An exterior cleaning dispatcher assigns each day's house washes, roof jobs and flatwork to crews and rigs, matching every stop to a crew cleared for it and gear that can do it. They time first stops around local quiet hours, hand rigs between night commercial crews and day routes, and answer crews quickly from the driveway.

Once the week's plan is set, the dispatcher works stop by stop: who is cleared for each job, which rig can do it, and when the first engine can start.
Quiet hours set the first stop
A gas pressure washer is loud, and some cities limit when outdoor power equipment can run. Albuquerque, for example, allows it from 7 a.m. to 10 p.m. Monday to Saturday, and from 9 a.m. to 10 p.m. on Sundays and holidays. Its list runs from leaf blowers to other powered tools for property repair. The dispatcher learns each town's hours, night work included, and fills the early slot with loading, driving or setup that needs no engine. Source: City of Albuquerque Environmental Health: Frequently asked questions about noise.
Only cleared crews get roofs and trailers
Roof soft washing goes only to techs with a roof sign-off on file, and only some drivers are approved to tow a water trailer or a trailer-mounted hot water unit. That list sits beside the board, and the day is built around it. A sick call on a roof day then means moving the roof job, not sending whoever happens to be free.
The tank decides the order of stops
A soft wash rig carries a set amount of mix, and a big roof can use far more than a one-story house. The dispatcher checks what each route will draw and orders the stops so the tank lasts, or plans the refill at the shop between them. A crew that runs dry across town loses an hour driving back. Driveway and fence stops that need little or no mix can fill that gap.
One rig, two shifts
Commercial flatwork is often washed overnight or before opening, where local hours allow, with the same hot water rig a day crew needs at eight. The dispatcher sets the handoff: rig back by a fixed time, engine and burner fuel topped off, filters and nozzles checked, and a note on anything that broke. A missed handoff costs the day crew its first stop.
How much exterior cleaning dispatchers make
Dispatchers who work for building and home services companies earned a median of $20.94 an hour ($43,550 a year) in May 2025, according to the Bureau of Labor Statistics. That’s below the $50,340 median for dispatchers in all industries. About 1,280 of the 202,810 dispatchers in that survey work for building services companies.
Expect hourly wages and the template's quarterly bonus. Base the bonus on routes that went out complete and crew questions answered fast, which the dispatcher controls, not on revenue. A bonus promised for set measures also counts in the regular rate, so it raises overtime pay in peak weeks.

Skills to hire for, and what you can teach
Hire for these
Builds a day's board around people's sign-offs, not only their locations
Answers a crew's question from the driveway in minutes, with the booking notes open
Keeps a night handoff and a morning start straight without being there for both
Gives a moved customer a new time and a reason
Learns local rules, such as quiet hours, and builds them into routes
Teach these on the job
Your crews' sign-offs for roofs, towing and hot water rigs
How far a full tank goes on each kind of job
Quiet hours in every town on your routes
Your field app's dispatch screen and crew texting
Your night handoff checklist
Expect a dispatch board in a field service app (ServiceTitan, Jobber and Housecall Pro are common), GPS on the trucks, crew texting and a route mapping tool, which covers the template's line on GIS and route optimization. Keep the crew sign-off list and each rig's tank and refill notes where the dispatcher can see them while building routes.
Exterior cleaning dispatcher interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Weather calls
Overnight temperatures will drop below freezing tomorrow, and four house washes are booked for early morning. What do you do?
A strong answer: Works with the supervisor on whether to start later or move jobs, since water can freeze on driveways and walkways, and calls customers early with new times.
Behavioral · Handling changes
Tell me about a day when weather or breakdowns wrecked the schedule. How did you put it back together?
A strong answer: Explains how they ranked jobs, who they called and when, how crews were reassigned, and what they changed afterward.
Pull these from the field software every Monday. Much of what moves them happens in the first hour of the day, so look there first when a number slips.
Route Efficiency
Each morning, mark every crew that rolled out on time with its route final, the right sign-offs aboard and the rig stocked, then divide by crews working. A truck that comes back for a forgotten ladder or surface cleaner is a miss.
Customer Satisfaction Rating
Add one survey question on timing and updates, and read it on its own. Customers who heard from the office before a crew ran late tend to say so here.
Job Completion Rate
Of the jobs assigned each week, count the ones finished on their scheduled day. Tag each miss as weather, a rig failure, a crew not cleared for the stop, or a route packed too full. Dispatch owns the last two.
Communication Response Time
Take the time stamps from calls and texts: when the crew asked, and when they got an answer they could use. Scope or price questions the dispatcher can't settle should reach a manager within minutes, not at day's end.
What counts as an emergency for an on-call exterior cleaning dispatcher?
Agree on the list with the operations manager before spring. A typical one: a crew member hurt on a job, a truck or trailer crash, a chemical spill on a customer's property or near a storm drain, and damage that can't wait, like a broken window letting rain in. For each, name who the dispatcher calls first, such as 911, the operations manager or the COO, and what the crew does while it waits.
How much does an exterior cleaning dispatcher make?
Dispatchers who work for building and home services companies earned a median of $20.94 an hour ($43,550 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $37,060 and $50,800 a year. Pay also depends on your local market, experience and overtime.
What does the GIS line in the dispatcher template mean here?
It lists familiarity with geographic information systems (GIS) and route optimization tools as a plus. Here that means mapping customers by area, seeing where yearly plans cluster, and letting software suggest the stop order. Most field service and mapping tools cover it. You don't need a GIS specialist. You need someone who checks the suggested route against what they know about the roads and the stops.
When does an exterior cleaning dispatcher go into the field?
The template mentions occasional field visits that may mean walking in any weather. In practice that's running a spare pump or hose to a stranded crew, walking a commercial lot before its first night wash, or seeing a job a customer disputes. Tell candidates roughly how many times a month that comes up, and whose vehicle they'd drive. Describe the walking as a task, and say accommodation is available.
Where should callbacks go on the board?
Inside the window your guarantee promises, and near the original route so the trip costs little. Send the same crew back when the fix is a missed spot, so they see it themselves. Send a lead or a different crew when the customer's complaint is about the crew. Mark callbacks in their own color, so the operations manager can count them.
