What a deck rep checks before drawing anything

A deck either hangs on the house or carries its own weight, and the yard's slope sets its height. Both move the price more than board color does, so the rep settles them on the first visit.

  • What the house wall will hold

AWC's deck guide, built on the 2015 IRC, bars hanging a ledger on brick, stone or other masonry veneer, hollow masonry, a floor that juts out past the foundation, or a bay window. Those decks rest on an extra beam and posts near the house, and the guide puts footings closer than five feet to the house down at the level of the house footing. Next to a basement, that's a deep hole. Look at the wall first, then draw and price. Source: American Wood Council: Prescriptive residential wood deck construction guide (DCA 6, based on the 2015 IRC).

  • Measure the drop at every corner

A yard that falls away can put a deck two feet up at the door and four feet up at the far corner. The same guide requires a guard wherever the deck surface sits over 30 inches above the ground, with openings that won't pass a 4-inch sphere, and that opening rule covers the space under a built-in bench used in place of a rail. Measure grade at each corner and along the stair run before you price rails and stairs. Then check the code your town enforces. Source: American Wood Council: Prescriptive residential wood deck construction guide (DCA 6, based on the 2015 IRC).

  • Price the rot you can't see yet

On a replacement, the worst wood often hides where the old ledger meets the house, under flashing that failed or was never there. Probe what you can reach, photograph soft spots and stains on the rim and the siding below the door, and tell the homeowner before signing that the price can change once the old deck is off. Write how that repair will be priced, so the project manager's change order holds no surprise.

  • Carry the warranties to the kitchen table

Federal warranty rules reach in-home sales, even invited ones. A rep selling warranted consumer products must say before the sale, out loud and in any written materials shown, that they carry copies of the warranties to read at any point in the visit. The FTC counts separate equipment attached to a home, such as electrical equipment, as consumer products, so a patio cover's fan or heater counts. Boards in a new deck may not be, since materials for a substantial addition are left out. Carry them all. Source: eCFR: 16 CFR 702.3, pre-sale availability of written warranty terms (door-to-door sales).

How much deck and patio sales representatives make

The closest BLS group for deck and patio sales representatives is sales representatives of services. Sales representatives of services who work for other specialty trade contractors earned a median of $31.09 an hour ($64,680 a year) in May 2025, according to the Bureau of Labor Statistics. That’s below the $69,990 median for sales representatives of services in all industries. About 12,140 of the 1,256,010 sales representatives of services in that survey work for other specialty trade contractors.

Per the template, reps get a base salary, commission on each signed deck, and bonuses for beating targets. On its own, that base reaches from under this chart's lower quarter almost to its median. Most deck commission arrives in spring and early summer, so explain how the base and any bonus cover the winter months.

Skills to hire for, and what you can teach

Hire for these

  • Measures grade, heights and stair runs on a sloped yard and gets them right
  • Recognizes brick veneer, overhangs and other walls a ledger can't go on
  • Draws a deck in 3D software at the visit and explains each choice
  • Explains wood, composite and PVC upkeep and price in plain words
  • Writes every color, rail, light and stair choice into the contract
  • Follows up on open designs on the date promised

Teach these on the job

  • Your board, rail, lighting and cover product lines
  • Your price book and how the design program builds a quote
  • Footing, framing and guard rules in your towns
  • How the project manager's handoff runs
  • Each maker's warranty and what it covers

An awl to probe old posts and rim joists, a laser measure and level for heights and slope, and a case of board, rail and light samples go to every visit, along with a tablet running the 3D deck program and price book. Experienced deck designers will ask which design program you use and whether the tablet is yours or theirs.

Deck and patio sales representative interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Explaining material options

A homeowner can't decide between pressure-treated wood and composite. How do you help them choose?

A strong answer: Explains upfront cost against maintenance, look, heat, warranty and lifespan in plain terms, and lets them decide.

  2. Behavioral · Closing

Tell me about a sale you closed by solving a problem the homeowner didn't know they had.

A strong answer: Spotted the issue, such as a rotted ledger or poor drainage, explained it honestly and earned the homeowner's trust.

Deck and patio sales representative KPIs

Spring visits close faster than fall ones, and a rep fed home show leads isn't running the same race as one fed referrals. Set monthly targets from your own history, and line reps up only within the same months and lead sources.

Monthly Projects Closed
The template counts completed projects, but a deck signed in April may not be built until July. Count signed decks with a deposit in once the cancellation window passes, and keep built decks on a second line for the template's measure.
Conversion Rate
Signed agreements divided by design visits the rep ran, split by lead source. Track raised decks, covers and screen rooms separately from ground-level decks, since homeowners take longer to decide on them.
Customer Satisfaction Rating
Scores from the survey sent after the final walk, on decks this rep sold. A complaint about a stair that came out steeper or a rail that changed points back to the measurements and the drawing.
Lead Generation
Design visits booked from leads the rep found: a neighbor who walked over during a build, a past buyer's friend, a builder's referral. Paid ads and home show slips go to marketing.

Deck and patio sales representative FAQ

What do the template's lifting, weather and terrain lines mean for a deck rep?

They describe the site visit: walking sloped and muddy yards, crouching under an old deck to look at posts and joists, standing in sun or cold to measure, and carrying samples of boards and railing plus a step ladder, within the template's 50 pounds. The template keeps its wording. Put these tasks next to it in your ad, walk each finalist through them, and name the person to contact about an accommodation.

How much does a deck and patio sales representative make?

Sales representatives of services who work for other specialty trade contractors earned a median of $31.09 an hour ($64,680 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $50,280 and $87,510 a year. Pay also depends on your local market, experience and overtime.

How should a deck rep explain composite versus wood?

Start with what the homeowner said they're tired of. Wood costs less up front and needs regular cleaning and stain. Composite and PVC cost more and still need cleaning, but no stain. Hand over each maker's care guide. If the deck will sit in full sun, set a few sample colors out in the sun during the visit and let the homeowner feel them.

Should a deck rep design to the HOA's rules before the visit?

Yes. Ask for the HOA's design rules when the visit is booked, and draw within them: allowed colors, rail styles, heights and how close to the lot line a deck may sit. A design the committee rejects costs a redraw and weeks of waiting, and the homeowner may blame you for it, not the HOA.

Should a deck design take one visit or two?

Pick one way per kind of lead and compare close rates. One long visit, measuring, drawing and pricing at the table, suits ground-level decks. Covers, screen rooms and raised decks often go better with a second visit to present a finished 3D design and price. Either way, the homeowner should leave the last visit with a clear next step and a date.
