A staging rep sells to people who earn their living selling houses. Agents can send a lot of work, and real estate license rules limit what can change hands between the rep and the agent.
In New Hampshire, agents can't pay you for a referral
Reps sometimes meet sellers before they've picked an agent. New Hampshire's real estate law bars licensees from paying or offering valuable consideration, as the commission defines it, to anyone not licensed under it, with narrow exceptions, so an agent there can't pay your rep for sending a seller their way. Refer sellers if it helps them, take nothing for it, and check the rule in every state you sell in. Source: New Hampshire RSA 331-A:26, prohibited conduct for real estate licensees.
Perks for agents are something they disclose
Under Article 6 of the Realtor Code of Ethics, a member who recommends real estate products or services must tell the client about any financial benefit or fee they may get from the recommendation, other than real estate referral fees. If you give agents gift cards, credits or free staging for sending work, expect the seller to hear about it. Keep perks modest, put them in writing, and clear them with your sales manager. Walk the house with a tape and a floor plan
Measure each room you'll stage and the doors, halls and stairs a sofa has to pass through. Note what the seller is leaving behind, where the outlets are for lamps, and how far the truck will park from the door. Photos of every room, taken with the seller's or agent's OK, let the designer build the plan without a second visit.
Plan for safety in an empty house
Many consults happen in vacant listings with nobody else around. Tell the office where you're going and when you expect to leave, meet the agent there when you can, and park where your car can't be blocked in. If a stranger turns up saying they own the house, call the agent before you let them in or stay.

Skills to hire for, and what you can teach
Hire for these
Listening first, then proposing rooms and pieces that suit the listing
Explaining price, term and extensions in plain words
Sending a clear written proposal the same day
Earning repeat listings from agents through steady follow-up
Reading a floor plan and taking accurate measurements
Teach these on the job
Your packages and price list
Your house style and what the warehouse holds
License rules on referrals and gifts in the states you sell in
Your CRM and e-signature tools
How listing dates, photo days and showings drive the install
Reps carry a laser measure, a tablet or laptop with the portfolio and price list, and a phone for room photos and video consults. Proposals go out from a CRM or quoting template with e-signature, so list your tools in the ad.
Home staging sales representative interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Honest claims about results
A seller asks how much more the house will sell for if it's staged. What do you tell them?
A strong answer: Doesn't promise a price or a faster sale, explains what staging does for photos and showings, refers pricing questions to the agent, and cites any survey only as general information with its source.
Behavioral · Winning repeat business
Tell me about a time you won business from someone who said no at first.
A strong answer: Describes how they stayed in touch, what changed the answer, and the business that followed.
Treat the template's figures as rough guides. Deal size swings with house size and term length, so base each target on your own signed contracts from recent months.
Monthly staging deals closed
Count contracts the rep signs each month, one per house. Extensions on houses already staged belong to the original deal, not a new one.
Customer Satisfaction Rating
Ask each agent and seller, once the rooms are set, how closely the result matched what the rep promised, and review the answers with the rep monthly.
Lead Conversion Rate
Divide the rep's signed contracts by the qualified leads assigned to them in the same period, and look at agent and homeowner leads separately.
Revenue per deal
Total the first-term contract value for each signed house and average it by month. Track extension income on its own so short terms don't hide a strong rep.
What does the template's walking and lifting work look like for a staging rep?
On a consult, the rep walks every room, up and down stairs, and stays on their feet while talking through the plan with the agent or seller. They carry a bag with a laser measure, a tablet, fabric swatches or a few pillows, within the 20 pounds the template lists. Consults happen in lived-in and empty houses in every season, so say that in the ad.
How much does a home staging sales representative make?
Sales representatives of services who work for specialized design firms earned a median of $38.41 an hour ($79,900 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $52,040 and $123,770 a year. Pay also depends on your local market, experience and overtime.
How does a staging rep get in front of new agents?
Ask brokerages for a few minutes at their office sales meetings, go to broker open houses for new listings, and reach out to agents whose listing photos show empty rooms. Bring a one-page price sheet and before-and-after photos from their part of town. Follow up with one useful idea for a current listing rather than a pitch.
What should a staging rep say when a seller asks if staging will raise the sale price?
Don't promise a price or a sale date. Explain what staging changes: how the rooms look in photos and at showings, and how easily buyers can judge each room's size and use. Then point to what you do control, such as the install date, the rooms covered and the term, and let the agent speak to price.
How soon should a staging rep send the proposal after a consult?
The same day if you can. The listing date is usually close, and the agent may be collecting other quotes. A clear proposal lists the rooms, the main pieces, the first term, the monthly price after it and the install window, with a few photos of similar work. Ask for the decision date before you leave the house.
