Remodeling project manager job description

A remodeling project manager takes a signed kitchen, bath or whole-home job from the salesperson and runs it to final payment: scope, budget, schedule, trade partners and the homeowner. They're the one person the homeowner calls, and they juggle several remodels at a time without dropping a decision.

What a remodeling project manager does differently

A remodeling project manager runs a homeowner's job from contract to final payment, with trade partners coming and going and the owner watching every day of it.

  • In Kentucky, an uninsured sub's injury can land on you

Kentucky law makes a contractor who subcontracts work liable for workers' compensation owed to the sub's employees, unless the sub has secured its own coverage. Get a current certificate from each trade partner before their first day, and track when it expires. Rules vary by state, so check yours. Source: Kentucky Revised Statutes 342.610, liability for compensation.

  • Price the hole cover before demolition

Whole-home jobs cut holes for a new stair, a laundry chute or a skylight. OSHA requires covers, guardrails or fall arrest at holes more than 6 feet above a lower level, and covers where someone could trip or step into a hole. Put that protection in the budget and the schedule before demolition. Source: eCFR: 29 CFR 1926.501, duty to have fall protection.

  • Take the job over in a hand-off meeting

Before you accept a job from sales, sit down with the salesperson or designer and read the contract, drawings and selections line by line. Ask what the homeowner was told about dates, dust and the rooms they'll lose. Anything promised that isn't written gets settled now, not on demolition day.

  • Send updates on the same day each week

Pick a day and send every homeowner a short written update: what got done, what's next, which decisions you need and by when. Homeowners stop calling to ask when they know the update is coming, and the written record helps if a date or a cost is ever questioned.

How much remodeling project managers make

The closest BLS group for remodeling project managers is construction managers. Construction managers who work for residential builders and remodelers earned a median of $98,390 a year ($47.30 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $114,990 median for construction managers in all industries. About 56,450 of the 380,360 construction managers in that survey work for residential builders and remodelers.

Usually salaried, and the template promises bonus eligibility too. Base it on remodels that close on budget and on schedule, and put the formula in writing before the PM's first job starts.

Skills to hire for, and what you can teach

Hire for these

  • Writes a scope that a carpenter and a homeowner read the same way
  • Builds a budget by phase and checks it at each payment milestone
  • Keeps several remodels and their open decisions straight at once
  • Talks about cost and time with homeowners calmly and directly
  • Reads plans and knows the order of the trades

Teach these on the job

  • Your project software and how you code costs
  • Your contract, change order and payment terms
  • Your trade partners and their insurance paperwork
  • Your homeowner portal and update routine
  • Your warranty and closeout steps

Remodeling project managers keep budgets, schedules, selections and homeowner messages in construction project software with a client portal, so everyone sees the same version. In the field it's a phone camera, a laser measure and a tablet to mark up plans on site.

Remodeling project manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Selections and allowances

The homeowner's tile choice is well above the allowance, and they're surprised the price went up. How do you handle it?

A strong answer: Shows the allowance in the contract, gives the exact difference in writing, offers options that fit the budget, and gets a signed change order before ordering.

  2. Behavioral · Rebuilding client trust

Tell me about a time a homeowner lost trust in your team during a remodel, like after a missed date or a mess left in the house. How did you win it back?

A strong answer: Admitted what went wrong, set a weekly update and a standing site meeting, kept every small promise, fixed the cause on the crew side, and the relationship recovered.

Remodeling project manager KPIs

Treat the template targets as a sketch. Build yours from a year of closed remodels, and study them job by job before averaging.

Project Completion Rate
Of the jobs this PM closed, how many were substantially complete by the signed date, after allowing for approved change orders? Go through each late one with them and write down the cause.
Budget Adherence
Compare each closed job's actual cost with its budget plus approved change orders. Check open jobs at each payment milestone so an overrun is caught early enough to fix.
Client Satisfaction Rating
Use the survey sent after final payment, tracked by project manager over a rolling set of jobs. Read the comments about updates and follow-through, since those belong to this role.
Safety Compliance
Count injuries and near misses on this manager's jobs from incident reports, with the cause of each. Pair the count with the field supervisor's inspection findings for the same jobs.

Remodeling project manager FAQ

Should a remodeling project manager be on site every day?

No. The lead carpenter runs the site day to day. The project manager should be there at the key moments: the first day, before walls are closed, when cabinets go in, and at the final walk with the homeowner. Other visits are short checks, timed to when a decision or an inspection is due.

How much does a remodeling project manager make?

Construction managers who work for residential builders and remodelers earned a median of $98,390 a year ($47.30 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $75,110 and $129,990 a year. Pay also depends on your local market, experience and bonus terms.

What should a remodeling project manager do when a trade partner misses a day?

Call them the same morning and get a firm new date, then tell the homeowner what moved and why. Check whether the slip pushes an inspection or the next trade, and tell the production manager if it does. Note the miss in the trade partner's file so it counts when work is handed out next time.

What risks should a remodeling project manager list before a job starts?

Write down what could change cost or time: how old the house is and what may hide in the walls, long-lead items, decisions the homeowner hasn't made, access and parking, pets and children at home, and rooms the family can't do without. Give each one an owner and a plan, and review the list at the hand-off meeting.

Which site tasks match the project manager template's physical lines?

Heading up to an upstairs bathroom, stepping over tools and debris in a gutted room, bringing tile samples or trim to a homeowner, and walking an outside wall in rain or heat. Some visits call for a hard hat, safety glasses or a dust mask. Put these in the ad so a candidate can picture a site day.
