What an elevator sales call involves

The rep sells years of reliable service, usually to a building that already has a contractor. The work is mostly learning what sits in the machine room and what the current contract allows.

  • Start with the contract they have now

Ask to see the current agreement before you price anything. Note when it ends, how and when the owner must give notice to leave, what the price covers, and any fee for leaving early. A strong proposal that lands after the notice date can wait a year or more. Put those dates in the CRM, where the sales manager and the rehash specialist can see them too.

  • Survey with a mechanic, from outside the hoistway

Price only after a mechanic has seen the cars. The rep records each controller's maker and model, the drive type, the number of stops, the last inspection date and the callbacks the manager mentions. The mechanic opens the machine room and judges the equipment. Whatever the building engineer offers, the rep stays out of pits, off car tops and away from moving parts.

  • Quote only cars your crews can keep running

Some newer controllers need the maker's own tool or software for adjustments and fault codes. A low price that wins a building full of cars your mechanics can't service turns into callbacks and a lost account. Check every controller brand on the survey with the field supervisor before you quote, and price up or leave out any car the crew can't support.

  • Know where a wheelchair lift is allowed

Under the 2010 ADA Standards, a platform lift may serve as part of an accessible route in an existing building. In new construction, only listed cases qualify. Examples are a stage or speaker's platform, a room the public doesn't use that holds five people at most, and a spot where outdoor site conditions rule out a ramp or elevator. When a school or office asks about a lift, have its architect confirm which case applies before you quote. Source: U.S. Access Board: 2010 ADA Standards, 206.7 Platform lifts.

How much elevator service sales representatives make

The closest BLS group for elevator service sales representatives is sales representatives of services. Sales representatives of services who work for other building equipment contractors earned a median of $38.62 an hour ($80,340 a year) in May 2025, according to the Bureau of Labor Statistics. That’s above the $69,990 median for sales representatives of services in all industries. About 4,000 of the 1,256,010 sales representatives of services in that survey work for other building equipment contractors.

Base salary first, then commission once a contract signs, with a bonus possible on top. Commission is already inside the BLS numbers. Next to what these reps earn at elevator firms and similar equipment contractors, the base alone spans roughly the bottom tenth up to the lower quarter. Commission has to carry a good rep past the middle.

Skills to hire for, and what you can teach

Hire for these

  • Builds a list of buildings in the territory and learns who signs at each
  • Explains contract types in plain words to owners and boards
  • Records controller makes, stops and drive types correctly on a survey
  • Finds the end date and notice clause in any maintenance agreement
  • Keeps a building warm for the year or more its contract may have left

Teach these on the job

  • How a traction car differs from a hydraulic one, and where escalators fit
  • Which controller brands your mechanics already know
  • What full maintenance covers that oil-and-grease service leaves out
  • Your survey form and proposal template
  • Site safety rules for machine rooms and hoistways

Each rep works from a tablet holding the survey form and the CRM, and builds proposals from your price sheet for each kind of unit. Tell applicants if a mechanic joins every survey or the rep has to book one.

Elevator service sales representative interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Explaining contract types

A property manager asks why our full maintenance price is so much higher than a basic oil-and-grease contract. How do you explain it?

A strong answer: Explains plainly which parts and repairs each one covers, compares likely total cost over the term, and recommends what fits the building.

  2. Behavioral · Winning accounts under contract

Tell me about a time you won a building away from a company that already had it under contract.

A strong answer: Built trust with the manager over months, learned the contract's notice date early, used facts like callbacks or inspection violations, and had a proposal ready before the deadline.

Elevator service sales representative KPIs

A building can take months to come free, so read these by the quarter. Each rep's own win record by territory is the place to start a target.

Monthly closed deals
Signed maintenance contracts and approved repair or modernization proposals each month, pulled from the CRM. Note how many units each covers, since a hospital with twelve cars and a walk-up with one look the same as signatures.
Revenue generated per month
First-year billing on new contracts plus the value of repairs and modernizations sold in the month, less anything canceled. Keep contract and project revenue on separate lines.
Lead conversion rate
Proposals that signed out of surveys completed. Track takeovers from other contractors apart from repair quotes in buildings you already serve.
Customer satisfaction rating
Ask the building contact for a rating after the first scheduled visit and again three months in. Ask whether the service matches what the rep promised.

Career path

Elevator service sales representative FAQ

Can an elevator mechanic move into sales?

Yes. A mechanic already reads a machine room at a glance and speaks the building engineer's language. What most need to learn is the paperwork: proposals, contract terms, and staying with a deal for months. If they hold a state mechanic license, decide together whether they'll keep it current while they sell.

How much does an elevator service sales representative make?

Sales representatives of services who work for other building equipment contractors earned a median of $38.62 an hour ($80,340 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $63,820 and $106,920 a year. Pay also depends on your local market, experience and overtime.

How should an elevator sales rep sell against a maker's service arm?

Don't knock their equipment or their crews. Ask the building engineer how often cars go down and how long fixes take. Then show what you'd do differently: a named route mechanic, response times you can back up, and clear bills. If they ask how you'd get parts for that brand, have a real answer ready.

When should an elevator sales rep bring in the sales manager?

When a building wants terms outside your standard contract, a price below your approved floor, or one deal covering many buildings. Also when a spec names equipment your crews don't support, or when the decision goes to a board vote and the room will expect someone senior.

How much driving and carrying does an elevator sales rep do?

Most days the rep drives between buildings in the territory and walks lobbies and machine rooms with a mechanic, including climbs to rooftop machine rooms. The lifting line tops out at 25 pounds: a tablet, printed proposals, maybe a door roller or a button to show. Tell applicants whether you supply a car, and who answers accommodation questions.
