Where a siding sales manager's job gets specific

Every sales manager coaches reps and owns a number. In siding, state pay law, lending and review rules, and the color decision shape how the team is paid and coached.

  • South Carolina wants pay changes in writing first

South Carolina's Payment of Wages Act counts commissions as wages. Employers must give each new hire the pay terms in writing, and any change must be in writing at least seven calendar days before it takes effect, unless it's a raise. If you change the commission split for storm season or a new product line, send the written notice first and keep a signed copy. Source: South Carolina Code Title 41, Chapter 10: Payment of Wages (§§ 41-10-10 and 41-10-30).

  • Every homeowner hears the same financing offer

When reps regularly send homeowners to a finance company, federal Regulation B treats the siding company as a creditor for its rules against discrimination and discouragement. A rep can't skip the financing offer, or hint that someone won't qualify, on a basis the rule prohibits, such as race, sex, marital status or age. Train reps to present the same plans at every table and note in the CRM that they did. Source: eCFR: 12 CFR 1002.4, General rules (Regulation B).

  • Staff and family can't fill the star rating

The template sets a high satisfaction score, and that pressure can push a team toward padding reviews. The FTC's review rule can make it a violation when a manager asks employees, their relatives or the manager's own relatives for reviews that then post without saying how the writer is connected. Ask every finished customer the same way, and tell reps to leave friends and family out of it. Source: eCFR: 16 CFR 465.5, Insider reviews and consumer testimonials.

  • Coach the color decision

Homeowners can settle on a product and a price and then freeze over color, because it changes the look of the whole house. Coach reps to hold full-size samples against the house in daylight, next to the roof, brick and trim, and to write the siding and trim colors into the contract. Ride along on stalled deals to hear where the choice broke down.

  • Write the lead rotation down

After a hail or wind storm, leads can pour in from a few ZIP codes and reps start fighting over them. Put the rules in writing before the season: how leads rotate, who keeps a lead they found themselves, when an unworked lead goes back to the pool, and how reopened leads from the rehash specialist get assigned.

How much siding sales managers make

Sales managers who work for foundation, structure, and building exterior contractors earned a median of $107,500 a year ($51.68 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 1,380 of the 637,080 sales managers in that survey work for structure and exterior contractors.

Pay is often a base with commission or an override on what the team sells, plus a bonus on targets. Compared with BLS pay for this industry's sales managers, the template's base runs low, so show finalists what the commission and bonus add.

Skills to hire for, and what you can teach

Hire for these

  • Coaches in-home reps through ride-alongs and role-play, not only meetings
  • Reads a pipeline report and spots a slipping rep before month end
  • Knows siding scope well enough to catch a bad measure or a missing trim line on a proposal
  • Holds reps to honest claims about warranties, energy savings and financing
  • Works out conflicts with operations when sales outrun install capacity

Teach these on the job

  • Your price book, product lines and maker programs
  • Your CRM, proposal software and lender portals
  • State wage-notice rules, such as South Carolina's
  • Your commission plan and how the bookkeeper figures it
  • Local neighborhoods, housing ages and common house styles

The team runs on a home improvement CRM for leads and pipeline, proposal software on tablets, and each lender's financing portal. List your CRM in the posting and say who builds the pipeline reports.

Siding sales manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Stopping insurance promises

You hear a rep tell a homeowner, 'Insurance will cover the whole house, guaranteed.' What do you do?

A strong answer: Corrects it with the homeowner, coaches or disciplines the rep, restates the rule for the whole team and reviews other deals that rep wrote.

  2. Behavioral · Coaching value selling

Tell me about a rep you coached to stop leaning on discounts to close fiber cement or other premium siding.

A strong answer: Rode along, found they skipped the value talk on durability, finish, warranty and fire resistance or showed only one option, role-played it, held discount limits and tracked close rate and average price.

Siding sales manager KPIs

Use the template's numbers to start, not as a rule. Once you have a season of signed jobs and cancellations, rewrite each target around your own lead flow and the crews' capacity.

Revenue Growth
Set each month's signed contract value beside last year's figure for that month, because siding demand swings with weather and season. Count a job once its cancellation period ends.
Sales Conversion Rate
Divide signed contracts by in-home appointments that ran, for the whole team and for each rep. Leave out appointments canceled before the visit.
Customer Satisfaction Rating
Average survey or review scores from all finished customers, not a hand-picked group. Track complaints that trace back to a rep's promise as their own line.
Lead Generation
Count qualified appointments the sales team found through its own work, such as referrals, canvassing and neighbor asks, kept apart from marketing's leads.

Career path

  1. Rehash specialistLearns why siding deals die by calling the ones that did.
  2. Sales representativeRuns appointments and becomes the rep new hires ride along with.
  3. Sales managerBuilds the rep team and owns its monthly number.
  4. General managerTakes on operations and the full profit and loss along with sales.

Siding sales manager FAQ

What hands-on work sits behind the sales manager template's travel and sample lines?

Driving the territory to ride along on appointments, walking around houses with reps, and carrying sample boards or a display case. The manager also works home shows and stops by the occasional job site to see a sold job go up. Ask finalists whether they can do this work, alone or with a reasonable accommodation.

How much does a siding sales manager make?

Sales managers who work for foundation, structure, and building exterior contractors earned a median of $107,500 a year ($51.68 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $82,690 and $157,740 a year. Pay also depends on your local market, experience and bonus terms.

Should a siding sales manager rely on the maker for rep training?

If your siding maker offers product training to its contractors, use it for product knowledge. The sales manager still teaches your process: how reps open the visit, measure, walk through your price book, offer financing and write the contract. Have new reps ride with your best closer before their first solo appointment.

How should a siding sales manager work with the rehash specialist?

Meet weekly. The rehash specialist brings the lost reasons and the leads that came back to life; the sales manager decides which rep takes each reopened lead and coaches on the stalls that keep showing up. If one rep's lost deals revive far more often than the others', look hard at how that rep closes the first visit.

How can a siding sales manager tell if a rep is overpromising?

Compare the contract with what the homeowner says on the pre-install call and what the crew finds on day one. Watch for requests for free trim work, a color the contract doesn't show, or a start date nobody set. Ask the lead installers to flag promises that weren't in writing, and ride along with any rep whose jobs keep drawing them.
