What changes when carpentry happens inside an occupied home

New construction starts on a bare lot. A remodel starts in a house full of old paint, old flooring and walls last opened decades ago, with a family on the other side of the door. The carpenter's habits keep that family safe and the job on budget.

  • Lead-safe methods in houses built before 1978

In pre-1978 homes, unless testing has cleared the paint of lead, EPA's lead rule bans some everyday shortcuts on painted surfaces. No torching paint, no heat gun at 1,100 degrees Fahrenheit or hotter, and no power sanding or planing unless the tool is shrouded and hooked to a HEPA vacuum. Inside, ducts in the work area are closed and covered, and taped-down plastic covers the floor at least 6 feet past the work. Source: 40 CFR 745.85: Lead-safe work practice standards (Cornell LII).

  • Fiber-cement and tile cuts make silica dust

Cutting fiber-cement, tile, stone or concrete puts silica dust in the air, and OSHA's construction rule covers it. One way to comply is the rule's Table 1. For fiber-cement, that means a saw with a blade of 8 inches or less and a dust collector, used outdoors only. A handheld saw cutting tile or stone gets a built-in water feed to the blade, plus a respirator indoors, or outdoors past four hours a shift. So cutting stations go in the yard, not the kitchen. Source: 29 CFR 1926.1153: Respirable crystalline silica in construction (Cornell LII).

  • Bearing walls are not the carpenter's call

Homeowners often want a wall gone to open up a kitchen. If that wall carries a floor, a roof or a beam above, the carpenter doesn't decide how it comes out. They check the plans for the header size and shoring, and if the plans don't show them, they stop and phone the project manager, who gets an answer from the engineer. Shoring goes up on both sides before the first stud is cut.

  • Old flooring may hold asbestos

Tearing out a kitchen or bath often means pulling up old sheet vinyl or vinyl tile. OSHA's asbestos rule treats asphalt and vinyl flooring installed in 1980 or earlier as asbestos-containing unless it's shown not to be. EPA says you usually can't tell by looking and that sampling belongs to a trained, accredited professional. A carpenter who finds old flooring, pipe wrap or other suspect material leaves it alone and tells the lead. Source: 29 CFR 1926.1101: Asbestos in construction (Cornell LII).

  • Homeowner requests go through the project manager

A family living through a remodel asks whoever is in the kitchen for small extras: move this outlet, add a shelf, raise the vanity. A good remodeling carpenter is friendly about it, jots the request in the job app and passes it to the project manager that day. Building it on the spot skips the price and the signed change, and the company either absorbs the cost or argues about it later.

How much remodeling carpenters make

Carpenters who work for residential builders and remodelers earned a median of $29.13 an hour ($60,600 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $60,580 median for carpenters in all industries. About 204,290 of the 670,090 carpenters in that survey work for residential builders and remodelers.

Hourly pay with bonuses for results, per the template. BLS groups remodeling carpenters with all carpenters, including concrete form builders and house framers, so read local remodeling ads alongside this chart.

Skills to hire for, and what you can teach

Hire for these

  • Frames and trims in rooms that are out of square and out of level
  • Scribes, shims and cuts casing and base to tight joints
  • Reads remodel plans and stops to ask when the old framing tells a different story
  • Sets up floor protection and dust walls without a reminder
  • Stays polite with homeowners and passes their requests to the PM

Teach these on the job

  • EPA lead-safe work practices, through the course or your certified renovator
  • Your silica plan for fiber-cement, tile and stone cuts
  • Your daily cleanup routine and protection materials
  • Cabinet and vanity installation to your standards
  • Your photo and time tracking app

Remodeling carpenters carry a finish kit along with framing tools: a coping saw, block plane, scribing tools, a finish nailer and an oscillating multi-tool for cuts in place. Companies often add a track saw, a HEPA vacuum and a fiber-cement saw with a dust collector, so tell candidates what's on the trailer.

Remodeling carpenter interview questions

Two of the 10 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Measuring and layout

Laying out a new bathroom wall from the plans, you find the room is an inch and a half narrower than the drawing, so the vanity won't fit. What do you do?

A strong answer: Re-measures from fixed points and checks square, works out what the shortfall affects (vanity, door swing, tub), marks up a photo, and calls the project manager before building. Keeps busy on work the answer won't change.

  2. Behavioral · Framing to plan

Think of a wall or floor you opened that hid something the plans didn't show, like rot, bad wiring or an old repair. What did you do?

A strong answer: Stopped in that spot, photographed and traced how far it went, told the lead or project manager right away, protected the opening, and kept working elsewhere until there was an approved fix.

Remodeling carpenter KPIs

Review these by job and by quarter, since one hard remodel can skew a month. Start from what your crews did on finished jobs, and only then weigh the template's numbers.

First-Time Job Completion Rate
Tasks done right the first time, without a trip back for a forgotten part, a bad cut or a punch item the lead returned.
On-Schedule Project Completion
How many of this carpenter's tasks got done in the week the job schedule set for them. Leave out waits on inspections, selections or subcontractors.
Customer Satisfaction Rating
Scores from homeowners on remodels this carpenter was part of. Read the notes for the daily habits families notice: floors covered, the dust wall closed, and the room swept before the crew leaves.
Rework/Callback Rate
Callbacks and lead-ordered redos traced to this carpenter's work, per job. Note the cause, such as gaps in trim or a door that binds, so coaching is specific.

Remodeling carpenter FAQ

Can a carpenter without lead-safe certification work on a pre-1978 remodel?

Yes, if your firm is certified and the job has an assigned certified renovator. That renovator trains the rest of the crew on the lead-safe practices they'll use and directs the work. Many remodelers still send their carpenters to EPA's renovator course, so more people on the crew can fill the renovator's role.

How much does a remodeling carpenter make?

Carpenters who work for residential builders and remodelers earned a median of $29.13 an hour ($60,600 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $48,190 and $75,740 a year. Pay also depends on your local market, experience and overtime.

Do hand tools fall under OSHA's silica rule?

Usually not on their own. OSHA says manual shears, chisels and utility knives, and block or tile splitters, typically keep silica below the level where the rule starts, when they're used apart from other dusty tasks. A manual tile cutter is one way to keep dust down in a lived-in house, as long as the cut quality meets your standard.

What's a good finish test for a remodeling carpenter?

Build a mock-up with a corner that is out of square and ask them to case a door opening or run base into it. Watch whether they measure the angle or just cut at 45 and caulk the gap. Then ask how they would hide a wall that bows a quarter inch behind a cabinet run.

Is a remodeling carpenter the same as a handyman?

No. A handyman fixes many small things in a day, often alone. A remodeling carpenter works on one project for weeks as part of a crew, framing walls, setting cabinets and running trim under a lead, and works around permits, plans and other trades. Some handymen grow into the job; test them on framing to plans.

What should a remodeling carpenter do on finding rot or bad wiring inside a wall?

Stop, take photos and show the lead before covering anything. Rot, old knob-and-tube wiring or an old repair that cut through a joist changes the job, and the project manager has to price it and get the homeowner's sign-off. The carpenter's part is to report facts, not to promise the homeowner a fix.

How should a remodeling carpenter ad describe the physical work?

Describe the jobs in the house: carrying cabinets and sheet goods up stairs, kneeling to set base and scribe toe kicks, working off ladders, and wearing the protective gear your safety plan calls for. The template's "capable of prolonged periods" line describes the person instead. The EEOC says you may name duties like these and ask whether an applicant can meet them.
