An exterior cleaning warehouse manager runs the shop where rigs load bleach and water each morning. That means the bulk bleach and its fill station, the parts room and the repair bench. They keep pumps, engines and burners in service, take chemical deliveries safely, and get broken rigs back on the road.

Bleach is the shop's biggest product, and it reacts badly to the wrong metal, the wrong chemical and too much heat. The rest of the job is keeping engines, pumps and burners ready for the next morning.
Plastic, not stainless, where bleach flows
Bleach maker Olin lists titanium and tantalum as the only metals that are safe with bleach. Of the rest, the nickel in stainless steel speeds its breakdown the most. Olin names PVC, CPVC, polypropylene and lined steel for unloading hookups. It warns that one wrong part, even a single elbow, can start the breakdown. So the manager checks every fitting, valve and pump part that touches bleach, and shades or insulates tanks that sit in the sun. Source: Olin: Sodium hypochlorite product stewardship manual.
Someone stands at the tank during a delivery
In 2016, at a plant in Atchison, Kansas, a driver hooked a load of sulfuric acid to the bleach tank's fill line by mistake. The cloud it made held chlorine, and more than 140 people sought medical care. The Chemical Safety Board's lessons: have a person from the site present for every delivery, check the connection before anything flows, label fill lines at the hookup, and use different fittings for acids and bases. A shop with bulk bleach and any acid product can follow the same rules. Source: U.S. Chemical Safety Board: MGPI Processing case study, inadvertent mixing during chemical unloading (December 2017).
The soft wash side gets a fresh water flush
At the end of each day, crews or the shop run fresh water through each rig's chemical pump, injector and soft wash hose, so bleach doesn't sit in them overnight. The manager makes the flush part of check-in, keeps rebuild kits for the chemical pumps on the shelf, and logs each pump's repairs. A part that keeps failing gets swapped for one the pump maker rates for bleach.
Hot water rigs need burner care
Hot water units add a diesel or oil burner and a heating coil to the shop's upkeep. Burners need their fuel filters, nozzles and exhaust checked, and coils can build up scale where the water is hard. The manager schedules that service in the slow months, tests each unit before it goes back out, and keeps the burner parts that fail most on the shelf.
How much exterior cleaning warehouse managers make
The closest BLS group for exterior cleaning warehouse managers is transportation, storage, and distribution managers. Transportation, storage, and distribution managers who work for building and home services companies earned a median of $72,010 a year ($34.62 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $107,230 median for transportation, storage, and distribution managers in all industries. About 460 of the 221,180 transportation, storage, and distribution managers in that survey work for building services companies.
This template pays salary plus a bonus, though its salary range tops out below the BLS median on this page. Strong candidates often work at equipment rental yards or pressure washer dealers, so check what those shops pay nearby before you set the offer.

Skills to hire for, and what you can teach
Hire for these
Has run a shop or parts room that kept field equipment working
Has rebuilt pressure washer pumps and set unloaders, and can find why a gas engine won't start
Keeps bleach away from metal, acids and heat out of habit
Leads a small shop crew and opens before load-out
Logs each repair and delivery the day it happens, with parts and hours
Teach these on the job
Your rig builds and the COO's parts standards
Your bulk bleach setup, fill lines and delivery steps
Burner service on the hot water units you run
Your inventory app and the specialist's daily log
Vendor and warranty contacts for your pumps and engines
Expect a repair bench with engine and pump tools and rebuild kits, a pallet jack or forklift for totes, bulk bleach storage with its own transfer pump, and a repair log for every rig. List the pump and engine makes on your rigs in the ad, since a mechanic who already knows them is useful from the first week.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Equipment maintenance
Pumps and engines keep failing mid-season. What do you put in place?
A strong answer: Maintenance by hours, daily checks by crews, logs per unit, spare parts and backup units.
Behavioral · Repair or replace decisions
Tell me about a time you tracked equipment costs by unit and used them to decide whether to repair or replace something.
A strong answer: Kept repair logs and costs for each pump, engine or trailer, compared them to replacement cost and downtime, and made a clear call.
Equipment downtime carries the most weight here, since a rig down in May is a crew down. Set every target from twelve months of your own repair and count logs.
Inventory Accuracy
Count the costly items each month: pumps, engines, surface cleaners, hose reels and burners, against the equipment list. Add the inventory specialist's chemical and parts results to get one figure for the shop.
Equipment Downtime
Crew hours lost to a rig, pump, engine or burner out of service, against crew hours scheduled. Record which part failed on which rig, so repeat failures show up by model.
Order Fulfillment
Restock requests and equipment swaps ready by the time crews need them, usually the next load-out. A rig that leaves short of mix or a spare tip counts as late.
Safety Compliance
Score a weekly shop walk: fill lines labeled, acids apart from bleach, containment clean, the eyewash unblocked, guards on bench tools. Anything found stays open on the list until it's fixed and checked.
Career path
Equipment service technicianRepaired pressure washers and pumps at a dealer or rental yard.
Warehouse ManagerRuns the shop, the bleach supply and rig repairs.
Operations managerTakes what the repair log taught them into running the crews.
Should the shop mix soft wash batches for the crews?
Some companies mix at the shop, where measuring is easier to control. Then the mixing station follows the COO's recipe book exactly, logs each batch with its strength and the rig that took it, and labels every container. Others let crews mix on the rig with an injector or proportioner. Either way, the warehouse manager keeps the products, the measuring gear and the records.
How much does an exterior cleaning warehouse manager make?
Transportation, storage, and distribution managers who work for building and home services companies earned a median of $72,010 a year ($34.62 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $58,260 and $86,180 a year. Pay also depends on your local market, experience and bonus terms.
Who chooses the pumps, injectors and engines on the rigs?
The COO sets the standard build. The warehouse manager brings the evidence: which parts fail, how often, what each repair costs and how long rigs sit waiting. Ask for a short report each winter, so next season's builds and spare parts come from your own repair log rather than a sales pitch.
What should the warehouse manager watch on the rigs' water tanks?
Water and buffer tanks feed the pumps, so dirt or algae in a tank ends up in a pump. Check strainers at load-out, flush tanks on a schedule, and look for cracks after cold nights. When a freeze is coming, drain tanks, pumps and hoses, or keep them somewhere heated overnight.
What does standing for long stretches look like in a wash shop?
The template's line reads "Standing for extended periods during inventory audits and inspections." Here, that's walking the racks and tote area during a count, staying by the tank while a bulk truck unloads, working at the repair bench, and checking rigs as crews return. Spell out those tasks, plus the 50-pound lift for pumps and engine parts. Offer accommodations, such as a stool at the bench, to anyone who asks.
