A demolition sales representative walks buildings and lots, works out what comes down and what stays, and prices the job. One week it's a general contractor's bid set, the next a homeowner clearing a lot for a new house. Each proposal is written so the crew, the town and the client read the same scope.

What a demolition rep checks before writing a number
A demolition price depends on what's above, beside and under the building, and on what the town wants left when it's gone. The rep finds those things on the walk, before the crew does.
Overhead wires change the machine plan
Look up first. OSHA's equipment rule keeps an excavator or high-reach machine at least 10 feet from a line rated up to 50 kV. The exceptions are a line shut off and visibly grounded at the work, or barriers, not part of the machine, put up to block contact. Until the line's owner confirms it's dead and grounded, the crew treats it as hot. A wire over the alley can mean a spotter, hand work or waiting on the utility. Note each wire and its distance in the proposal. Source: eCFR: Equipment near power lines (29 CFR 1926.600(a)(6)).
An old building may wait on a historic review
In Chicago, for example, a demolition permit for a building rated red or orange in the city's historic resources survey can be held up to 90 days. Planners use that time to look for ways to save it, including landmark status. The hold starts when the application reaches the historic preservation office, and the ratings show on the city's zoning map. A rep who checks the map first won't have to take back a start date. The price covers the empty lot too
Towns set what a lot must look like once the building is gone. Rock Island, Illinois, for one, allows no slab, foundation stones or debris in the hole, apart from clean concrete crushed to 4 inches or less. The fill must be clean and compacted, with 8 to 12 inches of topsoil, and the lot graded and seeded. A licensed plumber plugs the sewer at the main, and the city inspects the hole, the fill and the final grade. Price the rules of the town the job is in. On a strip-out, price what stays
The hard part of an inside job is what the crew must not touch. That could be a storefront that stays, a sprinkler pipe that feeds the floors above, or a ceiling the next tenant will reuse. The rep marks each one on the drawings or in tagged photos, and the proposal says how it will be protected. A scope that only says 'remove interior to the shell' is how a demolition company ends up paying for a new ceiling.
How much demolition sales representatives make
The closest BLS group for demolition sales representatives is sales representatives of services. Sales representatives of services who work for other specialty trade contractors earned a median of $31.09 an hour ($64,680 a year) in May 2025, according to the Bureau of Labor Statistics. That’s below the $69,990 median for sales representatives of services in all industries. About 12,140 of the 1,256,010 sales representatives of services in that survey work for other specialty trade contractors.
The template's plan is base salary, plus commission, plus a quarterly bonus for beating targets. The whole base range sits above this chart's bottom tenth and its top passes the lower quarter, so commission and bonuses decide how close a rep gets to the median. Decide how a rep is credited when a contractor awards a job months after the price went out, after the rep has moved on or an estimator has priced it again.

Skills to hire for, and what you can teach
Hire for these
Has priced demolition, excavation or hauling work from a site walk
Reads demolition drawings and spec sections and finds what they leave out
Spots overhead wires, shared walls and buried tanks before writing a number
Writes a scope that says what comes out, what stays and how it's protected
Follows up with general contractors before and after bid day
Teach these on the job
What each of your machines can reach and break
Disposal and recycling sites and how loads are priced
What each town wants left on a cleared lot, and which buildings face historic review
Your estimating sheet and the sales manager's exclusions list
How each contractor you bid for sends its plans and changes
The rep's kit is a laser measure and wheel, a tablet with the estimating sheet and the client's demolition drawings, and a phone camera, with each photo tagged to a room or wall on the plan. Tell applicants which job sizes they may price on their own.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Explaining testing
A homeowner asks why your quote includes an asbestos test they think is unnecessary. What do you say?
A strong answer: Explains in plain words that older materials can contain asbestos, that testing protects the family and crew and may be required, and holds firm.
Behavioral · Learning from losses
Tell me about a demolition or tear-out job you lost to a cheaper quote. What did you find out about the other bid?
A strong answer: Explains what they learned, such as the other bid leaving out disposal, permits or asbestos testing, and how they now show scope differences clearly in writing.
A structural job can take months from first walk to signed contract, while a garage teardown may close in a week. Compare reps over three-month stretches with each job type on its own, and build targets from your own closed jobs.
New Sales Deals Closed
Signed contracts and contractor purchase orders each month, counted at signature. Keep homeowner teardowns, interior strip-outs and structural jobs on separate lines, since one structural job can outweigh many small ones.
Revenue Generation
Contract value signed each month plus change orders the rep priced. Check each job's margin at closeout too, since a rep can hit the number by pricing the haul-off light.
Customer Satisfaction Rating
After the lot passes final inspection or the space is handed back, ask the owner or the contractor's project manager to rate the rep. Was the scope clear, were the exclusions explained, and did the price hold?
Lead Generation
Qualified leads the rep found: bid invitations taken up, property managers met, builders with teardown lots. Count only work your crews and machines can do, logged with a contact and a likely start.
A well, a septic tank and a fuel oil tank, each with its own steps. Rock Island, Illinois, for example, wants them shown on a plat survey. A certified well driller seals the well and files a report. A licensed hauler pumps the septic tank, which is then cracked so it can't hold water and filled with clay. A fuel oil tank comes out only with a State Fire Marshal permit, with the fire marshal and city fire department there to watch. Look for vent pipes and fill caps, ask the owner, and price or exclude each one.
How much does a demolition sales representative make?
Sales representatives of services who work for other specialty trade contractors earned a median of $31.09 an hour ($64,680 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $50,280 and $87,510 a year. Pay also depends on your local market, experience and overtime.
Can the basement floor stay in the hole?
It depends on the town, so check before pricing. Springfield, Illinois, has the basement floor broken into pieces no bigger than 4 feet by 4 feet, with all debris gone before the city inspects the cleaned basement. Rock Island allows only clean concrete crushed to 4 inches or less in the hole. Hauling a slab out adds loads and dump fees, so the difference belongs in the price.
Can a demolition rep quote before the asbestos survey?
Give a budget price that leaves abatement out, and say in writing that the final price waits on the survey. Never let an owner sign a firm price that assumes the building is clean. When the report comes back, the estimator prices any abatement or sends it to your abatement partner, and the rep updates the proposal.
What site walk shows a strong demolition rep?
Set up a test house, in person or in photos: a corner lot, a wire across the backyard, an oil fill cap by the foundation and a garage that shares a wall with the neighbor's. Ask what they'd check and what they'd leave out of the price. Strong ones find all four, ask the year it was built and about a survey, and ask what the town wants left behind.
