What a large exterior cleaning contract needs

One crew can finish a house before lunch. A building, a shopping center or fifty storefronts needs water, access, a lift and an agreed picture of clean before the first crew arrives.

  • A sample area sets the standard

For brick, the Brick Industry Association's cleaning guide recommends a trial on about 20 square feet, judged once the wall has dried, usually in about a week. Once approved, that area becomes the standard for the rest of the building. The project manager books the trial early, walks it with the client, and gets approval in writing before crews clean the rest. A later disagreement is then settled against the sample, not anyone's memory. Source: Brick Industry Association: Technical Note 20, Cleaning brickwork (August 2018).

  • Lifts bring their own rules

Facades, canopies and signs up high often need a rented boom lift. Under OSHA's aerial lift rule, only trained people may run one, and its controls are tested every day before anyone goes up. Anyone in the basket wears fall protection, either arrest or restraint, attached to the boom or basket rather than the building. The project manager checks who on the crew is trained for that type of lift before it arrives, and looks at the ground where it will stand. Source: OSHA: Vehicle-mounted elevating and rotating work platforms (29 CFR 1910.67).

  • Big jobs can outrun the spigot

A building wash can need more water than a faucet gives, or the site may have none. In Albuquerque, for example, the water authority issues fire hydrant meter permits and says it will contact applicants within three business days. Its designated-agent form asks for a copy of a New Mexico contractor's license. Permit holders use only hydrants it designates, run a backflow device or method it accepts whenever the meter is in use, and report readings between the 1st and 10th of each month. Set this up weeks ahead. Source: Albuquerque Bernalillo County Water Utility Authority: Fire hydrant meter program (example utility).

  • Many sites, one agreement

A restaurant or store chain may sign one deal that covers dozens of sites. Each has its own manager, hours and dumpster pad. The project manager keeps a calendar for every site and sends photos and notes after each visit. They also flag anything left undone, like a row of parked cars over a stained spot. The client's facilities team reads those reports when the contract comes up for renewal.

How much exterior cleaning project managers make

The closest BLS group for exterior cleaning project managers is project management specialists. Project management specialists who work for building and home services companies earned a median of $72,540 a year ($34.88 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $102,320 median for project management specialists in all industries. About 6,970 of the 1,066,670 project management specialists in that survey work for building services companies.

A base salary comes first in the template, with bonuses for on-time finishes and client ratings. On yearly multi-site contracts, think about paying part of the bonus when the client renews, since renewal is where a year of reports and visits pays off.

Skills to hire for, and what you can teach

Hire for these

  • Has run multi-week or multi-site service work against a written scope and budget
  • Turns a cleaning spec into crew days, water, equipment and rentals
  • Gets client approvals in writing before work moves ahead
  • Plans lift, water and access needs before the start date
  • Sends clear, dated reports with photos, on time

Teach these on the job

  • Your methods for brick, stucco, metal and concrete
  • Lift rental, delivery and operator training steps
  • Your local water utility's hydrant meter rules
  • Your field app's project and photo reports
  • How your company prices large contracts

Expect project schedules in your field software or a project app, a shared photo log for each site, accounts with local lift rental yards, and a pressure gauge for setting up sample areas. Someone who has hired and managed vendors for a property management or facilities company already knows how commercial clients judge a contractor.

Exterior cleaning project manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Resident communication

You're cleaning twelve apartment buildings over three weeks while residents are home. How do you plan communication?

A strong answer: Notices ahead of each building (close windows, move cars, keep pets in), a schedule with the property manager, a contact for questions and daily updates.

  2. Behavioral · Project delivery

Tell me about a project that fell behind. How did you get it back on track?

A strong answer: Explains the cause, the recovery plan with crews and the client, how they communicated, and the outcome.

Exterior cleaning project manager KPIs

Track each contract on its own line. One stalled facade can drag a month's averages, so look at the job before the total.

Timely Project Completion Rate
Projects and scheduled site visits finished by the date in the client's schedule, out of all due. Mark delays the client caused, such as a closed lot, apart from your own.
Client Satisfaction Rating
A short survey to the client's contact at the end of each project, or each quarter on yearly contracts. Read the comments next to any complaints logged during the work.
Budget Adherence
Actual labor, chemical, water, fuel and rental costs against the job's budget, updated weekly while it runs. Watch lift rentals and hydrant water closely, since both bill as you go.
Safety Compliance
Site inspections passed, daily lift checks logged and incidents recorded on each project, subcontractors included. A missing lift check counts as a miss even when nothing went wrong.

Career path

  1. Field supervisorChecked crews' work and handled the first commercial walk-throughs.
  2. Project ManagerRuns facade, retail and multi-site contracts from sample area to renewal.
  3. Operations managerLeaves contract work to run the house-wash and roof schedule.
  4. General managerAnswers for a full market, with commercial contracts as one part.

Exterior cleaning project manager FAQ

Who runs what: the project manager or the operations manager?

The operations manager runs the daily board of house washes, roofs and flatwork. The project manager owns a short list of large contracts from the signed agreement to the last report: the sample area, water, lifts, the client's hours and the budget. They draw on the same crews, so agree each week which crews the projects get, and who decides when a rain day hits both.

How much does an exterior cleaning project manager make?

Project management specialists who work for building and home services companies earned a median of $72,540 a year ($34.88 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $59,040 and $85,030 a year. Pay also depends on your local market, experience and bonus terms.

Why does the project manager template mention stamina?

The template asks for inspections that "may require moderate mobility and stamina" on site. On these contracts, that means climbing a parking deck's stairs level by level, riding a lift basket to check a facade, and walking every storefront on a long strip center. It also means carrying test products and a camera bag, up to the 25 pounds the template names. Swap the word stamina for that task list in your ad, and name who handles accommodation requests.

Should the project manager help price big contracts?

Yes, alongside the sales rep. The rep knows the client and the competition. The project manager knows how long a facade or a parking deck really takes, what the lift will cost, and where the water will come from. A bid priced without that walk-through can miss lift days or water entirely. Make the project manager's walk-through, with crew days and equipment written down, part of every large bid.

How should a project manager schedule work around a shopping center's tenants?

Ask the property manager which areas can close, and when. Sidewalks often go before stores open, and parking rows after they close. Send tenants a notice with dates and times. Cone off each section being washed, and keep someone watching for shoppers and cars. Leave a dry path to every door, and finish each section's rinse before opening time.
