A handyman services sales manager leads the reps who price long repair lists, small projects and property manager accounts, and sets the rules for which leads a rep visits. They coach reps on scope and pricing so every job sold fits a tech's day and still makes money.

When single tasks book over the phone from the price book, the sales team handles the longer lists, repeat accounts and referral partners. That changes what the manager watches.
Set which leads earn a visit
A rep's day holds only a handful of visits, and a single drawer pull doesn't need one. Write a rule for what goes to a rep, such as lists that span several rooms, signs of water damage, or anything that needs measuring. Everything else gets a price from the price book. Review lost visits monthly with the office manager and adjust the rule.
Compare quoted hours with real hours
Each rep's quote becomes a tech's schedule. If a rep's quotes keep coming in short, the techs run late and margin disappears. Pull estimated against clocked hours by rep from the field service app each month, look at the jobs that ran long, and coach on the tasks they keep underpricing, such as old doors and patch-and-paint work.
Kansas adds a penalty for harm to protected customers
Under Kansas law, a court can add a civil penalty for each consumer protection violation against a protected consumer, on top of the usual penalty. Kansas protects customers 60 or older, disabled customers and veterans, among others. Reps who price grab bars and stair rails will meet many of them. Teach reps to leave time to decide, welcome a family member at the visit, and put every price in writing. Source: Kansas Statutes 50-677: Enhanced civil penalty.
Agent referrals can't come with a kickback
Agents often send sellers to a handyman company to clear an inspection list before closing. Kansas bars real estate licensees from accepting, giving or charging any rebate or undisclosed commission, so a cash thank-you to an agent can put that agent's license at risk. Earn agents' trust with fast quotes and lists finished on time, and ask counsel before starting any paid referral program. Source: Kansas Statutes 58-3062: Prohibited acts for real estate licensees.
How much handyman services sales managers make
Sales managers who work for residential builders and remodelers earned a median of $129,940 a year ($62.47 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 3,340 of the 637,080 sales managers in that survey work for residential builders and remodelers.
Pay is usually a base with a bonus or override on the team's sales. That base is under the BLS midpoint for sales managers at residential builders and remodelers, so the bonus plan makes up much of the pay.

Skills to hire for, and what you can teach
Hire for these
Coaching reps on scope and job hours, not only on closing
Pricing judgment for lists that mix many small tasks
Reading the sales pipeline next to job-cost data
Building trust with property managers and real estate offices
Hiring and training reps for several territories
Teach these on the job
How your price book, minimums and trip fees were set
Which tasks your techs take and which go to licensed partners
Kansas consumer protection and real estate referral limits
Your CRM and field service software
Drive times and demand in each territory
The team works in HubSpot, Salesforce or the sales side of a field service app like ServiceTitan, Jobber or Housecall Pro. Reps quoting on tablets from one shared price book keeps prices consistent, and the manager needs access to job hours and costs to check them.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Protecting margins
Reps are discounting to close larger handyman projects, and margins are slipping. What do you do?
A strong answer: Reviews discounted deals, sets clear discount limits and approvals, coaches reps to sell value and scope options, and tracks margin by rep.
Behavioral · Coaching reps
Tell me about a rep whose larger repair and remodel estimates kept losing. How did you coach them?
A strong answer: Watched estimate visits, found the gap such as unclear scope or no options, practiced it with the rep and tracked close rate afterward.
Those targets come from the template and may not fit your mix of homeowners and accounts. Set each one from last year's sales records for each territory.
Monthly Revenue Growth
Sold revenue for the month against the same month last year, from the CRM, split by rep and territory. Comparing the same month evens out seasonal swings.
Sales Conversion Rate
Signed jobs divided by site visits and quotes sent, by rep. Leave out jobs the office booked by phone so the rate reflects the sales team's own work.
Customer Satisfaction Rating
Average score customers give on the follow-up survey for jobs the sales team sold. Read the comments for gaps between what a rep promised and what the tech found on site.
New Contracts Closed
Signed agreements with new accounts, such as property managers, real estate offices or homeowner associations, counted on the date they're signed. Track each one through to its first work order.
Career path
Sales representativePrices repair lists in homes and learns where quotes go wrong.
Key account repHandles accounts that send repeat work, such as property managers and agent teams.

Only once enough work arrives as long lists, small projects or accounts. A company whose calls are mostly single tasks can book from the price book over the phone and use a rehash specialist for follow-up. Reps pay off when quotes need a walk-through, such as pre-listing repair lists, rental turnovers for property managers or several rooms of work.
How much does a handyman services sales manager make?
Sales managers who work for residential builders and remodelers earned a median of $129,940 a year ($62.47 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $98,310 and $166,630 a year. Pay also depends on your local market, experience and bonus terms.
How should a handyman sales manager run the daily sales meeting?
Keep it short and about specific jobs. Cover yesterday's visits and closes, quotes still waiting for an answer, any job that ran past its quoted hours, and today's visits by territory. Save rep coaching for one-on-ones, and send scope problems to the lead handyman or operations the same day.
Who should price property manager work, the sales team or the office?
Routine work orders can be priced by the office from the price book. The sales team sets the account terms, prices turnover packages and bigger repairs, and visits when a unit's list is long or unclear. Agree on the split in writing so a property manager hears one price for the same task.
What do the sales manager template's lifting, sitting and travel lines mean?
These lines appear exactly as the template states them. In daily terms, they mean carrying boxes of brochures, a display or sample boards to a home show or a property manager's office, long stretches of desk work and meetings, and driving to client visits and regional meetings. Walk each finalist through these tasks, and talk through any accommodation they ask about.
