What makes commercial pest control sales management different
Every sales manager coaches reps and watches the pipeline. Here the deals are multi-year contracts with plants, chains and public buyers, and federal buyers follow their own rules on size and on how pests get managed.
You may be too big for set-aside bids
SBA counts a pest control company (NAICS 561710) as small only when its average annual receipts are 17.5 million dollars or less. Receipts are usually averaged over the last five fiscal years, and affiliates' receipts are added in. A company near or past that line may not qualify for federal bids set aside for small businesses. Check the size rule before a rep spends weeks on a set-aside, and point the team at bids open to every firm. Source: eCFR: 13 CFR 121.201, SBA size standards by NAICS code.
Federal sites must use IPM
Federal law tells federal agencies to use integrated pest management and to promote it through their buying. A bid for a VA clinic, a military base or a federal office should lead with inspection, exclusion, sanitation findings and monitoring, with pesticides as one tool among several. Teach reps to write federal proposals that way so the scope fits the law the agency follows. Source: GovInfo: 7 U.S.C. 136r-1, Integrated Pest Management.
A phone pitch can't overstate results
Business-to-business calls are exempt from much of the FTC's Telemarketing Sales Rule, but not the part that bans misstating what a service does, what it costs or how a contract can be canceled. In pest control the risk is the promise: a rep who says the program will keep a plant pest-free is overselling. Coach phone pitches to describe the inspections, devices and response times the proposal will list. Source: eCFR: 16 CFR 310.6, Telemarketing Sales Rule exemptions.
Sign only what the routes can carry
A new food plant or hospital account may need visits on fixed days and a technician with a certification category no current route has. Before a rep promises a start date, confirm with the operations manager that a qualified technician has room. A contract signed without that check often shows up later as a missed visit in the client's records.
How much commercial pest control sales managers make
Sales managers who work for pest control companies earned a median of $89,900 a year ($43.22 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 280 of the 637,080 sales managers in that survey work for pest control companies.
Most are paid a base salary with commission on new contracts and a performance bonus. The template's base range runs up to the BLS median for sales managers in this industry.

Skills to hire for, and what you can teach
Hire for these
Coaching reps through surveys, proposals and closing
Reading a bid package and spotting the terms that cost money
Pipeline reports in a CRM that the general manager can trust
Plain proposal writing that QA and purchasing staff will accept
Settling start dates and staffing with operations before signing
Teach these on the job
Federal and state bid portals and their forms
Pest control service terms, devices and visit schedules
The food safety audit schemes clients follow
The company's pricing tools and approval steps
Your CRM and proposal software
Sales runs on a CRM (Salesforce and HubSpot are common), a proposal tool, and the routing and service software operations uses, such as PestPac or ServSuite. Public bids add SAM.gov and state bid sites; note in the ad if the manager keeps those registrations current.
Commercial pest control sales manager interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Discount requests
A rep wants to cut the price on a food plant bid to win it. How do you decide?
A strong answer: Checks cost to serve, audit work and margin floor, coaches the rep to sell the value, and approves only within a set limit.
Behavioral · Coaching
Tell me about a rep you coached through a long commercial sale they were about to lose.
A strong answer: Specific coaching on the buyer's needs, the approach that changed, and the outcome.
Those numbers in the template are samples. Fit yours to how often your reps close, what a typical contract brings in and the size of your team. Look at them again when you hire or move into a new kind of site.
Monthly New Sales Accounts
Count contracts signed and scheduled for a first service, by rep and by site type. Leave out one-time jobs unless you decide up front to count them, and flag accounts that cancel before the first visit.
Conversion Rate
Divide signed contracts by qualified leads that reached a site survey, measured over a full quarter because commercial deals take time. Break it out by lead source and by rep to see where coaching helps most.
Customer Satisfaction Rating
Survey each new account once service has settled in, and again before renewal. Ask about the sale and the hand-off as well as the service, and share the answers with operations.
Revenue Growth
Compare recurring contract value added this month against the same month a year ago, net of cancellations. Report it beside the pipeline so a slow month shows whether the gap is leads, proposals or closing.
Career path

How do you answer a commercial pest control request for proposal?
Read the scope for the visit schedule, device counts, report format and insurance limits before deciding to bid. Go to the site walk if one is offered, and send questions before the buyer's cutoff. Keep a checklist of every form the buyer requires, because a missing signature page can knock out a good price. Save past bids and results to learn which buyers are worth the effort.
How much does a commercial pest control sales manager make?
Sales managers who work for pest control companies earned a median of $89,900 a year ($43.22 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $69,780 and $134,760 a year. Pay also depends on your local market, experience and bonus terms.
Should commercial sales reps specialize by type of site?
Once the team is big enough, splitting food plants and healthcare from restaurants and offices often works. Plant and hospital deals involve audits, written programs and long reviews, while restaurant and office deals close faster on price and response time. A rep who knows one group well writes sharper proposals. On a small team, keep territories by geography and pair reps on the harder accounts.
What training does a new commercial pest control rep need?
Have new reps ride with a technician on a food plant route and a restaurant route, then shadow site surveys with a senior rep. They should read a full service report and an audit finding before they write a proposal. Role-play the hard calls, such as a QA manager after a failed audit or a buyer comparing three bids, and review their first proposals yourself.
When should the sales manager step into a rep's deal?
Join deals that add a service the routes don't run yet, come back with a contract the client's lawyer has marked up, or cover several sites. Also go to the first meeting with any client that has its own auditor on site. Stepping in early on those beats rescuing them after the proposal has gone out.
What do the walking, weather and lifting lines in the sales manager template involve?
They describe site visits: walking a plant's grounds, docks and storage aisles with a client or rep, standing through a long survey, and stepping outside in any weather to look at the building's exterior. The lifting line covers carrying sample devices, a laptop and sales materials into meetings. The travel line means regular drives across the territory.
