What the lead handyman owns

Most handyman companies send techs out on their own. The lead is the one person in the field expected to solve the hard job and also make the other techs better at theirs.

  • Calling it when a list outgrows minor repair

On a pre-1978 home, a long list can pass EPA's minor repair limit without anyone noticing. Past that line, the job needs a certified renovator who teaches each tech the lead-safe steps for their tasks and keeps directing them. They have to be at the house when the warning signs are posted, when the plastic containment is set up and when the work area is cleaned, carrying copies of their course certificates. Giving the role to your lead keeps one trained eye on older homes. Source: 40 CFR 745.90: Renovator certification and responsibilities (Cornell LII).

  • Ladders on nearly every call

Handyman work means ladders indoors and out, often set up alone. OSHA's ladder card gives the lead a checklist for ride-alongs: three points of contact while climbing, no metal ladder near power lines or live electrical parts, no stepladder used folded, leaned like a straight ladder or partly closed, and a load rating that counts the tools. A ladder that other work or foot traffic could knock over gets secured or blocked off. Source: OSHA: Portable ladder safety QuickCard.

  • Quality checks without a manager's title

The template has the lead run regular quality checks. At a handyman company, that means reviewing photos from other techs' jobs, revisiting some homes, and riding along with new hires. The lead points out a wavy caulk line or a door that still rubs, then shows the fix. Leave discipline to the field supervisor so the lead's visits stay about skill.

  • Turning a long list into tomorrow's plan

Sellers and property managers send long lists, often from a home inspection report. The lead walks the house, sorts items by skill and by which ones need a licensed trade, estimates hours, and helps decide which tech takes which items. A good plan keeps a tech from arriving without the right part or the second pair of hands a heavy item needs.

  • Habits for working alone

Techs walk into homes they've never seen, alone, with pets, clutter and sometimes an upset customer. The lead models the habits: check in and out through the app, call the office before going in if something feels wrong, and leave if a visit turns unsafe. Jobs that need two people, like hanging a solid door or working in a tight attic, get booked for two.

Skills to hire for, and what you can teach

Hire for these

  • Handles rot repair, door hanging and finish trim at a high standard
  • Explains a fix to a newer tech, then lets them do it
  • Spots a poor repair in a photo and says what went wrong
  • Estimates hours on a long list without padding or guessing
  • Stays calm with a customer whose last repair failed

Teach these on the job

  • EPA's renovator course and refresher, if not yet certified
  • Your quality checklist and how to score a finished job
  • Your scheduling board and how next-day routes get built
  • Coaching notes and how to report a tech's progress
  • Warranty terms and what counts as a callback

A lead carries a fuller kit than most techs: a multimeter, a moisture meter, a track saw, a finish nailer, a pocket-hole jig and, if certified, the lead-safe supplies. Most coaching runs through the field app, where the lead reviews job photos, notes and checklists each evening.

Lead handyman interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Knowing the limits

A newer technician calls you from a job: the customer wants an opening cut in what may be a load-bearing wall. What do you tell them?

A strong answer: Not to start; explains it needs an engineer or licensed contractor and a permit, tells them to let the customer know the office will follow up, and reports it.

  2. Behavioral · Mentoring technicians

Tell me about a technician you trained who now handles jobs alone that they couldn't before.

A strong answer: Names the skills, how they taught them, how they checked the work and when they let go.

Lead handyman KPIs

Track the lead's own jobs, and for mentorship, the techs the lead coaches. Base each bar on your own recent records before borrowing the template's numbers.

Repair Completion Rate
Count the repair items this lead finishes in one visit against all items assigned. Hard jobs land on leads, so compare with other leads rather than newer techs.
Customer Satisfaction Rating
Survey and review scores from the lead's own visits, kept apart from jobs the lead only planned or inspected.
Staff Mentorship Success
Pick a few skills per mentee, like hanging a door or patching a ceiling, and rate them at the start and after a set period. Back the rating with each mentee's callbacks and first-visit fixes.
Callback Percentage
Items reopened during the warranty period on the lead's own work, with a second line for the mentees' jobs, so both show on one report.

Lead handyman FAQ

What does a lead handyman do that a field supervisor doesn't?

The lead works on tools most of the day and teaches by example. The field supervisor manages: schedules, time off, complaints, hiring help and discipline. In a small territory the jobs can merge into one, but keep most of the lead's hours billable or the hard jobs start to back up.

How much does a lead handyman make?

Maintenance and repair workers, general who work for residential builders and remodelers earned a median of $23.54 an hour ($48,960 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $41,630 and $59,500 a year. Pay also depends on your local market, experience and overtime.

Does the company need EPA certification if the lead is certified?

Yes. EPA says that, in general, anyone paid for work that disturbs paint in pre-1978 homes must be certified, and that covers firms too, even sole proprietors. The business needs a firm certificate of its own, and each covered job gets a certified renovator. Some states run their own program instead of EPA's, and EPA notes that a company working across state lines may need certificates from both.

How do you interview a lead handyman?

Give them a hard problem: a door that won't latch in a sagging frame, or a soft floor beside a toilet. Ask how they would find the cause and how long the fix takes. Then show a photo of a sloppy repair and ask what they would say to the tech who did it. One question tests skill; the other tests coaching.

How many technicians can one lead coach?

As many as they can ride with and review each week while still running their own jobs. When the lead is bringing on new hires, cut their own ticket load that week. Watch the mentees' callbacks; if they don't come down over a few months, the lead has too many people or too little time.

Where do good lead handymen come from?

Often from your own techs: the one the others phone when stuck. Outside hires come from remodeling crews, apartment maintenance and carpentry. Remodel carpenters bring finish skill but may be slow on quick fixes. Apartment maintenance techs bring range but may need practice on finish work homeowners notice.
