Builders compare framers on a price per foot, but the hours behind that price hide in the plan details and the lot. The rep finds them, so the estimator prices the house that will really get framed.
The plans show where the hours go
Square feet set the base, but some details add crew time: walls taller than your standard, vaulted ceilings, a stick-framed roof instead of trusses, beams and posts that need the crane, and stairs. A long shear wall schedule and a page of hold-downs add nailing and hardware time too. Mark each one on the plan set for the estimator, and list it as an extra on the quote, so the builder sees why this plan costs more.
Drive the community before the first price
Tight lots leave little room for lumber drops or a crane, and a muddy road or long haul from the street slows every load. A gated entrance or site rules can hold crews up each morning. Look up too: if the crane or its load could get within 20 feet of a power line, OSHA's rules add steps, such as a warning line or a utility shutoff. Ask the operations manager what the drive from your yard costs per crew day, then price these in or name them as assumptions. Source: eCFR: 29 CFR 1926.1408, crane work near power lines.
Labor only, or the lumber too
Every quote says whether the price is labor only or includes the lumber package. It names who supplies nails, connectors and anchor bolts, and who brings the crane or telehandler. It also says whether the crew sets windows and exterior doors, wraps the house and installs fire blocking. A builder comparing framers can only compare what's written, and a quote that leaves these open either loses or wins a job at a loss.
Additions start in the attic and crawl space
A remodeler's addition ties into framing your crews never saw. Look at the roof framing from the attic and the floor framing from below: trusses or rafters, sizes, spacing, sags and patched joists. Measure floor heights and roof pitch where new meets old. In a house built before 1978, opening painted walls for the tie-in can fall under EPA's lead renovation rules. Note what an engineer must size, and price the tie-in apart from the new framing, so a surprise has a line in the quote. How much framing and carpentry sales representatives make
The closest BLS group for framing and carpentry sales representatives is sales representatives of services. Sales representatives of services who work for foundation, structure, and building exterior contractors earned a median of $33.65 an hour ($69,990 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $69,990 median for sales representatives of services in all industries. About 19,670 of the 1,256,010 sales representatives of services in that survey work for structure and exterior contractors.
In this template, each closed deal earns commission over a base salary. BLS counts commission in what it reports, and even the template's highest base sits under this chart's median, while its lowest is under the pay of three in four reps on the chart. Say whether a rep's commission counts the framing labor alone or the lumber package too, since supplied lumber makes an invoice much larger without any extra selling.

Skills to hire for, and what you can teach
Hire for these
Marks the details on a plan set that add framing hours
Has called on builders or general contractors for a lumber yard, truss plant or trade contractor
Writes quotes that say who supplies the labor, lumber, hardware and equipment
Walks a community or an old house and notes what will slow the crew
Follows up on open bids by date and records each contact
Teach these on the job
The price sheets, extras and measuring rule your sales manager set
Your builders, their plans and who decides at each one
How your estimator wants plan sets marked up
Trim pricing for doors, casing, base and stairs
The plan viewer and CRM you use on the road
On the road, a rep needs a tablet holding the CRM, the price sheets and a plan viewer, plus a laser measure, a bright light for looking into attics and under floors, and the hard hat and boots builders' sites require. A rep who also does takeoffs needs the estimator's takeoff program on a laptop.
Framing and carpentry sales representative interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Wall removal requests
A homeowner wants the wall between the kitchen and living room removed. What do you tell them?
A strong answer: Explains it may be load-bearing and need an engineer, a beam and a permit, gives a range only after that, and doesn't promise.
Behavioral · Honest upselling
Tell me about a time you turned a small job into a bigger one by solving a real customer problem.
A strong answer: Spotted a real need on the visit, such as a rotted window sill or a loose stair rail, showed the customer with photos, priced it separately, and let them decide.
The template's per-deal target fits trim jobs and small additions better than whole houses for a builder. Read builder accounts, remodelers and homeowners on separate lines, and set your own numbers in place of the template's after a year.
Deal Conversion Rate
Signed price sheets, subcontracts and jobs, out of qualified bids the rep sent, kept separate for builders, remodelers and homeowners. A builder counts as won when its first lot is released to you.
Customer Satisfaction Rating
Ratings from the builders, remodelers and homeowners this rep sold, gathered after the first house or job is framed. When a low mark traces to a missing extra or a vague quote, go over that quote with the rep.
New Leads Generated
Builders starting a community, remodelers with an addition to price, and contractors' bid invitations that the rep turned up each week. Each counts once a plan set is in hand or a site walk is on the calendar.
Average Revenue per Sale
Take the average by type of work: a builder house, an addition, a trim package. Mixing them hides whether the rep prices each kind well, since one builder house outweighs several trim jobs.
Career path
Framing carpenterLearns what each detail on a plan costs in crew time.
EstimatorDoes takeoffs on builders' plans and learns the price sheets.
Sales representativeWins builders and remodelers and prices their framing and trim.
Sales managerCoaches the reps and writes the rules every price follows.
Where does a framing rep's job end and the estimator's begin?
The rep brings in the plans, walks the site and learns what the builder cares about. The estimator does the takeoff and builds the price for anything new: a plan you haven't framed, a custom home or an apartment building. The rep then presents it and handles the questions. On plans already on a builder's price sheet, the rep can quote from the sheet alone.
How much does a framing and carpentry sales representative make?
Sales representatives of services who work for foundation, structure, and building exterior contractors earned a median of $33.65 an hour ($69,990 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $49,750 and $98,230 a year. Pay also depends on your local market, experience and overtime.
What goes into a builder's trim and door quote?
A count of doors by type, such as hinged, pocket, bifold and double, with sizes and whether they come prehung. Then casing and base profiles, paint grade or stain grade, stair parts and rails, shelving, and who supplies the hardware. Trim follows drywall, so the quote also says how much notice the crew needs before it starts.
Does a framing sales rep need an OSHA 10 card?
Not under OSHA's own rules. OSHA calls its 10-hour outreach class a voluntary program, and finishing it doesn't satisfy what any OSHA standard requires for training. Some states, cities and others may make it a condition of employment, though, so check the states you work in and ask each builder whether its site rules call for a card. For a rep who walks active sites most weeks, the class is worth taking anyway.
What happens on a framing rep's site walks?
The template's lifting (up to 25 pounds), walking, weather and rough-ground lines ship unchanged. For this job they cover crossing a muddy community between lots, going up into an attic or down under a floor at a remodeler's job, hauling plan rolls and a sample board, and waiting out a builder's punch walk in heat or cold. OSHA's fall rules exempt only a look made before construction begins or once all of it is done, so a rep in a half-framed house stays back from open edges. Add those tasks to the ad, naming whoever answers accommodation questions.
