What makes commercial pest control sales different
Every sales rep finds a need and closes the deal. Here the walk-through is an inspection. The proposal has to satisfy the client's auditor and the federal rules the site runs under.
Meat and poultry plants answer to USDA
USDA rules require meat and poultry plants under federal inspection to keep a pest management program for the grounds and the buildings. The products used must be safe and effective as used. They can't be applied or stored in a way that adulterates the product. Ask early whether the plant is under USDA inspection. Then write a proposal that covers the grounds as well as the inside. Source: eCFR: 9 CFR 416.2, Establishment grounds and facilities.
Drug plants need written procedures
FDA rules for drug plants call for written procedures for using rodenticides, insecticides, fungicides and fumigants, designed to prevent contamination of equipment, packaging and the drugs. Sanitation procedures apply to contractors too, and rodenticides, insecticides and fungicides must be registered and used under federal pesticide law. A proposal for a drug plant should include the steps your techs will follow, so the plant's quality team can review and file them. Source: eCFR: 21 CFR 211.56, Sanitation (drug manufacturing).
Survey while the site is running
Book the survey when the docks are busy and the kitchen or line is running, so you see doors propped open and spills where they happen. Ask for the night cleaning notes and recent trap logs to learn what goes on after hours. Check door seals, drains, dumpster pads and storage racks pushed against walls. Write down each finding and where it is, so operations can find it on the first visit.
Ask how the current contract ends
Many commercial sites already have a contract with another pest control company. Ask when it ends and how much written notice it needs to cancel. Do that before you push for a start date. A client who signs with you while still bound to the old company may pay both. Set the start date around that notice period and put it in writing.

Skills to hire for, and what you can teach
Hire for these
Walking a site and spotting entry points, harborage and sanitation gaps
Writing proposals a QA manager can hand to an auditor
Asking the questions that find the buyer, the budget and the deadline
Steady follow-up that doesn't push a buyer away
CRM notes kept current after every visit
Teach these on the job
Stored product insects, rodents, flies and birds in commercial sites
USDA, FDA and audit scheme terms used in proposals
Device types and where each one goes
Company pricing tools and contract terms
Visitor rules at food plants and healthcare buildings
Reps work from a mobile CRM app, a proposal tool, and a flashlight, inspection mirror and camera for surveys. Many teams sketch device locations on a floor plan app so operations can build the route from it. Name the CRM and survey tools in the ad.
Commercial pest control sales representative interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Price-only buyers
A property manager wants the lowest price for [12] buildings and says all pest companies are the same. How do you respond?
A strong answer: Asks about tenant complaints and compliance needs, explains real differences, offers options and doesn't run down competitors.
Behavioral · Closing complex sales
Tell me about a complex sale you closed with several decision makers.
A strong answer: Mapped the buyers, such as QA, operations and purchasing, addressed each one's concerns, and closed.
Those targets in the template are a guide only. Fit them to the territory, your typical contract and how slowly your buyers decide, then go over them with the rep each quarter.
New Contracts Signed
Count recurring service agreements signed in the month, by site type. Keep one-time jobs in a separate count so a slow month for contracts still shows.
Conversion Rate
Divide contracts signed by proposals presented, over a rolling quarter. Note why each lost proposal was lost, such as price, timing or the incumbent renewing, so coaching targets the real cause.
Customer Satisfaction Rating
Send a short survey to the rep's new accounts after the first months of service. Ask whether the service matched the proposal, which tells you more about the sale than a general service score.
Leads Generated
Count leads the rep brings in without marketing's help, like client referrals, cold visits and event contacts. A lead counts once a decision maker agrees to a site survey.
How should a commercial rep prepare to enter a client's site?
Ask for the visitor rules when you book. Food plants may require hair nets, beard covers, a smock or safety shoes, and some ask visitors to leave jewelry and loose items in the car. Bring a copy of the company's insurance certificate, since security desks and buyers often ask for one before the walk starts, and confirm who will walk the site with you.
How much does a commercial pest control sales representative make?
Sales representatives of services who work for pest control companies earned a median of $23.48 an hour ($48,830 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $38,220 and $67,270 a year. Pay also depends on your local market, experience and overtime.
What is the rep's job after a commercial contract is signed?
Walk the site with the technician on the first service, so the client meets the person who will be there on every visit. Check in after the first service report and again before the client's next audit. Pass service problems to operations the same day, and tell the sales manager when the client mentions a new building or a new need.
Which past jobs prepare someone for commercial pest control sales?
Look at people who sold to facility managers before, such as uniform, linen, waste or janitorial route sales. Former QA techs from food plants know audits from the client's side. Whatever the background, test whether the person can explain a finding in plain words to a doubtful buyer. That is most of the job.
What do the rep's walking, lifting and weather lines look like day to day?
Walking covers a full survey of a plant or warehouse, including docks, storage aisles and the outside fence line. Lifting means carrying sample bait stations, traps or a demonstration kit up to the weight the template names. Weather exposure comes from checking dumpster pads, loading docks and building exteriors in rain, snow or summer sun.
