What makes marketing different in home staging

A staging company markets to people who sell houses for a living. Most of the work comes through listing agents, so what you say about results, how you show listed homes and what you give agents all carry rules.

  • Back up every claim about faster sales

The FTC's ad substantiation policy expects proof in hand before any claim goes out, and a line like "studies show" must be backed by the studies it points to. So "staged homes sell faster" needs real support behind it. Name the survey and its year, quote it as written, and don't turn an opinion survey of agents into a promise about price. Source: FTC: Policy Statement Regarding Advertising Substantiation.

  • Posts about a listed home follow fair housing ad rules

HUD's fair housing rule bars words, photos or symbols in a statement about selling a home that suggest it is open or closed to people based on race, color, religion, sex, handicap, familial status or national origin. A caption on a post about a house that's for sale can fall under it. Write about the rooms, the light and the layout, never about who should live there. Source: eCFR: 24 CFR 100.75, discriminatory advertisements, statements and notices.

  • Agents who post about you must say what they got

If you give an agent free staging, a discount or a gift for posting about your work, the FTC's endorsement guides treat that as a connection the post must disclose clearly when followers wouldn't expect it. Write the disclosure into your agent partner terms, and check an agent's post before you share it on your own accounts. Source: eCFR: 16 CFR 255.5, disclosure of material connections.

  • Classes for agents need approval to count for credit

A class that counts toward license renewal fills a room with brokers. In New Mexico, courses offered for Real Estate Commission credit must come from a sponsor the commission has approved and be taught by an approved instructor, and the sponsor needs that approval before the course is offered. Apply early or partner with an approved school, and never advertise credit you don't have. Source: New Mexico Administrative Code 16.61.15: approval of real estate courses, sponsors and instructors.

  • Count a house once, however it reaches you

One listing can arrive three ways: the agent calls, the seller fills in the web form, and the agent's assistant emails photos. Match leads by property address before you count them, and tag each with the agent and the channel. Skip that step and lead totals run high while the conversion rate sinks for no real reason.

How much home staging marketing managers make

Marketing managers who work for specialized design firms earned a median of $160,630 a year ($77.23 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $166,790 median for marketing managers in all industries. About 860 of the 395,240 marketing managers in that survey work for specialized design firms.

Pay is mostly salary, and a bonus can follow leads or bookings. BLS reports higher pay for this job than the template's range, so compare it with local offers first.

Skills to hire for, and what you can teach

Hire for these

  • Writing ads and emails a busy listing agent can read in seconds
  • Reading lead and conversion reports in a CRM and acting on them
  • A sharp eye for interior photos and the rooms that show your work best
  • Running agent events and classes from booking to follow-up
  • Care with ad wording about results, perks and who a home suits

Teach these on the job

  • How listing agents work: MLS dates, coming-soon periods and photo days
  • Your packages, prices and service area
  • Your CRM and email platform
  • Your house style and how the designers name each look
  • Local brokerages, office meetings and agent groups

Expect a CRM that tracks agents, listings and consults, an email platform, a social media scheduler and a design app for flyers and posts. Say which CRM you use, and whether the role shoots portfolio photos or books a photographer.

Home staging marketing manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Photo rights

You want to use beautiful listing photos of a home you staged in an ad. What do you check before using them?

A strong answer: Finds out who owns the photos, often the photographer rather than the agent, gets written permission, avoids showing the address or the seller's personal items, and keeps any claims accurate.

  2. Behavioral · Marketing to referral partners

Tell me about a campaign aimed at real estate agents or another referral partner that worked.

A strong answer: Describes the audience, the tactic and the measured results, such as consultations or contracts.

Home staging marketing manager KPIs

The template's numbers are a sample of what to aim for, not your goal. Start from last spring's leads and bookings by channel, then set targets for each season.

Leads Generated
Count new consult requests from agents, sellers and builders, with duplicate addresses merged. Call a lead qualified when the house sits in your service area and is listing soon.
Customer Engagement Rate
Pick one measure, such as replies and clicks on agent emails or saves and comments on posts, and compare it with the same measure from the quarter before.
Conversion Rate
Divide signed staging contracts by qualified enquiries from the same period. Split it by agent, homeowner and builder so you can see which channel actually books.
Brand Awareness
Track saves, shares and follows from local agents on your social accounts, and ask new callers whether they saw your work in a listing or at an event.

Career path

  1. Marketing coordinatorSchedules posts, builds agent email lists and runs event check-in.
  2. Marketing managerOwns the campaigns, the portfolio and the lead count for the market.
  3. Director of marketingRuns marketing across several staging markets and sets the ad budget.
  4. General managerTakes on a whole market after years of working closely with sales and operations.

Home staging marketing manager FAQ

What research can a staging company quote in its ads?

Quote surveys you can link, with the year. NAR's staging survey from 2025 found that more than four in five buyers' agents said staging made it easier for buyers to picture the property as a future home. In the same survey, about one in four said staging affected most buyers' view of the home, and six in ten said it affected some buyers but not always. Agents know the market, so the full picture reads as more honest than the best line alone.

How much does a home staging marketing manager make?

Marketing managers who work for specialized design firms earned a median of $160,630 a year ($77.23 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $104,990 and $212,120 a year. Pay also depends on your local market, experience and bonus terms.

Which site visits does the marketing template's standing and walking line cover?

Walking through staged homes during portfolio shoots and broker open houses, standing through agent events and brokerage meetings, and carrying a laptop or a small display to a booth. Spell these out in the posting along with roughly how many events a month the role covers, so candidates can picture the job.

Does a staging marketing manager need real estate experience?

It helps more than design training does. Someone who has marketed for a brokerage already knows listing dates, coming-soon periods and how agents pick vendors. A candidate from design or retail can learn that. Test either one by asking how they would reach the busiest listing agents in your area in their first month, and what they would say.

When can marketing post photos of a house that's still for sale?

Ask the listing agent first, since showings may be running and it's their listing. In a lived-in home, leave out the street address and anything that shows the seller's belongings or alarm panel. Consider holding the full set until the sale closes, then tag the agent so the post helps you both.

What work sample fits a staging marketing manager?

Give finalists a short brief: a new market, a list of local brokerages and your packages. Ask for a one-page plan to reach listing agents before the spring market, with the first email and one post written out. Look for named channels, a clear way to count results, and wording that makes no promise about sale prices.
