What makes preservation field supervision different

A field supervisor in most trades watches a crew work for the person who lives in the house. Here nobody lives there, the client may never visit, and the supervisor's report is how the client sees the home.

  • Damage needs a date and a cause

HUD makes the servicer pay to fix surchargeable damage, meaning damage from fire, flood, earthquake, hurricane or tornado, or from the servicer's failure to protect a house it knew, or should have known, was empty. Other damage HUD asks the servicer to fix can be paid back. So each report should say what is new since the last visit and the likely cause. A vague note can leave your client paying for a repair it didn't cause. Source: HUD: FHA Single Family Housing Policy Handbook 4000.1, last revised August 12, 2026 (surchargeable damage, walking surfaces).

  • HUD names the trip hazards to fix

On FHA homes, HUD wants loose or damaged carpet, vinyl, laminate and tile pulled up, holes in floors patched, and soft floors checked. Broken or missing handrails and stair treads on porches, decks and balconies more than 18 inches above the ground get repaired, or temporary rails or fencing go up. Walk every room and porch with that list in hand, and send each fix to a crew the same day. Source: HUD: FHA Single Family Housing Policy Handbook 4000.1, last revised August 12, 2026 (surchargeable damage, walking surfaces).

  • Old floors and ceilings may hold asbestos

Before a crew pulls up old vinyl or scrapes a textured ceiling, check the year the house was built. OSHA's construction asbestos rule presumes that insulation on pipes and boilers and sprayed or troweled surface coatings in buildings built no later than 1980 contain asbestos. Asphalt and vinyl flooring put in by then is treated the same way until the employer determines it isn't. Get it tested before anyone tears it out. Source: eCFR: 29 CFR 1926.1101, asbestos in construction (presumed asbestos-containing material).

  • Scrappers leave hidden damage

Empty houses draw thieves who strip copper pipe, wiring and air conditioner parts. A cut pipe can flood a basement the day the water comes back on, and a gutted panel can leave live wires behind. Train your supervisor to look for fresh cuts and missing runs at every visit, photograph them, and hold any utility turn-on until a licensed trade has checked the system.

Property preservation services field supervisor interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Code violation notices

The city posts a code violation notice for an unsecured garage and trash at a property we service. What do you do?

A strong answer: Photographs it, sends the notice and deadline to the client right away, gets approval or a bid, secures the property, documents it and confirms with the city.

  2. Behavioral · Stopping unsafe contractor work

Tell me about a time you found unsafe work by a contractor. What did you do?

A strong answer: Names the hazard (an uncapped gas line, open wiring, an unguarded crawl space hatch), stopped the work, had it made safe, documented it and told the client or vendor manager.

Property preservation services field supervisor FAQ

How physical is a preservation field supervisor's day?

Those template lines about lifting, weather, rough ground, tight spaces, walking and climbing come down to tasks like these: carrying a ladder to look at a roof edge, squeezing under a house to check the crawl space for water, walking overgrown yards, and climbing basement and attic stairs in a house with no heat. Name the ones your houses really involve in the posting.

How much does a property preservation services field supervisor make?

First-Line supervisors of mechanics, installers, and repairers who work for building and home services companies earned a median of $30.69 an hour ($63,840 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $51,990 and $79,920 a year. Pay also depends on your local market, experience and overtime.

Our clients send their own inspectors. Why hire a field supervisor?

Servicers hire inspection firms to drive by vacant homes and report whether anyone lives there and what shape the house is in. Those inspectors write it down and leave. A preservation field supervisor inspects too, but then owns what happens next: sending a crew or contractor, checking the after photos, and answering to the client if the fix falls short.

When should a field supervisor go to a house instead of sending a crew?

When the call needs judgment, not labor. Examples: a crew finds cut pipes or a stripped panel, a code officer asks to meet on site, a ceiling sags or a floor goes soft, or a client disputes a crew's photos. The supervisor judges if the house is safe to enter, what the client must approve first, and who goes in. Routine cuts, lock changes and cleanouts go straight to a crew.

Where can we find a good preservation field supervisor?

Look at your own lead technicians first, since they already know your clients' rules. Outside the company, property inspectors at field service firms, insurance claim inspectors, and maintenance supervisors at apartment companies have the right habits. Ask finalists for a sample report they wrote, with names and addresses removed, and see whether a stranger could act on it.
