What changes for an inventory specialist at a home builder

Most of a house's material rides from the supplier straight to the lot. What a builder keeps on its own shelves is the overflow, the costly items and the repair parts, and each one brings its own rules.

  • Lumber stacks follow OSHA's storage rule

OSHA's storage rule for construction says lumber goes on level, solidly supported sills and is stacked so it stands on its own. Used lumber has its nails pulled before it's stacked. Material stored inside a house under construction can't sit within 10 feet of an exterior wall that's lower than the pile. The specialist picks drop spots in houses to match, and stacking the yard the same way is good practice. Source: eCFR: 29 CFR 1926.250, general requirements for storage.

  • Drywall is kept flat and out of the weather

The Gypsum Association's handling guide says gypsum panels should be stored flat and evenly supported on a firm, dry, level floor, in a building that keeps the weather off. It also says panels should reach the job as close to the day they're hung as possible. Spare sheets held for repairs belong on risers indoors, not under a tarp in the yard. Source: Gypsum Association GA-801-2023: Handling and storage of gypsum panel products.

  • Appliances wait until the doors lock

Ranges, dishwashers and refrigerators are among the costliest things to go missing from an unfinished house. Hold them in the warehouse until the house has working locks and finished floors, then record which unit went to which lot. If a buyer change sends one back to the shelf, fix the record the same day so it isn't counted twice.

  • Keep the parts your fixtures use

After move-in, buyers call about a dripping faucet or a loose cabinet hinge. Stocking a few of the exact cartridges, hinges, handles and cover plates you install lets the warranty tech fix it in one trip. When purchasing changes a fixture brand, keep the old parts until the homes that have them are past your warranty period.

Home builder inventory specialist interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Theft on job sites

Appliances delivered to two finished homes disappeared overnight. What do you do?

A strong answer: Reports it to the superintendent and police as policy says, documents what was delivered, works on replacement with the vendor and insurance, and suggests delivering appliances just before install.

  2. Behavioral · Catching short deliveries

Tell me about a time you found a supplier was shorting deliveries.

A strong answer: Noticed through counts at delivery, documented it, got credits, and changed how deliveries are checked.

Home builder inventory specialist FAQ

Who counts the materials that go straight from the supplier to the lot?

Usually the field supervisor or the trade checks a lumber or trim drop at the house. The inventory specialist's part is the follow-up: logging any shortage the supervisor reports, getting a redelivery date from the supplier, and making sure the missing piece doesn't get ordered twice. Spell out that split in the ad so candidates don't expect to drive to every lot.

How much does a home builder inventory specialist make?

Shipping, receiving, and inventory clerks who work for residential builders and remodelers earned a median of $22.86 an hour ($47,540 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $38,100 and $54,400 a year. Pay also depends on your local market, experience and overtime.

Can a builder promote a laborer into the inventory job?

Often, yes. A laborer who has worked your sites already knows the plans, the lots and what the trades run out of. Check the parts they haven't done yet before you move them: have them count a section of shelves and enter it in your system while you watch, and see how they handle a number that doesn't match.

What should an inventory specialist do when a buyer changes an option after it's ordered?

Take the first item off that house's list, then decide with purchasing whether it goes back to the supplier or stays as stock for another house with the same option. Log the new item against the lot, and tell the field supervisor which one is coming so the wrong box doesn't get installed.

What shelf and storage work matches the inventory template's physical lines?

Lifting covers boxes of fasteners, bags of grout and cartons of tile. Climbing means a step ladder to reach upper racks. The confined space line covers squeezing between racks or into a packed storage trailer to count. Changing temperatures come from an unheated warehouse in winter and a closed trailer in summer. Spell out those tasks in the posting.
