What makes roofing sales management different

A roofing sales manager does more than coach reps and watch close rates. They also run storm teams, know how insurance claims work, and answer for what door knockers say on the porch.

  • You answer for the door knockers

After a storm, many roofing companies send canvassers door to door. Florida bars a contractor from offering cash, gift cards, a deductible waiver, or any other thing of value in return for a roof inspection or a claim. Acts by a paid canvasser count as the company's own, and the state can fine the contractor per violation. Write the door script, train it, and walk with new canvassers. Source: Florida Statutes section 489.147: Prohibited property insurance practices.

  • Ads and scripts can't promise to work the claim

Texas doesn't let a roofer be both the contractor and the public adjuster on the same job, and that covers ads and websites too. The state's insurance regulator gives examples that cross the line: offering to file the claim or negotiate the settlement, or promising to get back "every dime" the homeowner is owed. Check rep scripts, flyers, and social posts for promises like these. Source: Texas Department of Insurance: Roofing and insurance, know the law.

  • Storm work and retail work need different playbooks

A big hailstorm brings a rush of inspection leads, out-of-town competitors, and insurance jobs that can take weeks to approve. Between storms, sales come from old roofs, referrals, and ads, and homeowners pay cash or finance. The manager decides who works which leads. Keep retail sales going so reps aren't idle when storm work dries up.

  • A storm backlog sets the install promise

After a big storm, crews, shingles, and dumpsters all get scarce, and homeowners who were promised a date call to cancel. Each Monday, get the install backlog from production, along with what the subcontracted crews can take on. Reps quote dates from that number only. Hold back any contract that lacks measurements, the approved scope or signed price, the shingle color, or the permit.

  • Some states license the person selling

In Maryland, anyone who sells a home improvement needs a state salesperson or contractor license, though a solicitor who only calls owners by phone is exempt. Rules elsewhere differ, so check with the contractor board in every state your team sells in. Track every rep's license number and renewal date on one list. How much roofing sales managers make

Sales managers who work for roofing contractors earned a median of $105,040 a year ($50.50 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 710 of the 637,080 sales managers in that survey work for roofing contractors.

Per the template: salary plus results-based bonus and commission. The extra is often an override on every job the team signs, and some managers still sell a few roofs themselves.

Skills to hire for, and what you can teach

Hire for these

  • Has sold roofs at the kitchen table and still runs a sharp inspection
  • Knows the claim process and can spot a weak insurance scope
  • Can recruit and train new reps quickly when a storm hits
  • Holds every rep to the script and the rules, top sellers included
  • Reads close rates by lead source and acts on what they show

Teach these on the job

  • Your CRM's reports and dashboards
  • Your shingle lines, manufacturer warranties, and certifications
  • Your financing partners and their approval steps
  • Your commission and override plan
  • Contract and door-to-door rules in your markets

Sales teams at residential roofers track leads in a roofing CRM, for example JobNimbus or AccuLynx, with EagleView or Hover roof measurements and Xactimate for insurance estimates. The manager pulls close rates, lead sources, and production handoffs from those systems.

Roofing sales manager KPIs

The dollar and growth targets in the template fit some markets and not others. Base yours on last year's sales by month, with storm months marked.

Monthly revenue attainment at a minimum of $100,000 USD
Signed sales each month, minus cancellations and jobs the insurer never approved, against the goal you and the owner set. Look at storm months and normal months separately.
Sales conversion rate of at least 20%
Signed jobs divided by inspections or appointments run, broken out per rep and per lead source. Canvass, referral, web, and storm leads close at different rates, so judge each rep within one source at a time.
Customer Satisfaction Rating of over 4.8 stars
Reviews and survey answers from the homeowners whose roofs the team sold, checked each month. Look for complaints about promises made at the sale, such as install dates or what insurance would cover.
Increase in new leads generated by at least 15% each quarter
New inspection requests and appointments from canvassing, referrals, and the team's own prospecting, measured against the same quarter of last year. Count each address once.

Roofing sales manager FAQ

How do a roofing sales manager and production manager divide the work?

Sales hands off at the signature. The sales manager owns reps, leads, prices, and sales results. The production manager takes it from there: crews, shingles, schedules, and how the roof turns out. Give them a standing weekly check-in and one shared backlog report, so neither side is surprised.

How much does a roofing sales manager make?

Sales managers who work for roofing contractors earned a median of $105,040 a year ($50.50 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $80,630 and $151,260 a year. Pay also depends on your local market, experience and bonus terms.

Does a roofing sales manager need to know Xactimate?

Enough to read an insurance estimate and see when it leaves out work the roof needs. Many companies have a project manager or supplement writer document the missed items. Keep those requests to your own scope and price: Texas, for one, bars contractors from negotiating the claim settlement. The sales manager teaches reps to photograph damage well and makes sure nothing is padded.

How do you keep roofing reps from overpromising on insurance jobs?

Give them a script that never promises approval, coverage, or a free roof. Ride along on inspections and adjuster meetings, and read signed contracts every week. Make it clear the homeowner pays the deductible, and act fast on any rep who hints otherwise. One bad promise can cost you the job, the review, and in some states a fine.

When should a roofing company hire a sales manager?

Often when the owner still hands out every lead and can't ride along with each rep, or when a storm brings more new reps than the owner can train. Hire before storm season. That gives the manager time to set the scripts, the commission plan, and the handoff to the crews.

How should commission work on insurance roofing jobs?

Settle the plan in writing before storm season. Say whether commission comes from the first approved scope or the final one after supplements, the day it is paid, and how a denied claim or a cancellation claws it back. Some companies pay on gross profit, so a discount or a missed line item shrinks the rep's check too.
