A commercial inspection sales representative wins property condition, Phase I and inspection orders from lenders, buyers, brokers and owners, then keeps those clients ordering. The rep quotes standard projects quickly, brings harder scopes to the estimator, and hands signed work to scheduling.

What makes selling commercial inspections different
The rep sells to people who buy reports for a living, often against a closing date. Laws and federal rules decide what some clients must order, who can sign it and who may bid.
Some inspections are set by state law
In Florida, condo and co-op buildings three habitable stories or taller need a milestone inspection. It's due by December 31 of the year the building turns 30, then every 10 years. A local agency can move the first one to 25 years. Only an architect or engineer licensed to practice in Florida can do it. Before quoting one, confirm the firm has that person. Source: Florida Statutes 553.899: Mandatory structural inspections for condominium and cooperative buildings.
Federal small business bids have a size limit
SBA sets how large a firm can be and still count as small, by industry code. Its limit is 11.5 million dollars in average annual receipts for building inspection services. For engineering services, it's 25.5 million. A firm your size may be over the first and under the second. Read the code on every small business bid, and check with the CFO before chasing it. Source: eCFR: 13 CFR 121.201, SBA size standards by NAICS code.
After closing, the owner still needs reports
The buyer who ordered a condition report becomes an owner with a building to keep up. Call back after closing. Offer what owners order: roof and facade surveys, accessibility reviews, capital plan updates and condition reports before a refinance. This work rarely has a deal deadline, so it helps fill slow months.
Every lost quote has a reason
Log why each quote was lost: price, turnaround, scope, a competitor the lender already uses, or no reply. Review the log each month with the Estimator and the Business Development Manager. Patterns show where pricing, staffing in a market or the proposal needs work. A win rate alone can't show that.
How much commercial inspection sales representatives make
The closest BLS group for commercial inspection sales representatives is sales representatives of services. Sales representatives of services who work for architecture, engineering, and inspection firms earned a median of $48.57 an hour ($101,020 a year) in May 2025, according to the Bureau of Labor Statistics. That’s above the $69,990 median for sales representatives of services in all industries. About 13,400 of the 1,256,010 sales representatives of services in that survey work for engineering and inspection firms.
Usually a base salary plus commission. BLS pay for this code in this industry runs above the template's base, so compare total pay with commission, not the base alone.

Skills to hire for, and what you can teach
Hire for these
Selling professional services to businesses
Fast, accurate written quotes and steady follow-up
CRM habits that log every call, quote and result
Ease with loan officers, attorneys and asset managers
Straight answers about turnaround and scope
Teach these on the job
The report types and which client needs which
Your price list, and when to hand a scope to the Estimator
How lenders in your markets order reports
State programs such as Florida's milestone inspections
The firm's service area, staff credentials and turnaround times
Reps usually log calls and quotes in Salesforce or HubSpot, with a pricing sheet from the Estimator and e-signature for agreements. Say whether reps can see report status in the inspection software. Clients will ask.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Price objections
A property manager says another firm will do the assessment for less. What do you say?
A strong answer: Asks about lender requirements, scope and timing, explains what's included, such as the standard followed, turnaround and credentials, doesn't badmouth the competitor, and quotes honestly.
Behavioral · Relationships
Tell me about a client you turned into repeat business. What did you do after the first job?
A strong answer: Checked in after delivery, fixed an issue quickly, and stayed useful between projects, which earned repeat work.
The dollar and rating targets in the template are generic. Set yours from a quarter of your own quotes, wins and survey results. Review them with the Business Development Manager.
Monthly Sales Targets
Add up fees on engagement agreements the rep brought in each month, counted when signed. Split portfolio deals by property.
Lead Conversion Rate
Divide quotes that became signed agreements by qualified quote requests in the period. Record the lost reason for each one that didn't close.
Customer Satisfaction Rating
After each report goes out, ask the client for a quick rating. Track the average score by client type, along with any written complaint.
Follow-Up Efficiency
Measure the time from each client email or call to the rep's first reply, using CRM or inbox timestamps. Review the misses weekly.

What do the template's site, lifting and outdoor lines mean for a sales rep?
The template has reps traveling to client sites, doing on-site inspections, carrying up to 25 pounds of inspection gear and working outdoors. In the ad, list the real tasks: driving to properties and client offices in the territory, walking a site with an owner in rain or sun, and carrying a bag with a tablet, camera and flashlight. Close with a line saying you'll look at reasonable accommodation requests.
How much does a commercial inspection sales representative make?
Sales representatives of services who work for architecture, engineering, and inspection firms earned a median of $48.57 an hour ($101,020 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $74,990 and $139,240 a year. Pay also depends on your local market, experience and overtime.
Does a commercial inspection sales rep need inspection experience?
It helps, but it isn't required. Reps from title, appraisal, commercial lending or environmental consulting sales already know who orders reports and how closings run. They must learn the report types and where their answers stop. Any question about a finding or a building system goes to an inspector or the report reviewer.
Can a sales rep promise a report date to win a deal?
The rep can quote the firm's standard turnaround. A firm date tied to a closing waits until the Inspection Scheduler confirms site access and an inspector. Once it's set, put it in the engagement agreement. A rep who promises dates the schedule can't keep may win one deal and lose the account.
What should a new sales rep do in the first month?
Go on two or three site visits with an inspector, sit with the Estimator while quotes are built, and read sample reports for each report type. Then call the top accounts with the Business Development Manager and learn how each lender orders. By the end of the month, the rep should quote standard projects alone.
