A property preservation sales representative finds and signs clients that need vacant homes secured, cleaned out, winterized and kept up, such as banks, credit unions, servicers, listing agents and towns. The rep presents proposals, settles terms, and hands each new account to operations with its rules and counties written down.

The rep isn't selling one job. Each signed client sends a stream of vacant homes, so the sale rests on coverage, speed and trust.
Banks want foreclosed homes sold
A bank that forecloses holds the home as other real estate owned. OCC rules tell a national bank to sell it at the earliest time prudent judgment allows, within a federal time limit. Local banks and credit unions that keep their own loans may hold these homes directly, so pitch them a short service menu that keeps each house ready to show until it sells. Source: eCFR: 12 CFR 34.82, holding period for other real estate owned.
Illinois towns pay for this work too
In Illinois, state law has the Illinois Housing Development Authority run a grant fund that helps cities, villages and counties pay for upkeep on abandoned homes, when money is appropriated. The law lists cutting grass, pest work, removing garbage, debris and graffiti, boarding and locking openings, fencing, demolition and repair. Find out which towns near you get these grants, and ask to join their bid lists. Source: Illinois General Assembly: 20 ILCS 3805/7.31, Abandoned Residential Property Municipality Relief Program.
Listing agents order the small jobs
Brokers selling foreclosed homes often need a rekey, a trash-out or a lawn cut before the first showing, and they call someone they already know. Visit the brokers who list foreclosures in your counties, leave a one-page price list, and make sure their first call gets answered the same day.
Quote only the counties crews can reach
Clients assign homes by county or zip code and judge vendors on how fast each order closes. A rep who adds a far county to win a deal leaves dispatch with orders no crew can reach in time. Check the coverage map with the operations manager before a proposal goes out, and name every county in it.

Skills to hire for, and what you can teach
Hire for these
Prospecting by phone, email and in person to a short list of buyers
Writing clear proposals and service menus
Following up for months without letting a lead go cold
Keeping CRM notes current after every contact

Teach these on the job
Order types and what each one includes
How banks, servicers and HUD contractors assign work
Your counties, crews and turn times
How towns in your area buy through bids
Your CRM and proposal templates
Most days run on a CRM, a phone, email and a proposal template. A laptop set up for screen sharing helps with vendor managers who meet by video.
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Honest compliance claims
A prospect asks how we handle HUD guidelines. How do you answer?
A strong answer: Explains how crews are trained on client and HUD requirements, shows the actual process, and doesn't overclaim.
Behavioral · Reaching decision makers
Tell me about a time you got a meeting with a hard-to-reach buyer, such as an asset manager or a bank's REO department.
A strong answer: Researched what they cared about, used a referral or event to get in, brought something useful each time (coverage map, scorecard results), and earned a meeting or trial orders.
Treat the template's targets as rough examples. Reset them from your own deal sizes, client mix and how long your clients take to approve a vendor.
New Sales Generated
Count new clients, and new counties added for current clients, once the first paid order arrives. Log each in the CRM by buyer type.
Deal Closure Rate
Divide deals won by deals that reached a priced proposal in the same period. Review lost deals monthly to learn whether price, coverage or timing lost them.
Customer Satisfaction Rating
Survey each new client's main contact after the first month of orders, and add any vendor rating the client shares. Read the comments with the operations manager.
Revenue per Deal
Total the first year of invoiced orders from each signed client and divide by deals closed. Report bank, servicer and town deals apart, since their size differs.
What do the sales rep template's travel, lifting and weather lines mean?
They describe trips and site visits. The rep drives across the region for client meetings and trade events, and may load and carry a display, sample lock hardware or boxes of printed material. During client inspections, the rep walks yards, basements and stairs at vacant homes in all kinds of weather. Name those tasks in the ad, and treat any accommodation request one case at a time.
How much does a property preservation sales representative make?
Sales representatives of services who work for building and home services companies earned a median of $29.31 an hour ($60,970 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $45,780 and $78,150 a year. Pay also depends on your local market, experience and overtime.
Who signs a preservation contract on the client side?
It depends on the client. At a servicer, it is usually vendor management or the default operations team. At a bank or credit union, it is often the officer who manages foreclosed homes, sometimes called special assets. National field service firms sign through regional vendor managers, and towns award work through purchasing or a bid. Find the signer early, since the person who likes your pitch may not hold the pen.
What should a rep bring to a first meeting with a bank?
A list of the counties you cover, a service menu by order type, a sample photo report with the address removed, and references the bank can call. Ask how many homes it holds now, who looks after them, and what went wrong the last time a vendor missed something. Those answers shape the proposal more than any price sheet.
How should a rep follow up when a client says not right now?
Stay useful without pestering. Check in each quarter with something the client can use, such as a new county you cover or a change in your state's foreclosure rules. Ask what would make them add a vendor: losing one, buying loans in a new area, or a backlog after a storm. When that happens, the rep who kept in touch gets the call.
