An exterior cleaning sales manager leads and trains the reps who quote large homes, roofs, HOA communities and commercial flatwork, and answers for revenue, new accounts and rep turnover. They set the canvassing rules, read property managers' contracts before anyone signs, and use the winter to win next year's board and budget decisions.

A plain house wash rarely needs this team. Roofs, communities, storefronts and federal sites do, and they bring permits, wage rules and fine print the manager has to know before a rep makes a promise.
Knocking beside a job follows city rules
Reps often canvass a street while a crew washes a house on it. Towns regulate that. Bismarck, North Dakota, for example, requires a city permit to sell goods or personal services door to door at homes that didn't ask, with a photo badge worn while selling. Hours run 9 a.m. to 5:30 p.m. and 7 to 9 p.m., and nobody may solicit at a home posting a No Soliciting sign. A booked estimate isn't canvassing. Federal sites set the labor cost on the bid
The Service Contract Act covers federal contracts whose main purpose is services done by service employees, and DOL's examples include janitorial work and running or maintaining a federal facility. On a covered prime contract over 2,500 dollars, bid labor at the wage determination's rates plus its fringe benefits, not your usual crew rates. Track hours on that contract apart from other work, and post DOL's notice at the site. Ask the contracting officer what applies. The buyer's paperwork may carry the runoff risk
Property managers, HOAs and retail landlords often send their own vendor agreement. It may ask you to cover any claim arising from your work, name them as additional insureds, and give up your insurer's right to recover from them. Then a claim over bleach overspray on a tenant's car or a spotted storefront can land on you. The sales manager sends every agreement that isn't standard to the CFO and the insurance broker before a rep signs.
Winter is for boards and budgets
Homeowners book in warm weather, but HOA boards and property managers decide next year's spending earlier. Ask each one when its budget is set, and get the bid in before that meeting. The manager plans the reps' winter around those dates: walks of common areas, bid packets and board presentations. A rep with real work and commission in January is easier to keep through spring, which the retention target measures.
How much exterior cleaning sales managers make
Sales managers who work for building and home services companies earned a median of $99,910 a year ($48.04 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 1,470 of the 637,080 sales managers in that survey work for building services companies.
Salary, bonus and commission all appear in the template. Tie a share of the bonus to the rep retention target, since a rep who quits in June leaves a summer of open quotes behind.

Skills to hire for, and what you can teach
Hire for these
Has managed reps who sell to homeowners as well as HOA boards or property managers
Spots indemnity and additional-insured terms in a customer's vendor agreement and sends them for review
Keeps a canvassing team inside each town's permit rules and hours
Coaches reps to quote the method each surface needs, not the one the customer named
Plans a winter calendar of bids that keeps good reps busy
Teach these on the job
Your bundle prices and who approves exceptions
Permit rules and hours in each town your reps canvass
How federal bids and wage determinations work
Your insurance limits and the contract terms your broker accepts
How your CRM tracks board dates and bid deadlines
Expect a CRM pipeline tied to the field software and a calendar of each board's and property manager's budget date. If the company bids federal work, someone watches SAM.gov for openings. A shared folder with current insurance certificates and a standard bid packet saves reps time on every commercial quote.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Estimate accuracy
Crews say estimates keep missing heavy mildew, roof pitch and access problems. What do you do?
A strong answer: Compares estimates to job results, adds an estimate checklist and photo rules, retrains reps and tracks accuracy by rep.
Behavioral · Coaching
Tell me about a time you helped a rep raise their close rate on house wash or roof cleaning estimates.
A strong answer: Diagnosed the gap through estimate reviews or ride-alongs (no photos of the problem, unclear results, no follow-up), practiced with them, and measured the change in close rate.
Commercial and HOA deals land in lumps, a whole community or a year's contract at once. Read revenue and new accounts by quarter, and build each goal from your company's earlier seasons.
Revenue Growth
Sold revenue each quarter on three lines: homeowner jobs, HOA communities and commercial contracts. Book an HOA deal to the quarter the board voted, even when the crews wash it the next spring.
Lead Conversion Rate
Signed quotes over quotes given, by rep. Read roof quotes on their own line, since homeowners weigh a roof longer than a driveway, and a rep heavy on roofs can look slower than they are.
Customer Acquisition
Count businesses, HOAs and management companies that signed this quarter. A homeowner's one-time house wash is a job, not an account, even a large one.
Sales Team Retention
Reps still on payroll at the end of the quarter, out of those on it at the start. Ask every rep who leaves why, and note whether thin winter income was the reason.
Career path
Sales representativeWalked houses, roofs and commercial lots and closed the quotes.
Sales ManagerLeads the reps, sets canvassing and contract rules, and owns the number.
General managerTakes on a market's crews, office and profit, not just its sales.
Director of salesLeads sales across several branches or brands.
Which jobs need a rep's visit, and which can the office quote?
Write the rule down. Flatwork, fences and plain house washes on vinyl usually price fine from a map and a few questions. Roofs, HOA communities, commercial lots and decks of unknown material need someone on site, and so do houses where water could get behind loose siding. Peeling paint on a house built before 1978 goes to a manager before anyone quotes it. Each spring, pull the office quotes that went wrong and move the line.
How much does an exterior cleaning sales manager make?
Sales managers who work for building and home services companies earned a median of $99,910 a year ($48.04 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $73,930 and $143,320 a year. Pay also depends on your local market, experience and bonus terms.
What belongs in a commercial exterior cleaning agreement?
The surfaces and areas, how often, and the hours crews may work. Who supplies water, and where the wash water goes. What clean means for gum, grease and rust, which may not all come out. How and when the price can change each year. The notice period for ending the deal, and what happens on a rain date.
Should commission be taken back when a job needs a re-wash?
Not for crew mistakes. If a callback traces to a missed spot or a weak mix, the rep had no part in it. When it traces to a promise at the sale, like a rust stain the rep said would come out, coach the rep and track it. Before taking back commission already paid, check your written plan and your state's wage law with an employment lawyer.
Where should an exterior cleaning sales manager find reps?
Look inside first. A lead technician who already talks homeowners through the final walkaround knows what each job takes. Outside, look at people who have quoted on site and lived on commission, such as roofing or siding estimators and canvassing team leads. Ask finalists to walk a house with you and talk through how they would quote it.
