An exterior cleaning general manager takes charge of one market or branch and turns quotes into profitable work: the price book, the promises sales makes, and the crews that deliver them. The GM reports to the COO and answers for how the market's schedule, gross margin and reviews hold up.

In exterior cleaning, most of what moves the GM's numbers is set before a crew arrives: how the job was measured, what the customer was promised and how the price was built.
Price by measurement, then check it
Most jobs are quoted from measurements: square feet of concrete, a house's size and stories, a roof's area and pitch. Online and satellite measuring tools make quotes fast, but they can miss a steep back slope or a second-story deck. The GM sets the measuring rules and the bundle prices for jobs like house, driveway and gutters together, then checks each month which services actually carry the margin.
Promise only what washing can do
Some marks don't wash off. Chalky, oxidized siding, orange rust from irrigation water or fertilizer, old oil soaked into concrete and faded paint can look the same or worse after a wash. The GM sets what sales says about them at the quote and what the paperwork promises, because many "you didn't get it clean" callbacks start with a promise the method couldn't keep.
Roof guarantees are a margin choice
Roof stains come back. ARMA, the asphalt shingle makers' trade group, says cleaning algae off shingles with bleach only works for a time, and the stains may return. If the company promises results for a set period, every re-treat inside it costs crew hours and chemical with no new revenue. The GM sets the guarantee terms with the CEO, prices them into roof jobs, and tracks re-treats by neighborhood. Source: Asphalt Roofing Manufacturers Association: Algae discoloration of roofs.
Quoted hours and real hours have to match
When sales quotes a house at two hours and the crew takes three, revenue per hour drops and the rest of the day slides. The GM compares quoted and actual time by job type each month. If one service runs long for every crew, the price or the time standard changes. If one crew runs long, that's coaching for the operations manager.
How much exterior cleaning general managers make
The closest BLS group for exterior cleaning general managers is general and operations managers. General and operations managers who work for building and home services companies earned a median of $82,580 a year ($39.70 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $105,770 median for general and operations managers in all industries. About 74,770 of the 3,503,020 general and operations managers in that survey work for building services companies.
Salaried. Link some of the template's bonus to keeping re-treats and damage costs low, since a GM can buy volume with promises the crews can't keep.

Exterior cleaning general manager interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Damage trends
Three damage claims this month came from the same crew. What do you do?
A strong answer: Reviews each claim, rides along, retrains or reassigns, and checks the lead's role.
Behavioral · Pricing
Tell me about a time you changed prices. How did customers react, and what happened to margin?
A strong answer: Explains the reasoning, how they told customers, how bookings changed, and the margin result.
Use last season's results for this market only. A target borrowed from a branch with more roof work, or more storefronts, will be wrong from the first week.
Revenue per hour
Revenue from finished jobs over crew hours, by service, each week. When it drops, check add-ons first: a house wash sold without the driveway or gutters leaves easy work on the table while the crew is already there.
Customer Satisfaction Rating
Sort each low score by cause: a missed spot, a promise from the sale, property damage or a late crew. Promise problems are the GM's to fix, in the sales script.
Callback Percentage
Count every no-charge trip back, by crew and by cause. When a callback is about a stain the method can't remove, the fix belongs in the quote, not with the crew.
Operational Efficiency
How much of the market's crew time sales has filled for the coming weeks. Look three weeks out, so the GM can push sales or ease off before crews sit idle or fall behind.
Gross Margin
Track it by service each month, using the same cost lines every time so months compare. Look at roof margin again after re-treats, since a long guarantee can quietly eat it.

How should the GM template's standing and weather lines be read?
The template lists "Must be capable of standing and walking for extended periods" and "Regular exposure to outdoor work environments with variable weather conditions." In this job those describe tasks: walking a property with a homeowner to look at a complaint, checking a finished house wash, and spending a morning on a commercial lot in sun, wind or cold. Keep the lines only if your GM really does that work, and add that reasonable accommodation is available.
How much does an exterior cleaning general manager make?
General and operations managers who work for building and home services companies earned a median of $82,580 a year ($39.70 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $60,290 and $118,560 a year. Pay also depends on your local market, experience and bonus terms.
A customer says the wash killed their shrubs. What should the GM do?
Go look within a day or two, bringing the crew's photos and mix notes. Check what else could explain it, such as drought, frost, fertilizer or disease. If the wash is the likely cause, replace or credit within the limit the COO set, and bring bigger claims to the CFO and the insurer. Then find the step that failed, such as pre-wetting, the final rinse or spraying in wind, and retrain on it.
Which jobs should an exterior cleaning GM turn down?
Put the list in writing for sales. Common ones: painted wood with peeling paint the wash would strip, old soft brick or wood shakes that pressure can damage, siding with failed caulk where water would get behind it, and roofs too steep or fragile for your crews. A clear no protects the margin and the reviews, and sales can point the customer to a painter or roofer instead.
How much discount room should salespeople have?
Very little. A discount on a roof or house wash comes straight out of the margin that pays for re-treats and callbacks. A better trade is adding something, like the walkway or the fence, at a bundle price the GM set, since the crew is already there. Track discounts by rep each month.
