Lead exterior cleaning technician job description

A lead exterior cleaning technician runs one wash crew. The lead takes what a regular tech shouldn't guess at: fiber cement and painted siding, rust and other stains, and the tallest homes on the route. The lead also teaches new hires in the field and signs off on each house.

The lead's harder jobs in exterior cleaning

Vinyl siding and plain concrete forgive a lot. Fiber cement, stained flatwork and harsh rust products don't, so they go to the lead, along with teaching the crew how to handle them.

  • Fiber cement gets garden hose pressure

James Hardie says a pressure washer can damage the surface of its fiber cement siding. It tells owners to use a low-pressure spray from a garden hose and a soft, medium-bristle brush instead. So the lead names the siding before the wand comes out, sets the method from the maker's care page, and teaches techs to tell fiber cement from vinyl and wood at a glance. Source: James Hardie: Fiber cement siding maintenance.

  • Some rust removers carry hydrofluoric acid

Some rust removers and aluminum brighteners contain hydrofluoric acid. Others contain ammonium bifluoride, which forms it in water. A report in CDC's MMWR on Washington truck and car washes from 2001 to 2013 counted 48 chemical burns from such products, plus one death, a worker who swallowed one. It warned that weak solutions may leave no visible burn at first, and that safer products exist. The lead reads the ingredients of every rust and metal product before it rides on the truck. Source: CDC MMWR (2015): Occupational hydrofluoric acid injury from car and truck washing, Washington State, 2001–2013.

  • New techs practice on scrap first

A slab of old concrete and a few panels of vinyl and fiber cement behind the shop let a new tech learn surface cleaner speed, wand distance and soft wash coverage where a mistake costs nothing. The lead runs those sessions in the first weeks, then has the tech try each surface on real jobs while the lead watches. Sign-offs come from what the lead saw on customers' homes, not the practice pad.

  • More pressure never fixes a stain

When a stain is still there after the wash, a tech's instinct is to turn up the pressure or move the tip closer. That's how concrete gets etched and siding gets scarred. The lead stops, shows the customer what's left and why, and either applies a stain treatment from the recipe book or hands the spot to the office to quote.

How much lead exterior cleaning technicians make

The closest BLS group for lead exterior cleaning technicians is janitors and cleaners. Janitors and cleaners who work for building and home services companies earned a median of $17.21 an hour ($35,790 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $36,840 median for janitors and cleaners in all industries. About 829,300 of the 2,209,760 janitors and cleaners in that survey work for building services companies.

The pay figures here cover all janitors and building cleaners at building services companies, and a lead's hourly range in the template starts well above them. Pay its quality and efficiency bonuses together: completion time and callbacks pull against each other, and a bonus for speed alone buys rushed rinses and return trips.

Skills to hire for, and what you can teach

Hire for these

  • Can tell vinyl, fiber cement, stucco, wood and painted siding apart on sight
  • Has done every service on your price list, roofs too, with few callbacks
  • Shows a method once, then hands over the wand and watches
  • Stops and asks before using a product they don't know
  • Explains to a homeowner what's left on a surface and why

Teach these on the job

  • Your recipe book and your stain treatments
  • The siding and decking makers' care rules your crews work around
  • How you run practice-pad sessions and what earns each sign-off
  • Reading safety data sheets for ingredients that need extra care
  • Your field app's job photos and notes

Leads run the full rig plus the extras for harder surfaces: soft brushes, a pump sprayer for stain treatments, a pressure gauge, and the gloves and face shield the stain products call for. In the ad, name the stain and specialty services you sell, since leads who have done rust, oxidation or fleet work are harder to find.

Lead exterior cleaning technician interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Correcting mistakes on site

A new technician lets soft-wash mix dry on a customer's windows. What do you do?

A strong answer: Rinses right away, checks for spotting, tells the customer if there's any damage, and coaches the tech to keep glass wet and rinse often.

  2. Behavioral · Training

Tell me about a time you trained a new tech who was nervous about the equipment.

A strong answer: Started with low-risk steps, explained the hazards, built confidence through practice, and checked skills before letting them work alone.

Lead exterior cleaning technician KPIs

Read the lead's numbers with the trainee's beside them. A month with a new hire on the rig is slower on purpose, so don't compare it with a month the lead worked alone.

Customer Satisfaction Rating
Ratings on jobs the lead's rig finished, read with the comments. Split jobs where a trainee did most of the work from jobs the lead ran alone.
Callback Percentage
Return trips, out of jobs the lead's rig finished. Split the lead's own stops from trainee stops the lead signed off; when the trainee share climbs, sign-offs are coming too soon.
Average Cleaning Completion Time
Compare each job type's booked time with what the lead's rig actually took. Look at the month's pattern; a weak spigot or a long talk with a homeowner can stretch any single day.
Training Efficiency
Of the people this lead trained, the share who reached your benchmarks in the time the template allows. Track it per hire, so one slow start doesn't hide in an average.

Career path

  1. TechnicianHandles house washes, flatwork and roofs without a lead on site.
  2. Lead TechnicianRuns one crew, takes the fiber cement and stain work, and signs off each house.
  3. Field supervisorGives up the wand to inspect other crews' finished houses.
  4. Sales representativeSome leads move to quoting, where knowing every surface keeps prices honest.

Lead exterior cleaning technician FAQ

Is there a certification for exterior cleaning lead technicians?

Power Washers of North America offers certificate courses in house washing, roof cleaning, flatwork, wood restoration and fleet washing, among others. They're industry training, not a license. You need a PWNA membership to enroll; contractor members pay per course, while the top tier includes them all. They can be taken in any order, and most people finish one in a few hours. A lead who holds the house wash or roof cleaning certificate gives your own training a shared starting point.

How much does a lead exterior cleaning technician make?

Janitors and cleaners who work for building and home services companies earned a median of $17.21 an hour ($35,790 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $30,590 and $38,520 a year. Pay also depends on your local market, experience and overtime.

How is a lead technician different from a field supervisor?

The lead works on one rig all day. They wash beside the crew, train its newest tech and check each stop before leaving. The field supervisor drives between crews, inspects finished jobs, keeps the incident records and handles complaints the lead couldn't settle. A strong lead often becomes the supervisor, but only after showing they can coach other leads, not just their own crew.

What do the template's lines about long days, heights and shade mean?

The template's list of physical demands includes "Ability to stand, bend, lift, and operate cleaning equipment for extended periods" and "Comfortable working at heights and in areas with limited shade." On a wash crew, that's dragging hose and running a wand for most of the day, and carrying an extension ladder up to a second-story gutter. It also means working a driveway with no shade in summer. List that work in the ad, along with a note that you make reasonable accommodations.

How do you pick a technician to promote to lead?

Look past speed. Pick the tech whose jobs rarely come back, who can explain a method without talking down, and who stops to ask before trying a product they don't know. Give them one trainee for a few weeks before the title changes, and watch both sets of callbacks. If the trainee's work holds up and the lead's own doesn't slip, make it permanent.
