A commercial window cleaning sales representative finds property and facility managers who need their glass cleaned, walks each building and prices the work. They write proposals that spell out every side of the building, the access method and the visit schedule, then keep in touch until the manager signs.

What makes selling commercial window cleaning different
A rep here prices work done from roofs, stages and lifts. The walk-through, the glass and the written scope matter more than the pitch.
The roof walk has its own safety rule
Pricing rope or stage work means looking at the roof: anchors, davits, parapets and where the rigging will sit. OSHA's rule on the duty to have fall protection doesn't cover inspections or assessments done before work starts. That exemption ends when fall protection systems are installed and available for those checks. Then the normal roof rules apply, which on a low-slope roof call for protection within 6 feet of the edge and set rules out to 15 feet. Train reps on this before their first roof. Self-cleaning glass gets its own line
Some buildings have coated self-cleaning glass, and the coated side isn't cleaned the usual way. Pilkington's bulletin for its Activ glass says the coating needs a slightly different cleaning procedure. It says routine dirt can be hosed off with clean water, and it does not recommend a squeegee on the coated surface. Ask the property manager what glass is on each side, and price coated glass as its own line. Source: Pilkington North America: Technical Bulletin ATS-166, Maintenance and hand cleaning of Pilkington Activ self-cleaning glass.
Count drops, not just panes
On rope and stage work, time follows the drop, one pass from top to bottom. Count the drops on each side of the building. Then note setbacks, balconies, signs and canopies that break a drop or force the rig to move. Each break means the crew stops, moves the rig and sets up again. Put the drop count in the proposal so operations can plan from it.
The scope is the crew's checklist
What the proposal says is what the crew cleans and what the property manager checks. Spell out each side of the building, inside or outside, frames and sills, how often, and when crews may work. List extras on their own lines, such as hard-water stain removal, which takes longer than a regular clean. A vague line like all exterior glass invites a dispute at the first visit.
How much commercial window cleaning sales representatives make
The closest BLS group for commercial window cleaning sales representatives is sales representatives of services. Sales representatives of services who work for building and home services companies earned a median of $29.31 an hour ($60,970 a year) in May 2025, according to the Bureau of Labor Statistics. That’s below the $69,990 median for sales representatives of services in all industries. About 40,700 of the 1,256,010 sales representatives of services in that survey work for building services companies.
Base salary plus commission per signed contract is the template's plan. That base sits over the lowest BLS figure for building services and under its median. Commission decides whether total pay reaches the middle of the market.

Company pricing guidelines and approval levels
The CRM and proposal software
A rep works from a CRM, a tablet or phone for photos and notes, a laser distance meter, and binoculars or a zoom camera for high glass. Aerial map views help count sides and drops before the visit. Proposal software that pulls from the price sheet keeps quotes inside company guidelines.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Price objections
A property manager forwards a competitor's much lower quote for their building and asks you to match it. What do you do?
A strong answer: Asks what's included, explains access, safety and insurance differences, and holds value.
Behavioral · Multi-person decisions
Tell me about a deal where several people had a say, such as an owner, a property manager and a board. How did you keep it moving?
A strong answer: Mapped who decided and who influenced, gave each person what they needed, and set a clear next step after every meeting.
Those template numbers are just a sample. Fit each rep's targets to the territory, the lead flow and the buildings they sell.
New sales contracts secured
Count agreements the customer signed and the rep entered in the CRM, by month. Count a deal for several buildings as one contract per building, so the number matches how operations schedules the work.
Average revenue per contract
Divide first-year contract value by contracts signed in the period. Track recurring and one-time work apart, since a single construction clean can swing the average.
Customer satisfaction rating
Use the survey the office sends after the first clean on a new account. The rating shows whether the crew found what the rep sold.
Lead conversion rate
Take the rep's signed contracts and divide by the qualified leads they were given, using the sales manager's meaning of qualified. Review the leads that stalled after a walk-through to see where the price or scope lost them.
Should a rep sell interior glass along with the exterior?
Ask about it, but expect a different buyer and schedule. Interior glass in offices may be the tenant's to arrange, not the landlord's. It has to fit around working hours or after-hours access. Lobby glass, entry doors and atrium glass usually belong to the building. Price interior and exterior as separate lines so the manager can approve one without the other.
How much does a commercial window cleaning sales representative make?
Sales representatives of services who work for building and home services companies earned a median of $29.31 an hour ($60,970 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $45,780 and $78,150 a year. Pay also depends on your local market, experience and overtime.
Which past jobs prepare someone to sell commercial window cleaning?
Good candidates have sold a recurring service to property or facility managers, such as janitorial, landscaping, pest control or waste routes. A window cleaning technician who wants to sell already knows access and timing and can learn the pipeline. Ask each candidate to walk you through how they priced a building, not just how much they sold.
Can a rep win a building another company already cleans?
Yes, but timing matters. Ask when the current agreement ends and how much notice it needs. Then book a walk-through well before that date. Point out what you saw on the glass and how you would schedule the work, and leave the other company out of it. A building that just renewed is a contact to keep, not a bid to chase.
What do the template's lines on walking, carrying and eyesight mean for a rep?
On a walk-through, the rep circles the building, crosses plazas and parking lots, and may go up to the roof to see the anchors. The carrying line covers a bag with a laser measure, tablet, binoculars and sample products. The acuity line is about spotting streaks, stains and damage on high glass, and talking with managers on a noisy street. Explain these tasks to each candidate and confirm, with or without reasonable accommodation, that they can be done.
