An exterior cleaning inventory specialist keeps the shop stocked with the bleach, soaps and stain products crews mix each day. They also stock the pump parts, tips and hose that keep rigs running. They log every gallon that goes onto a rig, use up bleach before it weakens, and track the supplier's totes and drums.

Most of the stock is liquid, and the biggest item, bleach, loses value while it sits. The rest is the small hardware that keeps each pump and wand working.
Bleach weakens from the day it's made
Olin, a large bleach maker, says sodium hypochlorite starts breaking down as soon as it's made. Heat, light, strength and metal all speed that up, and the rate climbs two to four times for every 18 degrees Fahrenheit of warmth. Olin's advice is to size storage to how fast you use it, so stock doesn't pile up, and to keep it cool and shaded. So the specialist dates each delivery, sends the oldest out first, and tests strength before a tote goes to the crews. Source: Olin: Sodium hypochlorite product stewardship manual.
Acids never share a pump with bleach
Many rust removers and wood brighteners are acids; the label says which. Olin warns that bleach gives off chlorine gas when it meets acids, or even acid residue. So those products get their own shelf and spill tray, with their own funnels, pumps and measuring jugs, each marked for one product. An empty acid jug is never reused for bleach, and nothing from the acid shelf gets rinsed out near the bleach. Source: Olin: Sodium hypochlorite product stewardship manual.
Every gallon on a rig gets a rig number
Crews fill their tanks from the shop's bulk bleach, so what they use can't be counted on a shelf. The specialist meters or gauges each fill and logs it by rig and date. Those fills are what the operations manager's chemical-per-crew numbers rest on. When the bulk tank drops more than the logged fills add up to, the specialist reports the gap that day.
Returnable totes and drums are the supplier's
Some suppliers ship bulk bleach in totes or drums they take back. Each one is their property, sitting in your shop. The specialist logs every container by number from delivery to pickup and keeps empties capped and upright in one spot. Then they check the container count on each statement, so a lost or damaged one doesn't turn into a surprise charge.
Each rig has its own parts list
Even when the COO sets one standard build, a fleet holds older rigs, hot water units and trailer setups with their own pumps, unloaders, injectors and fittings. Spray tips come in numbered sizes as well as spray angles. Every rig gets its own parts sheet, and the shelf is stocked to those sheets, so a crew that loses a tip at noon gets the right size, not just any tip that fits the wand's coupler.
How much exterior cleaning inventory specialists make
The closest BLS group for exterior cleaning inventory specialists is shipping, receiving, and inventory clerks. Shipping, receiving, and inventory clerks who work for building and home services companies earned a median of $22.60 an hour ($47,010 a year) in May 2025, according to the Bureau of Labor Statistics. That’s above the $45,260 median for shipping, receiving, and inventory clerks in all industries. About 520 of the 816,870 shipping, receiving, and inventory clerks in that survey work for building services companies.
Hourly pay, with the template's bonus on its four KPIs. Keep chemical spending out of that bonus. Gallons used follow how many houses the crews washed, and a specialist rewarded for low use may be slow to refill a rig.

Skills to hire for, and what you can teach
Hire for these
Counts liquid stock in gallons and logs it honestly, even when it comes up short
Stores acids and bleach apart every time, even on a rushed delivery day
Answers a crew's call with a real count, not a guess
Follows up with suppliers on late deliveries and container pickups
Closes out the stock log every afternoon, in a spreadsheet or an inventory app
Teach these on the job
The products and strengths in your recipe book
Testing bleach strength with your test kit
Each rig's pump, injector and tip list
Which supplier takes back which totes and drums, and when they collect
Logging tank fills by rig
Day to day the job uses an inventory app or a shared spreadsheet, a meter or gauge on the bulk bleach pump, a strength test kit, and a pallet jack for drums and totes. Say in the ad whether the specialist also fills rigs at the bulk tank, since that puts them at the shop for every morning load-out.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Usage tracking
One crew uses far more chemical per house than the others. What do you do?
A strong answer: Checks job sizes, mix strength and equipment settings, talks with the lead and reports findings.
Behavioral · Process improvement
Tell me about a time you cut chemical or supply waste.
A strong answer: Explains the waste they found, the change such as measured mixing or better storage, and the measured savings.
Start from the template's numbers. Rewrite them once you have a spring and a summer of your own logs, since bleach use swings hard between the two.
Inventory Accuracy Rate
Compare shelf and tank counts with the log, item by item. Count bleach in gallons at the strength tested that week, and count parts and tips against each rig's list.
Replenishment Efficiency
Count crew requests the shop couldn't fill from its own shelves, then divide by every request made in the period. A tip or O-ring missing at load-out counts, even if someone drove to the dealer for it.
Material Waste Ratio
Product written off as spilled, expired, too weak or unaccounted for, against all product received that quarter. Bleach that tested too weak usually points to storage or ordering, not to the crews.
Reporting Timeliness
Days the log, with deliveries and rig fills included, was closed by the end of the business day, out of days worked.
By volume, then by strength. Most totes are marked in gallons on the side, so read the level at eye height with the tote on level ground, and log it with the date. Then note the strength from the latest test, since a full tote of weak bleach does less work than its gallons suggest. Gauge drums with a dip stick kept only for bleach.
How much does an exterior cleaning inventory specialist make?
Shipping, receiving, and inventory clerks who work for building and home services companies earned a median of $22.60 an hour ($47,010 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $39,520 and $55,800 a year. Pay also depends on your local market, experience and overtime.
Does the inventory specialist need to know the soft wash recipes?
Enough to order for them, not to change them. The COO's recipe book says which products go into each mix and at what strength. The specialist uses it to turn next week's booked roofs and house washes into gallons of bleach and surfactant, and flags any product the recipes need that is running low. Mixing and recipe changes stay with the crews and the COO.
What goes in the daily inventory log?
Finish it by the end of each business day, as the template asks, and keep it short. List deliveries and their container numbers, each rig's fills, and the counts taken that day. Add anything set aside as weak, damaged or unlabeled, backorders with their dates, and any gap between a count and the record, with its cause. The warehouse manager reads it before the next morning's load-out.
How should the ad describe this stockroom's physical work?
The template's physical lines include lifting up to 50 pounds, "Navigating confined storage areas safely and efficiently" and work in "outdoor and moderately cold or hot spaces" at times. In this shop, that means moving cases of soap and spare pumps. It means working between racks and stacked totes, and checking tote levels in an unheated yard. Name those jobs in the posting. Tell applicants they can ask for an accommodation, and be ready to discuss options such as a hand truck for the soap cases.
