and inspection firms earned a median of $48.57 an hour ($101,020 a year) in May 2025, according to the Bureau of Labor Statistics. That’s above the $69,990 median for sales representatives of services in all industries. About 13,400 of the 1,256,010 sales representatives of services in that survey work for engineering and inspection firms.
Pay tends to be a base with commission on new accounts and add-on tests. The template's base falls at or under the bottom of what BLS shows for inspection firms. Weigh base plus likely commission, not the base alone, against those figures.

Skills to hire for, and what you can teach
Hire for these
Walking into a busy real estate office and earning a few minutes
Explaining what an inspection covers, and doesn't, in plain words
Same-day CRM notes after every visit and call
Quoting accurately from a fee schedule, including add-ons
Saying no when an agent asks for a gentler report
Teach these on the job
Buyer, pre-listing, new-construction and re-inspection services
Your fee schedule, add-on tests and travel charges
Inspector rules in each state of the territory
Purchase contract timelines in your markets
Your CRM and scheduling software
The rep works in the CRM and checks open times and account history in the inspection scheduling platform. A tablet for quotes and e-signed agreements, a phone, and a box of printed sample reports and leave-behinds for office visits round it out. Mention any car allowance in the posting, since the job means driving the territory.
Home inspection sales representative interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Agent referrals
An agent says they'll send you all their buyers if you give them a cut. How do you respond?
A strong answer: Declines, explains that paying for referrals can violate RESPA and state rules, and offers to earn referrals with fast booking and clear reports.
Behavioral · Building agent relationships
Tell me about a referral partner you built from scratch.
A strong answer: Steady value such as education, quick service and follow-up, and the referrals that came from it.
The template's targets are a sample. Base yours on home sales in each territory and the accounts the rep starts with.
Monthly Sales Revenue
Total revenue from inspections and add-ons the rep's accounts ordered, counted in the month the work is done rather than booked. Show new accounts apart from the ones the rep took over.
Conversion Rate
Divide the clients and accounts that booked by the quotes and consults the rep gave, using CRM stages. Track agent offices, homeowners and investors apart, since each takes a different time to decide.
Customer Satisfaction Rating
Use the survey sent after the report goes out, tied to the account that sent the job. Go over low-score comments with the operations manager and sort out whether the sales promise or the visit missed.
New Appointments Generated
Count inspections booked from the rep's own prospecting and accounts, using the source field in the scheduling software. Mark first bookings from a new account apart from repeat ones.

What does the sales template's lifting line mean for a home inspection rep?
The lifting and site-visit lines describe tasks like carrying boxes of flyers, a banner stand or a sample kit into real estate offices; walking through a house or yard with a client to talk about what the inspection will look at; and getting between offices and homes in the territory. When a candidate would need an adjustment, ask what would help them do the work.
How much does a home inspection sales representative make?
Sales representatives of services who work for architecture, engineering, and inspection firms earned a median of $48.57 an hour ($101,020 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $74,990 and $139,240 a year. Pay also depends on your local market, experience and overtime.
How is the sales rep different from the sales estimator?
The estimator prices one house at a time, often after visiting it. The rep finds and keeps the sources of houses: agent teams, investors, property managers and builders' buyers. In a smaller market one person can do both. If so, say it in the posting and split the targets, so candidates know whether the week is mostly quoting or mostly prospecting.
Which accounts should a new home inspection sales rep call on first?
Start with agents who booked once or twice but not lately; the scheduling records show who they are. Next come investors and property managers who order several inspections a year. Builder neighborhoods come later, since those buyers need visits at set stages. Leave the busiest agents with whoever already serves them until the new rep knows the reports well.
Should the sales rep book inspections for new accounts?
Hand the booking to the scheduler with the account's notes attached: preferred inspector, report format and how the client pays. The scheduler sees the whole calendar and the rep doesn't. The rep's part is making sure those notes are right, then checking after the first few jobs that the account got what was promised.
