A property preservation marketing manager wins accounts with mortgage servicers, lenders, REO asset managers and the national firms that farm out field work. The work is business to business: capability sheets, conference meetings, email campaigns and a website that shows coverage counties, turn times and photo standards.

What makes property preservation marketing different
Nobody hires a preservation company off a billboard. The buyers are a short list of servicers, banks, asset managers and contractors, and each one wants proof you can cover its homes.
Market to the people who assign orders
Your buyers are vendor managers at servicers and banks, asset managers at REO firms, national field service companies that hand out regional work, and REO listing agents. Each one asks which counties you cover, how fast crews close an order and how clean the photo reports look. Write a message for each group instead of one for everyone.
HUD's homes have their own contractor
Once HUD takes title to a foreclosed FHA home, its own contractors look after it. HUD names one field service manager per area to inspect, secure and maintain those homes, and a separate asset manager to sell them. If you want work on HUD-owned homes, the field service manager for your area is the buyer to reach, not HUD. Source: HUD: FHA REO management and marketing contractors.
Work order data stays out of campaigns
Servicer work orders can carry borrower names and loan numbers. Under the CFPB's Regulation P, a company that gets a lender's customer information under one of the rule's exceptions, such as to help service the loan, may use it to carry out that work. The rule's own example says such a list can't go toward your own marketing. Keep order addresses and borrower details out of mailing lists, case studies and posts. Source: eCFR: 12 CFR 1016.11, limits on redisclosure and reuse of information.
Cold email to servicers follows CAN-SPAM
Prospecting emails to vendor managers are commercial email, and the FTC's guide states that CAN-SPAM covers mail between businesses too. Put your real postal address in every message, give a working opt-out, and stop mailing anyone who opts out within the 10 business days the law allows. Keep one suppression list that sales and marketing share. Source: FTC: CAN-SPAM Act, a compliance guide for business.
Photos sell, but hide the house
A before-and-after shot of a cleanout or a boarded window shows your work better than any slogan. It also tells strangers that a house sits empty. Crop out house numbers, street signs, lockboxes and neighbors' homes, and get the client's written OK before you post any photo taken on one of its orders.
How much property preservation marketing managers make
Marketing managers who work for administrative and support services businesses earned a median of $149,990 a year ($72.11 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $166,790 median for marketing managers in all industries. About 17,840 of the 395,240 marketing managers in that survey work for administrative and support services businesses.
Most companies pay a salary and a bonus for new accounts and campaign goals. The template's base range sits below the BLS figures shown here, which cover marketing managers across all administrative and support services firms, many of them far larger than a preservation company.

Skills to hire for, and what you can teach
Hire for these
Planning campaigns for a small, named list of business buyers
Clear writing for capability sheets, proposals and email
Tying CRM and website data to accounts won
Running an event plan from booked meetings to follow-up
Managing an agency or freelancer's work, deadlines and budget
Teach these on the job
How servicers, banks and HUD contractors hand out preservation orders
Initial secures, trash-outs, winterizations and lawn orders, and what each covers
Your coverage counties and crew capacity
Each client's limits on photos, publicity and data use
Your CRM's pipeline stages and lead sources
Expect HubSpot, Salesforce or another CRM, plus an email sending tool, the company website and design software for capability sheets and booth graphics. A spreadsheet or mapping tool of the counties you cover, kept current with operations, feeds every capability sheet and pitch.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Marketing new coverage
We're expanding into three new counties. How would you market our new coverage to existing clients?
A strong answer: Updates the coverage map and capability statement, shows proof of crews or vendors in place, works through client relationship managers and shares performance data.
Behavioral · Marketing to win accounts
Tell me about a business-to-business account that marketing helped your company win. What did marketing do?
A strong answer: Names the account type, the specific marketing work (capability statement, event meeting, targeted outreach) and how it led to a signed agreement.
The template's quarterly and percentage targets are placeholders. Set yours from your own client count, sales cycle and budget before the first quarterly review.
New Foreclosure/REO Accounts Acquired
Count clients that sent a first paid work order in the quarter, not vendor packets signed. Tag each with the campaign, event or referral that led to the first meeting.
Campaign Conversion Rate
Pick the step each campaign aims for, such as a booked meeting with a vendor manager, and measure the share of contacts who reach it. Compare email with email and events with events.
Brand Awareness Metric
Track engagement on the channels vendor managers read, mostly LinkedIn, plus branded search and direct visits to the website. Report the trend monthly beside new meetings booked.
Return on Marketing Investment (ROMI)
Divide the gross margin from marketing-sourced accounts by everything spent to win them, including events, agency fees and staff time. Use a full year of orders, since new accounts ramp up slowly.
Career path
Marketing coordinatorBuilds capability sheets, keeps the CRM clean and runs event logistics.
Marketing managerPlans the campaigns that bring in servicer, bank and REO accounts.
Director of business developmentOwns marketing and the sales pipeline together, often at a multi-state company.
Other roles in a property preservation services business
Try mortgage default servicing conferences and field services trade groups, since vendor managers and asset managers go to them. Don't count on walk-up booth traffic. Book meetings before the event and bring your county list. Between events, a short note to a vendor manager about a new county or added crews often gets a reply when a general pitch would not.
How much does a property preservation marketing manager make?
Marketing managers who work for administrative and support services businesses earned a median of $149,990 a year ($72.11 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $110,340 and $194,620 a year. Pay also depends on your local market, experience and bonus terms.
Can we name our bank and servicer clients in our marketing?
Only with written permission. Vendor agreements in this field often limit what you may say about a client, so read yours first. Without permission, describe the client by type, such as a national servicer or a regional bank, and let references speak by phone. When a client agrees, ask for a quote you can use and keep the email that approves it.
What belongs on a preservation capability sheet?
The counties you cover, listed by name, and the orders you handle, such as initial secures, trash-outs, winterizations, lawn care and repair bids. Add crew and truck counts, the client portals your office already works in, your photo standards, an insurance summary and a few references. Update it every quarter, since a stale county list can cost you the meeting.
How should marketing show results when a new account takes months to land?
Report each step, not only the wins. Count meetings booked, vendor packets requested, vendor approvals and first orders each month, campaign by campaign. An owner can then see a campaign working long before the first order, and drop one that books meetings but never reaches approval.
