What makes preservation inventory different

A preservation shop doesn't stock parts for one trade. It stocks whatever it takes to secure, clean and protect an empty house, and some of that gear stays at the houses for months.

  • Rented security panels must come back

Some clients want windows and doors covered with rented steel panels instead of plywood. On FHA homes, HUD says boarding materials leased or rented for the servicer's convenience must come off before the house is conveyed to HUD. Log each panel by serial number and address so the pickup order goes out in time and the rental stops when the panel comes off. Source: HUD: FHA Single Family Housing Policy Handbook 4000.1, last revised August 12, 2026 (boarding materials, dryer vents).

  • Respirators are stocked by make, model and size

Cleanouts can mean dust, droppings and mold. When your safety plan calls for tight-fitting respirators, OSHA has each worker fit tested before first use, again whenever the facepiece changes to another size, style, model or make, and at least once a year. So stock the exact masks and sizes your crews passed testing on, and keep the list by person. A cheaper substitute means a new fit test. Source: eCFR: 29 CFR 1910.134(f), respirator fit testing.

  • Vent covers and screen are everyday stock

On FHA homes, HUD has the servicer cover outside clothes dryer vents and similar openings so pests can't get in. That makes vent covers, hardware cloth and exterior sealant routine items, not special orders. Keep a set count on each truck and restock it from the day's finished work orders. Source: HUD: FHA Single Family Housing Policy Handbook 4000.1, last revised August 12, 2026 (boarding materials, dryer vents).

  • Keyed locks are counted like cash

Padlocks, lockboxes and door locks set to a client's key code are what keep strangers out of an empty house. Store them in a locked cage, sorted by client and code, and sign each one out to a tech and a work order. A missing keyed lock is a security problem for the client, not just a short shelf.

  • Reorder points change with the season

Spring and summer drain mower blades, trimmer line and fuel. Fall pulls antifreeze for traps, compressor fittings and winterizing notices. Winter adds ice melt, shovels and pipe fittings for freeze repairs. Set reorder points for each season instead of one number for the year, and check them against last year's usage before each change.

How much property preservation services inventory specialists make

The closest BLS group for property preservation services inventory specialists is shipping, receiving, and inventory clerks. Shipping, receiving, and inventory clerks who work for building and home services companies earned a median of $22.60 an hour ($47,010 a year) in May 2025, according to the Bureau of Labor Statistics. That’s above the $45,260 median for shipping, receiving, and inventory clerks in all industries. Skills to hire for, and what you can teach

Hire for these

  • Counts carefully and catches a wrong number before it goes in the log
  • Follows key control rules every time
  • At ease with scanners, stock apps and spreadsheets
  • Clear and firm with crews who want supplies now and vendors who are late
  • Plans orders around the season and the week's work orders

Teach these on the job

  • Your clients' lock, lockbox and key code rules
  • What goes into a board-up, winterizing or trash-out load
  • Rental tracking for security panels
  • Respirator and safety gear size records
  • The material fields in your work order system

Expect a barcode scanner, an inventory app or the stock module in your work order system, and a locked cage for keyed locks and lockboxes. Smaller shops often run the counts from a shared spreadsheet.

Property preservation services inventory specialist interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Key and code control

A crew member asks for keys to a property that isn't on their schedule. What do you do?

A strong answer: Checks for an assigned work order, refuses without authorization, logs every key or code issued and tells the supervisor.

  2. Behavioral · Missing inventory

Tell me about a time materials or tools went missing from stock. How did you track it down?

A strong answer: Checked sign-out logs and work orders step by step, found the gap (unlogged truck restocks, materials used on unbilled orders), and changed the process so it didn't repeat.

All 6 questions and the work exercise

Property preservation services inventory specialist KPIs

Read those targets as samples. Choose yours once you have a quarter of counts and order history, and ease them in the slow season.

Inventory Accuracy
Count a few bins each day, rotating so every item gets counted each month, and compare the shelf to the log. Count keyed locks and rented panels more often.
Supply Order Fulfillment Rate
Of the supply requests from crews and supervisors, count how many were filled in full from stock or by the promised date, using the request log.
Inventory Turnover
Take the cost of supplies used in a year and divide it by the average stock value across that year. Check it by season so fall winterizing stock isn't judged in spring.
Order Processing Time
Measure the hours from a logged request to a placed purchase order or a pulled load, using the time stamps in your request system.

Career path

  1. Warehouse associate or delivery driverLoads trucks, drops supplies at houses and learns the stock.
  2. Inventory specialistRuns the counts, the lock cage and the reorder list.

Property preservation services inventory specialist FAQ

Which physical tasks do the template's lifting and outdoor storage lines cover?

In a preservation shop those lines mean tasks such as unloading plywood sheets and boxes of locks from supplier trucks, moving bags of ice melt and cases of antifreeze, and counting stock in an unheated yard or trailer. Say which of these your job includes and whether a pallet jack or forklift does the heavy moving, so applicants know what they're signing up for.

How much does a property preservation services inventory specialist make?

Shipping, receiving, and inventory clerks who work for building and home services companies earned a median of $22.60 an hour ($47,010 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $39,520 and $55,800 a year. Pay also depends on your local market, experience and overtime.

Do subcontracted crews draw supplies from our stockroom?

Settle it in each vendor agreement. Outside crews that cover far counties usually bring their own plywood, bags and cleaning supplies. Locks and lockboxes set to a client's key code are the exception. Issue those from your cage, sign each one to the vendor company and the work order, and bill back any that are neither installed nor returned.

Which past jobs prepare someone for this stockroom?

Counter or yard work at a lumber or hardware supplier, stock work at an apartment company's maintenance shop, and inventory jobs at an equipment rental yard all carry over. Look for someone whose counts other people relied on and who has handled serial-numbered or keyed items.

How should the stockroom get ready for a big storm?

High wind and hail bring a wave of board-up and tarp orders at once, and nearby lumber yards can run short. Keep a reserve of plywood, tarps, roofing nails and screws that only the warehouse manager can release, and know which second supplier can deliver if your usual one can't. Once the rush ends, count what the reserve lost and refill it before the next forecast.
