What makes roofing sales different

A roofing rep sells from the roof as much as from the kitchen table. The inspection, the photos and, on storm jobs, the insurance claim decide the sale as much as the pitch does.

  • Getting on the roof safely

OSHA's fall protection rules for construction cover roofing crews, but they make an exception for inspecting a roof before work starts or after it ends. OSHA has said the exception ends once crews are working, so a rep who walks a roof during tear-off needs protection too. So does a rep who makes a small repair during the visit, since that is construction work. The exception doesn't make a steep or wet roof safe. Set your own limits, and teach ladder setup on day one. Source: OSHA interpretation: Inspection exception to fall protection (2004).

  • A drone needs a certified pilot

Many reps photograph roofs with a drone instead of walking every one. The FAA says a small drone can be flown for work or business under its Part 107 rules. The pilot needs a Remote Pilot Certificate, earned by passing an FAA knowledge test, and the drone must be registered. Make sure any rep who flies for you holds the certificate, and keep a copy on file. Source: FAA: Certificated remote pilots, including commercial operators.

  • Meet the adjuster, but don't work the claim

On a storm job, the rep often meets the insurance adjuster at the house to point out damage. Texas bars a roofer that is doing the work from also serving as the homeowner's public adjuster, or telling the insurer it speaks for the homeowner on coverage. The rep shows the damage and documents it. The homeowner settles the claim. Source: Texas Department of Insurance: Roofing and insurance, know the law.

  • Some homeowners can cancel after a denial

In Colorado, a homeowner whose roofing contract is to be paid by insurance can cancel within 72 hours after getting written notice that the claim was denied in full or in part. The roofer then has ten days to return payments, keeping only what covers work already done. Find out what your state requires and cover it at signing. Source: Colorado Revised Statutes 6-22-104: Right to rescind after a claim denial.

  • Never stretch the damage

Reps have to tell hail and wind damage from wear, blistering, and old repairs. Photograph only what is really there. In Florida, preparing a statement for an insurer in support of a claim, knowing it holds false or misleading facts and meaning to deceive, is insurance fraud. A rep who pads a claim puts the homeowner, the company, and its license at risk. Source: Florida Statutes section 817.234: False and fraudulent insurance claims.

Residential vs. commercial roofing sales

Same trade, different buyer. A residential rep sells shingle roofs to homeowners; a commercial rep bids flat and low-slope roofs to building owners and contractors.

How much roofing sales representatives make

The closest BLS group for roofing sales representatives is sales representatives of services. Sales representatives of services who work for roofing contractors earned a median of $34.29 an hour ($71,310 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $69,990 median for sales representatives of services in all industries. About 11,690 of the 1,256,010 sales representatives of services in that survey work for roofing contractors.

The template offers base pay plus commission. Some roofing companies instead pay commission only or a draw against commission, often on each job's gross profit, so say plainly which one you offer.

Skills to hire for, and what you can teach

Hire for these

  • Works from ladders and on roofs, following your safety rules every time
  • Tells storm damage from normal wear, and won't stretch it
  • Explains a claim and a proposal in plain words at the kitchen table
  • Keeps every open inspection moving until it's signed or closed out
  • Treats the homeowner's yard, attic, and time with care

Teach these on the job

  • How you want inspections run and photographed
  • Reading EagleView or Hover measurement reports
  • Which shingle lines you install and what each warranty covers
  • How claims, adjuster meetings, and supplements work
  • Drone photos, once the rep passes the FAA remote pilot test

A rep's kit is a ladder, a tablet running the roofing CRM, and often a drone. Proposals start from aerial measurement reports such as EagleView or Hover, and on insurance work the rep compares them line by line with the adjuster's estimate.

Roofing sales representative KPIs

Review each rep monthly and split storm leads from retail leads: a hailstorm referral and a cold web lead are different sales. Base goals on your own past year rather than the template's figures.

Sales conversion rate
Signed contracts divided by inspections the rep ran, net of cancellations, pulled from the CRM monthly. Decide whether an insurance job counts when the homeowner signs or when the claim is approved, and stick to it.
Average revenue per sale
Total the month's signed contract value and split it across the jobs this rep closed. Compare it with the job mix, since repairs pull it down and full replacements push it up.
Customer satisfaction rating
Monthly star ratings tied to the jobs this rep sold. A bad score often comes from something said at the sale: an install date, a cleanup promise, or an insurance answer.
Number of roofs inspected per month
Completed inspections with photos and a written report in the CRM. Count each roof once, and spot-check that the photos match the address and date.

Roofing sales representative FAQ

Do roofing salespeople need a license?

In some states, yes. Maryland, for example, requires a salesperson or contractor license for anyone who sells home improvement work. Other states handle it differently. Before a new rep goes out alone, ask your state's licensing agency what applies, and ask your city about permits for selling door to door.

How much does a roofing sales representative make?

Sales representatives of services who work for roofing contractors earned a median of $34.29 an hour ($71,310 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $50,390 and $98,910 a year. Pay also depends on your local market, experience and overtime.

Can a homeowner cancel a signed roofing contract?

Often, yes. The FTC's Cooling-Off Rule gives buyers three business days to cancel most sales made in their home, with the deadline at midnight on the third business day. At the sale, the rep must explain that right and hand over two cancellation forms and a dated contract or receipt. State law can add more, as Colorado does after a claim denial.

Does a roofing sales rep qualify for the outside sales exemption?

A rep who sells at customers' homes most weeks usually fits. The federal exemption covers someone whose main duty is making sales and who works away from your office more than now and then. It has no salary test. Selling by phone from the office doesn't count as outside sales, and your state's overtime law may be stricter.

Where do roofing sales leads come from?

Storm canvassing, referrals from past customers and neighbors, company ads, and inspections the office books. Some companies expect reps to find part of their own leads by knocking doors, and pay a higher commission on those. Tell candidates which leads the company supplies and how many inspections a week to expect.

Does a roofing sales rep need to know insurance?

They need to know how a claim moves: filing, the adjuster's visit, the estimate, supplements, and the final check. They don't explain the policy or negotiate the settlement. Teach reps to take clear damage photos, meet adjusters on time, and check an insurance estimate against their own measurements.
