What a waterproofing warehouse handles

Nearly everything that comes in is heavy: bagged mix, stone, pipe and steel. Much of it goes back out as rubble, and the tools that break the concrete come home caked in slurry.

  • Heavy freight that has to stay dry

Concrete mix arrives by the pallet, stone in bulk bags or loose into a yard bin, and drain pipe in bundles. Plan the building and yard so each truck can be unloaded where it parks and each load-out can be picked without moving three other things. Keep bagged mix under a roof and off the slab, since a bag that takes on damp can set up before it reaches a job. The inventory specialist does most of the counting; the manager checks the yard's bulk stock and owns the space.

  • Loading for a job that runs several days

The operations manager writes the load list; the warehouse decides how it goes out. The first morning of a drain job needs breakers, saws, the dust collector, floor runners and plastic for the dust wall. Stone, pipe and the sump parts can follow on a second trip, and the mix for the pour last, so the crew isn't parking a full trailer of stone in the driveway while it breaks floor. Stage each load by job and day the afternoon before.

  • Rubble comes back on the trailer

Broken slab and trench dirt ride back in buckets, bags or a dump trailer. Where it goes is the operations manager's call. The warehouse manager makes that plan work: empties trailers before their next job, books dumpster swaps, keeps clean concrete apart from mixed debris if the recycler asks, and files each tip ticket against its job so disposal shows up in job cost.

  • Trailer weight decides who can drive

Stone, mix and broken concrete add weight fast. Under FMCSA's rules, a driver needs a Class A commercial license (FMCSA's Group A) for a truck and trailer rated at 26,001 pounds or more combined, when the trailer itself is rated above 10,000 pounds. FMCSA's definition counts actual weight too when it's higher than the rating. The warehouse manager pairs each trailer with a truck and a licensed driver, and loads to the ratings on each label. Source: eCFR: 49 CFR 383.91, commercial motor vehicle groups.

  • The tools that break concrete need a shop

OSHA's silica table ties each concrete tool to a control, such as a water feed on saws and core rigs and a shroud with a vacuum dust collector on handheld drills. For drills and jackhammers, that collector must match or beat the tool maker's recommended airflow and have a filter-cleaning mechanism. The rows for these tools also say to run and maintain each one by the maker's instructions. The warehouse manager keeps that upkeep on a log, stocks spare filters, shrouds and hoses, and tags out anything that fails. Skills to hire for, and what you can teach

Hire for these

  • Has run a contractor's yard or warehouse that moves bulk material and heavy tools
  • Plans a week of load-outs and dump runs from the install calendar without double-booking a trailer
  • Keeps an upkeep log for breakers, saws and dust collectors and acts on it
  • Reads truck and trailer weight ratings and checks a load against them
  • Leads yard staff and the inventory specialist without doing their counts for them

Teach these on the job

  • Each system you sell, from drains to crawl space liners, and what its job loads
  • The maker's service steps for your breakers, core drills and dust collectors
  • Your dump sites, recycler rules and dumpster vendor
  • How jobs are staged in your inventory software
  • Running your loader or skid steer under your training program

A forklift or skid steer, pallet racks, a stone bin and dump trailers run the yard, and the shop needs a bench, a wash spot for slurry-caked tools and shelves of spare bits, blades and filters. Install dates and load lists come from the CRM's install calendar.

Basement waterproofing warehouse manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Sharing scarce equipment

Two crews need the only working core drill tomorrow morning. What do you do?

A strong answer: Confirms priorities with operations, arranges a rental or borrows one, schedules the drill between jobs, and gets the broken one repaired.

  2. Behavioral · Getting trucks out on time

Tell me about a time you organized a warehouse team so trucks left on time with drain kits, gravel and pumps loaded for each job.

A strong answer: Loaded and checked trucks the night before, assigned each person a set of trucks, used a load checklist, and shows earlier departures or fewer forgotten items.

Basement waterproofing warehouse manager KPIs

Track a full year of these before you set targets, since wet months bring more load-outs and dump runs than dry ones.

Inventory Accuracy
Use the inventory specialist's cycle counts, reviewed weekly. The manager answers for the yard side: stone, bagged mix and steel stored so they can be counted and don't walk off.
On-Time Deliveries
Loads staged and trailers hitched by the crew's start time, out of all load-outs that week. Score drops made at job sites by the day the schedule asked for.
Safety Compliance
A monthly walk of the shop and yard: blocked aisles, leaning pallets, tagged-out tools, hitches and chains. Count the findings and the days each took to fix, plus any injury or near miss there.
Supply Availability
Job days lost or cut short because a load lacked material or a working tool, out of all job days. Crew leads flag each one before leaving the site, with the cause.

Career path

  2. Inventory specialistOrders and counts the stock crews pull from.

Basement waterproofing warehouse manager FAQ

Does a waterproofing warehouse manager need a CDL?

Only if the job includes driving a vehicle or a truck and trailer pair over the federal weight lines. A pickup with a light trailer may stay under them; a one-ton truck towing a big dump trailer full of slab may not. Check each pairing's ratings before you write the ad. If the manager will haul heavy loads to the landfill, list the license as required.

How much does a basement waterproofing warehouse manager make?

Transportation, storage, and distribution managers who work for building finishing contractors earned a median of $72,500 a year ($34.85 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $56,990 and $94,210 a year. Pay also depends on your local market, experience and bonus terms.

How should a waterproofing shop clean tools that come back caked in slurry?

Wet them down or use a HEPA vacuum. OSHA's silica rule doesn't allow dry sweeping, dry brushing or blowing surfaces off with compressed air where that could add to silica exposure, unless no other method is feasible or, for compressed air, a ventilation system captures the dust cloud. Set up the wash spot outside, bag the collector's dust before the unit goes back on a shelf, and log anything that came back broken.

What do the template's hot, cold and confined space lines mean in this warehouse?

The template keeps that line word for word. In a waterproofing yard it can mean unloading pallets at an open door in January, working inside a box trailer in July, and reaching under racks or a trailer to check chains and hitches. Write the tasks your building really has into the ad, and offer reasonable accommodation.

Should a waterproofing warehouse manager go to job sites?

Now and then. Dropping off a forgotten part, picking up a broken breaker, or watching how a crew stages stone in a tight driveway all help. But the yard needs its manager at load-out and when trailers come back full of rubble, so most days stay at the building. Tell candidates how often they'll drive out.

What work sample fits a waterproofing warehouse manager?

Hand them next week's install calendar, with a few drain jobs, a crawl space job and two wall anchor jobs, and tell them there's one dump trailer. Ask how they'd stage the loads and the dump runs. Then ask about a tool that kept failing on jobs and what they changed.
