What changes for a sales rep at a residential developer

The rep sells a house that may not exist yet on a street that may not be finished. That brings paperwork and questions a resale agent seldom sees.

  • Nebraska district homes need a buyer acknowledgment

Some Nebraska subdivisions outside city limits are inside a sanitary and improvement district (SID). For a home in one, the real estate broker or salesperson, or the owner when there is none, must give the buyer the district's latest filed statement and get an acknowledgment from the buyer by the day the buyer is bound to buy. It confirms the buyer knows the home is outside city limits, can't vote in city elections and gets limited city services until annexation. Source: Nebraska Revised Statute 31-727.03, sanitary and improvement district statements and buyer acknowledgment.

  • Insulation details go in every contract

The FTC's home insulation rule requires a new home seller's sales contracts to name the insulation planned for each area of the house, with type, thickness and R-value. When the contract is signed before those choices are made, or later changes, the seller hands the buyer a receipt with the details once they're settled. Keep each plan's insulation sheet in the contract packet. Source: eCFR: 16 CFR 460.16, what new home sellers must tell new home buyers.

  • Know what's planned for the empty land

Buyers ask what will go on the field behind their lot. Answer only from the approved plans the company gives you: the next phase, a park, a pond, or land the company doesn't own. Never guess. If nobody knows yet, say so and note the question in the CRM so the answer reaches the buyer later.

  • Show the covenants before the contract

When the subdivision has recorded covenants and a homeowners association, give buyers the covenants, the dues and the rules on fences, sheds, parking and rentals before they sign, and point out the ones that surprise people. A buyer who learns about a fence rule after closing calls the office angry.

  • Plan tours of homes under construction

Buyers want to see their home framed. Set visit times with the field supervisor, hand out hard hats, keep buyers away from deliveries and open edges, and stay with them the whole time. A planned visit builds trust; a surprise one in the middle of a concrete pour does the opposite.

How much residential developer sales representatives make

The closest BLS group for residential developer sales representatives is sales representatives of services. Sales representatives of services who work for residential builders and remodelers earned a median of $30.84 an hour ($64,150 a year) in May 2025, according to the Bureau of Labor Statistics. That’s below the $69,990 median for sales representatives of services in all industries. About 25,710 of the 1,256,010 sales representatives of services in that survey work for residential builders and remodelers.

Pay is base plus commission. Spell out in the offer if a rep earns it when the buyer signs or when the home closes, and what a cancelled sale does to it. Commission is what lifts pay from the template's base toward the BLS median, which is higher for this role in residential building.

Skills to hire for, and what you can teach

Hire for these

  • Unhurried tours that end with a clear next step
  • Reading floor plans, plot plans and option sheets well enough to price a home
  • Contracts and addenda written with no blanks or errors
  • Steady follow-up with buyers over months, logged in the CRM
  • Honest answers, including saying you'll find out

Teach these on the job

  • The company's plans, specs and options pricing
  • Each subdivision's covenants, dues and future phases
  • Required disclosures, such as Nebraska's district statement and insulation terms
  • How lenders, appraisers and title companies handle new construction
  • The CRM and e-signature tools

Day to day the rep uses the CRM, the lot map and an options price sheet on a tablet, and sends contracts for e-signature. Keep printed plot plans, plan insulation sheets and the covenants at the model for buyers who want paper.

Residential developer sales representative interview questions

Two of the 7 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Lot releases

A buyer wants a lot that hasn't been released for sale yet. What do you do?

A strong answer: Explains how releases work, adds them to the interest list under policy, shows similar available lots, and checks with the manager.

  2. Behavioral · Recovering trust

Tell me about a time you earned a buyer's trust after a rough first visit.

A strong answer: Owned what went wrong, followed up with useful information, kept promises, and the relationship turned.

Count fully signed purchase contracts with the deposit received, per rep each month. Show cancellations beside the count, and count each contract once.

Residential developer sales representative FAQ

What should a rep tell a buyer about how long the build will take?

Give a range based on the company's recent builds of that plan, and point to the completion terms in the contract. Explain what moves the date: permits, inspections, late selections and weather. Promise updates at set points, such as after the foundation and after drywall, and keep them even when nothing has changed.

How much does a residential developer sales representative make?

Sales representatives of services who work for residential builders and remodelers earned a median of $30.84 an hour ($64,150 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $47,110 and $95,580 a year. Pay also depends on your local market, experience and overtime.

What should a rep do when a buyer's favorite lot is already under contract?

Offer a written backup position if the company allows it, and show similar lots with the same view, size or sun. Share when the next phase may open, using only dates the sales manager has approved. Then keep in touch, because contracts do fall through and the backup buyer who hears first often gets the lot.

How should a rep work with buyers moving from another state?

Offer a live video tour of the model and the lot, email the plot plan and option sheets, and set a time to go over the contract together on screen. Send short videos of the house at each stage of the build. Plan one visit in person for the selections meeting if the buyer can make it.

Which tasks match the rep template's tour, 20-pound and weather lines?

Those three lines are part of the template and stay. For this rep they cover leading buyers through the model, down the street and onto open lots, sometimes on gravel or mud; carrying brochure boxes, sample boards and sign stands up to 20 pounds; and showing lots outdoors in heat, cold, wind or snow. Tell candidates how many models and lots they'll cover in a usual week.
