What makes sales management different in home staging
Most staging deals pass through a listing agent, even when the seller pays. The sales manager sets the rates, perks and packages agents get, and the rules agents work under shape what those deals can look like.
Agent pricing the seller ends up paying
If you give busy agents a volume rate and the agent bills the seller for staging, the Realtor Code of Ethics says members can't take a commission, rebate or profit on spending for a client without the client's knowledge and consent. Put each agent rate in writing, and give the agent a copy of the price they can show the seller. Source: National Association of REALTORS: 2026 Code of Ethics and Standards of Practice.
Listing marketing in a package goes through the broker
Some staging packages add a flyer or social posts for the agent to run. In New Mexico, a qualifying broker's written policies must require brokers to bring ad drafts the brokerage didn't prepare to the qualifying broker for approval. Allow time for that review in the package timeline, and send drafts to the agent early. Source: New Mexico Administrative Code 16.61.16: broker duties and qualifying broker policies.
Decide who owns each agent account
An agent may call the office, then meet a rep at an open house, then book through the website. Write down which rep owns each agent, how house accounts are paid, and what happens to an account when a rep leaves. Settle it before commission day so reps spend their time on the agent, not on arguing over credit.
Relocation and estate work comes in volume
Relocation companies put transferred employees' homes on the market, and executors sell homes no one lives in anymore. One of these accounts can mean several houses a year. Ask early what paperwork they need before the first job, such as a vendor application or proof of insurance, and give them to a senior rep and track them apart from agent accounts.
Coach the consult, not just the close
Ride along on consults each month. Listen for whether the rep asks the listing date and the photo day before talking price, and whether they promise furniture without checking it's free that week. A rep who sells a look the warehouse can't fill costs you a redesign and an unhappy agent.
How much home staging sales managers make
Sales managers who work for specialized design firms earned a median of $145,140 a year ($69.78 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $148,270 median for sales managers in all industries. About 1,150 of the 637,080 sales managers in that survey work for specialized design firms.
Expect base pay plus a bonus or commission on what the team sells. The template's base sits below the whole BLS range shown here, so weigh total pay against local offers.

Skills to hire for, and what you can teach
Hire for these
Coaching reps through ride-alongs and call reviews
Negotiating price and terms with agents who stage many listings
Reading a CRM pipeline and forecasting monthly contracts
Writing proposals and terms a seller understands on first read
Knowing the local agent world: brokerages, teams and top listers
Teach these on the job
Your packages, extension terms and price list
How your warehouse and crews fit installs into the week
The Code of Ethics points that touch vendor deals with agents
Your CRM, e-signature and proposal tools
Relocation company vendor paperwork
Plan on a CRM that tracks agents, houses and proposals, an e-signature tool, and a quoting template tied to your price list. Ask candidates which CRM they've built reports in, and whether they've forecast a month's contracts from it.
Home staging sales manager interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Discount discipline
Your reps keep discounting to win jobs, and margins are falling. What do you do?
A strong answer: Reviews deals by rep and discount, sets clear discount limits and approvals, trains reps to offer options such as fewer rooms, and ties commission to margin.
Behavioral · Hiring salespeople
Tell me about a time you hired a salesperson to win over real estate agents, and what you looked for.
A strong answer: Used a specific method, such as role-plays or reference checks against set criteria, and describes the result.
These targets are a starting point taken from the template. Base yours on last year's contracts by month, since listings rise and fall with the seasons, and give each rep a separate goal.
Monthly new home staging contracts
Count signed staging contracts each month by rep and by channel. Count each house once, and leave out extensions on houses already staged.
Sales team closure rate
Divide signed contracts by consults held in the same period for each rep, and go over lost consults in the weekly one-on-one so coaching follows the numbers.
Customer Satisfaction Rating
Survey agents and sellers once the house is set and again at pickup, and read remarks about the sales visit apart from remarks about the crew.
Leads generated per quarter
Count qualified leads the sales team finds on its own, from agent visits, brokerage meetings and referrals, kept apart from leads marketing brings in.
What physical work does the sales manager template describe?
Walking through houses during property evaluations, including stairs and basements, and staying on your feet through site visits with agents and sellers. The 25-pound line covers carrying sample pillows, throws, framed art or a laptop bag from the car into a house. Tell candidates how often the manager joins consults so they know how much of the week is spent on site.
How much does a home staging sales manager make?
Sales managers who work for specialized design firms earned a median of $145,140 a year ($69.78 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $117,420 and $192,970 a year. Pay also depends on your local market, experience and bonus terms.
Can I stop a sales rep from taking my agents when they leave?
Rules vary by state. In New Hampshire, an employer that requires a new hire to sign a noncompete must give them a copy before they accept the job offer, or it can't be enforced against them. Consider narrower terms too, such as a promise not to solicit your accounts and a confidentiality agreement, and keep more than one person at your company close to each big agent. Ask an employment lawyer in your state before you write any of them.
Is a licensed real estate agent a good fit to run staging sales?
Often, because they know how listings are priced, photographed and shown. Ask whether they plan to keep listing homes. Under the Code of Ethics, a Realtor who suggests a business they have a direct interest in must disclose that interest at the time, so a manager who still lists homes must tell a seller about that tie whenever they suggest your staging.
What should a staging sales manager do when the seller and the agent both ask for quotes?
Treat it as one house and one deal. Give both the same price and terms, and name the rep who owns that agent's account. Two reps quoting the same address against each other confuses the agent and gives away margin.
