Framing and carpentry sales manager job description
A framing and carpentry sales manager runs the reps and estimators who win builders, general contractors and remodelers. They set how every price sheet measures a house and what its extras cost, settle builder terms before the first lot, and keep everyone on the team out of pricing talk with rival framers.

Framing is sold mostly on paper: price sheets for builders' plans and bids on contractors' drawings. The manager sets how those prices are measured, which terms the team can sign, and what nobody on the team says to a rival framer.
One measuring rule for every price sheet
A per-foot framing rate means little until the square feet are defined. ANSI Z765 is a voluntary standard for measuring single-family homes, covering above-grade and below-grade area, and Fannie Mae requires appraisers to use it for living area when they inspect a home inside and out. It doesn't cover apartments. Crews frame far more than living area: the garage, porches, attic space and the roof. So each price sheet says which areas its rate counts, and which carry a rate of their own. Source: Home Innovation Research Labs: ANSI Z765 square footage method, FAQ.
Splitting up builders with rivals is illegal
Framers in one town often know each other. They share helpers, buy from the same yard and sit in the same builder meetings. The Justice Department's antitrust primer lists deals among competitors to divide up customers or territories, to stick to a minimum price schedule, or to use one formula for computing prices. So "you keep that builder and we'll stay out" is one, and so is an agreed lumber surcharge. The team's rule: no talk of prices, bids or builders with rival framers. Back-charge terms get settled before the first lot
When another trade fixes something it blames on your frame, the builder may bill you for the repair. The trade agreement decides how that works. Before the first purchase order, ask for written notice and photos before any fix, and a chance for your own crew to make it first. Bring the general manager's callback log to that talk. It shows what last year's back-charges would have cost under the builder's terms.
Panels sell on earlier decisions
If the company builds wall panels, builders have to lock plans and options sooner, since the shop draws and builds walls before the slab is ready. The price sheet names a cutoff date for option changes and a charge for changes after panels are built. Reps sell fewer days on site and less waste on the lot, but quote only set times the shop has logged. Builders who change plans late stay on stick framing.
Trim can open a builder's door
Some builders' framers don't do trim, so those builders buy doors and casing from someone else. A trim-only price sheet puts your crews in a builder's houses months before any framing bid, and your trim lead hears what the superintendents think of their framer. Keep trim on its own price sheet, and track its wins apart from framing.
How much framing and carpentry sales managers make
Sales managers who work for foundation, structure, and building exterior contractors earned a median of $107,500 a year ($51.68 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 1,380 of the 637,080 sales managers in that survey work for structure and exterior contractors.
Bonus and commission ride on a base salary in this template. Since BLS figures include commission, compare a full year: the base starts under this chart's lower quarter and tops out below its median for sales managers in structure and exterior contracting, so a normal year's commission has to close that gap. On apartment jobs, decide whether the override pays as each monthly pay application is collected, and what happens to the share the contractor holds back.

Skills to hire for, and what you can teach
Hire for these
Has managed a builder sales team for a framer, truss plant or lumber yard
Writes a price sheet with a clear measuring rule, extras and option cutoffs
Reads a builder's trade agreement and flags back-charge and warranty terms
Keeps all pricing talk inside the company and trains reps to do the same
Helps a rep answer a purchasing manager's pushback with house-by-house costs
Teach these on the job
Your price sheets, extras list and how each rate was set
Which builders you frame for, and when each reviews its trades
Your panel shop's lead times, if you run one
The general manager's callback and back-charge history by builder
Your CRM, bid log and takeoff software
The bid log, the CRM's builder accounts, each builder's price sheet with its measuring rule and option cutoffs, and job cost reports by plan fill this manager's day. Tell applicants whether the manager also does takeoffs or only checks the estimators' work.
Framing and carpentry sales manager interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Realistic promises
A rep sold custom built-ins with an install date the shop can't meet. What do you do?
A strong answer: Calls the customer with the rep to reset the date honestly, offers options, and coaches the rep to check capacity before promising.
Behavioral · Building a sales process
Tell me about a time you built or rebuilt a sales process for selling to builders or homeowners.
A strong answer: Describes the steps, such as a site-visit checklist, written scope template and follow-up schedule, how reps were trained, and the change in close rate or margin.
One builder signing or walking away can swing the team's numbers, so judge them over a full year, and pull targets from your own bid log.
Revenue Growth
Split billed framing and trim into builders you already framed for and builders new this year, and compare each quarter with last year's. A current builder that sped up its starts is growth on the old line, not new selling.
Sales Conversion Rate
Team-wide wins out of qualified bids, read by bid type: builder price sheets, contractors' apartment bids, trim-only work and homeowner jobs. A rate that falls on one type points to a pricing rule before it points to a rep.
Customer Satisfaction Rating
Twice a year, ask each builder's purchasing contact to rate the sales side: clear prices, extras priced before the work, and answers within a day. Read low scores beside any disputes over extras that year.
New Business Development
New builders, unframed communities and contractors' bids the team brought in itself each month, logged by who found them. Before one counts, the manager checks that the crews, the license and the price sheets fit it.
Career path
EstimatorPrices builders' plans by the foot and learns which details eat crew hours.
Sales representativeOpens builder accounts and sees which quotes lose on price and which on crews.
Sales managerSets pricing rules and trade terms, and leads reps and estimators.
General managerAdds the crews and callbacks to the builder accounts sales already knows.
A builder wants a number just for its file. Should we send one?
Bid it straight or decline. A builder or its lender may want several prices, and a real bid at your real price is fine. What the Justice Department describes as cover or courtesy bidding is an agreement among competitors to send bids too high to win. So never ask another framer what they're sending, or tell them yours. If you don't want the work at a fair price, say no politely.
How much does a framing and carpentry sales manager make?
Sales managers who work for foundation, structure, and building exterior contractors earned a median of $107,500 a year ($51.68 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $82,690 and $157,740 a year. Pay also depends on your local market, experience and bonus terms.
How should a framing sales team handle plan revisions?
Set one rule and put it on the price sheet. Each price names the plan and the revision date it was built from. A revision that changes the framed area, the roof, or the beam and hold-down schedules gets repriced before the next lot on that plan is released. Small changes under a limit you set keep the old price. The office manager's revision log tells the team when to look.
How can you test a framing sales manager's pricing judgment?
Give finalists two framers' per-foot bids on the same plan, one counting living area and one counting everything under the roof, plus a short extras list from each. Ask which is cheaper for the builder and what they would ask before deciding. Strong candidates rebuild both bids on one measure and spot the extras one of them left out.
Which site visits come with a framing sales manager's job?
To builders' offices, model homes and active communities. The template's lines on site travel, 25-pound lifts and active construction zones go in unchanged. In framing, those lines mean touring a new community with a purchasing manager, climbing temporary stairs in a framed house to show a detail, carrying plan sets and a sample wall section, and standing on a slab in July heat or January wind. Name those visits in the ad, and say who answers questions about accommodation.
