How an elevator contractor gets found

Most buildings look for a new elevator company only when a contract is ending or a car won't stay fixed. By then the owner already has two or three names in mind. Marketing works so that yours is one.

  • Target lists can start with public records

State inspection records can show where the elevators are. In Maryland, for example, a law in effect since October 1, 2026 requires the state to put its active elevator inspection certificates online. The list must be searchable by street address, city or county. A list like that lets marketing map the buildings with elevators in each area. Then it looks up each owner, manager and current contractor before a rep reaches out. Source: Example state: Laws of Maryland 2026, Chapter 397 (searchable elevator certificate database).

  • The sign on a stopped car is an ad

When a car stops for maintenance, the notice taped to its doors may be the only time tenants see your name. Design out-of-service signs that give the reason, the time the car should be back and who to call, with your logo on each one. Mechanics carry a stack in the truck. A neat, dated sign earns trust; a scrawled note on cardboard costs it.

  • Wheelchair lifts bring a different buyer

Contracts for passenger elevators are sold to property managers over months of meetings. Platform lifts and stair lifts are often bought by a church committee, a school or a small office. They need a way in for someone in a wheelchair, and they start looking when the need comes up. Give lift work its own web page, ads and call script, and count its leads apart from contract leads.

  • Promise only what dispatch records show

Response times and uptime sell elevator contracts, and property managers remember every number you print. Before an ad, a brochure or a proposal quotes one, get it from your own dispatch records and keep the report on file. Have the general manager compare it with what your contracts promise. A figure you can't show becomes the first thing a manager reads back to you after a slow call.

How much elevator company marketing managers make

Marketing managers who work for building equipment contractors earned a median of $125,990 a year ($60.57 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $166,790 median for marketing managers in all industries. About 1,150 of the 395,240 marketing managers in that survey work for building equipment contractors.

Salary, plus a bonus. Let the bonus count only leads the sales manager accepted, not raw form fills. Next to BLS pay for marketing managers across building equipment contractors, the template's floor falls below the bottom tenth, while its ceiling clears the lower quarter by a little.

Skills to hire for, and what you can teach

Hire for these

  • Has marketed a service that businesses buy on contracts lasting years
  • Builds clean lists of buildings, their owners and managers, area by area
  • Writes proposal packs, case studies and emails a building engineer reads to the end
  • Checks every figure in an ad against the record it came from
  • Runs search campaigns for repair and lift calls on a fixed monthly budget

Teach these on the job

  • Traction, hydraulic and machine-room-less cars, escalators and lifts
  • Which controller makers your crews service, and which they don't
  • What full maintenance and oil-and-grease contracts include
  • How dispatch logs measure response times
  • Where property managers and building engineers gather locally

Expect a CRM shared with sales, a search ad account, an email platform and a website marketing can edit, along with a building list pulled from public certificate data and property records. Ask finalists how they'd turn one county's list of buildings with elevators into a quarter of outreach.

Elevator company marketing manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Timing outreach to renewal windows

Our buyers are property managers, condo boards and facility directors, and their contracts often renew automatically. How would you plan marketing that reaches them before their cancellation windows?

A strong answer: Builds a target list of buildings with likely renewal timing, stays in touch with useful content, uses property manager and condo associations, and measures meetings booked.

  2. Behavioral · Patience with long-term bets

Tell me about a marketing effort aimed at property managers or condo boards that took a long time to pay off. How did you justify it while you waited?

A strong answer: Set early signals to watch, reported progress honestly, and had a point where they'd stop.

Elevator company marketing manager KPIs

Winning a maintenance contract often takes most of a year, so judge these over several quarters and keep contract, repair and lift leads apart. Your own CRM history should set each goal.

Leads Generated
Count only leads the sales manager accepts: a named contact at a building with cars you can service, plus a contract end date or a known problem. Track the change from quarter to quarter, by source.
Campaign Conversion Rate
Leads from a campaign that reached a building survey or a proposal, out of everyone who answered it. Tag the campaign in the CRM before launch, since a contract may sign many months later.
Customer Engagement
After each renewal and major repair, ask the property manager or building engineer to rate the service. Score only the people who sign or run the building, not tenants' online reviews of it, and read every comment.
Social Media Growth
Count engagement from accounts that look like buyers, such as property managers, engineers and board members, and compare each campaign cycle with the one before. Use each platform's own reports.

Career path

  1. Marketing coordinatorBuilds building lists, proposal packs and email sends.
  2. Marketing managerRuns search, target lists, events and lead reports for contract sales.

Elevator company marketing manager FAQ

When does an elevator contractor need its own marketing manager?

A small contractor can grow on sales reps and referrals. A marketing manager earns their place when you move into a new city, launch lift or modernization work, or answer many public bids. Without one, reps spend their weeks building lists and proposal packs instead of meeting building owners.

How much does an elevator company marketing manager make?

Marketing managers who work for building equipment contractors earned a median of $125,990 a year ($60.57 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $80,270 and $162,260 a year. Pay also depends on your local market, experience and bonus terms.

Should the marketing manager own the proposal pack?

Usually, in an elevator company of this size. Reps write the scope and price. Marketing keeps the rest current: the company overview, state licenses, insurance certificates and a count of licensed mechanics. It also keeps a list of managers at similar buildings who will vouch for you. A consultant's bid may ask for all of it with a week's notice, so keep it ready.

What should an elevator modernization campaign say?

Show owners what a modernization fixes and what the building lives through: weeks with a car out, notices to tenants, and an inspection at the end. Owners plan these years ahead, so steady mailings to buildings with older equipment work better than one big push. Take every outage length you quote from the project manager's real schedules.

Which events reach elevator buyers?

Go where people who run buildings meet: local groups for building owners and property managers, condo and community association events, and hospital engineering meetings. Offer a short talk on a problem they face, such as planning a modernization or reading an inspection report, instead of a booth pitch. Then track which events led to building surveys.

What does the template's visual acuity line mean in this job?

It describes the screen work: proofing ads, reading campaign reports and checking building lists line by line. The light lifting means event gear such as a banner stand and handouts. Describe that screen and event work in the posting, and give applicants a contact for accommodation questions.
