What makes a preservation warehouse different

Most of what leaves this warehouse goes to houses nobody lives in, and some of it comes back broken, dirty or tied to a client's bill. The shop has to run well in both directions.

  • Mower fuel needs approved cans and a cabinet

Grass season fills the shop with mowers and gas. OSHA's rule on flammable liquids says a safety can holds no more than 5 gallons and has a spring-closing lid and spout cover. The rule also limits a single storage cabinet to 60 gallons of flammable liquids in Categories 1, 2 and 3, which include gasoline. Fuel up outside, and keep the cabinet clear of exits. Source: eCFR: 29 CFR 1910.106, flammable liquids (safety cans, storage cabinets).

  • Scrap fridges need proof the refrigerant is out

Some fridges, freezers and window air conditioners don't stay with the house and come back for scrap. Under EPA rules, the scrap yard or landfill must make sure the refrigerant was recovered. If a unit arrives already empty, the yard keeps a signed statement from whoever dropped it off, giving the name and address of the person who recovered the refrigerant and the date. Line up that work and paperwork before the pickup. Source: EPA: Stationary refrigeration safe disposal requirements.

  • Plywood stacks can't lean

Board-up plywood and OSB arrive in heavy bundles. OSHA's storage rule says no stored material may create a hazard. Anything stacked in tiers has to be blocked, interlocked and kept low enough that it can't slide or fall. Rack sheet goods in a frame. Sort cut boards by size so crews don't dig through a leaning pile. Source: eCFR: 29 CFR 1910.176(b), secure storage of materials.

  • Stage loads from tomorrow's orders

Pull the next day's work orders each afternoon and stage every truck's load by address: locks for the rekeys, cut boards for the board-ups, antifreeze for the winterizing. Crews leave early, so a load built the night before saves a wait at the dock and a drive back for one missing part.

  • Service mowers in the off-season

Mowers, trimmers and blowers take a beating on overgrown yards from spring to fall. Plan blade sharpening, oil changes and repairs for winter, keep spare machines for the busiest weeks, and log each machine's hours so a breakdown doesn't strand a crew on the day orders are due.

How much property preservation services warehouse managers make

The closest BLS group for property preservation services warehouse managers is transportation, storage, and distribution managers. Transportation, storage, and distribution managers who work for building and home services companies earned a median of $72,010 a year ($34.62 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $107,230 median for transportation, storage, and distribution managers in all industries. About 460 of the 221,180 transportation, storage, and distribution managers in that survey work for building services companies.

Usually salaried with a bonus. Even its top end trails the typical BLS figure for warehouse managers, so compare it with what nearby distribution and supply employers offer.

Skills to hire for, and what you can teach

Hire for these

  • Has run a stockroom or yard where the counts were trusted
  • Plans deliveries across a wide area with a small fleet
  • Sets up safe storage for fuel, chemicals and heavy sheet goods
  • Supervises a few drivers and stock clerks
  • Builds a budget and finds savings without slowing crews

Teach these on the job

  • Your delivery area and the drive times between counties
  • How materials tie to work orders in your system
  • Seasonal swaps between grass, winterizing and snow gear
  • EPA paperwork for scrapped appliances
  • Your vendors, rental yards and scrap buyers

A warehouse or inventory system tied to your work orders, a forklift or pallet jack, barcode labels, a small engine bench, and a flammable storage cabinet. GPS tracking on delivery trucks helps time drops at houses.

Property preservation services warehouse manager interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Tool losses

Tools keep disappearing from the shared tool crib. What do you do?

A strong answer: Starts a check-out system, assigns tool kits, does regular counts and holds people accountable.

  2. Behavioral · Warehouse safety

Tell me about a hazard you found in a warehouse or shop and how you fixed it.

A strong answer: Names the hazard (blocked exit, poor fuel storage, overloaded racking), the fix and how they made sure it stayed fixed.

Property preservation services warehouse manager KPIs

Hold those template targets loosely. After a year of your own delivery logs, cost reports and count results, set numbers this shop can actually hit.

Inventory Accuracy
Compare cycle count results with the system each week, track gaps by item group, and trace each large gap to a receiving mistake, an unlogged pull or a loss.
Delivery Timeliness
Count drops that reached the house or crew by the agreed time, using delivery photos and time stamps from the driver's app.
Safety Compliance
Run a monthly walk-through checklist covering fuel storage, racking, aisles, extinguishers and equipment guards, and compare items passed with items checked.
Cost Efficiency
Track warehouse spending per completed work order, including rent, labor, delivery fuel and shrinkage, and compare year over year after adjusting for order volume.

Property preservation services warehouse manager FAQ

What physical work is in a preservation warehouse manager's week?

The template's lines on lifting, bending, heat and cold, tight spaces and inspections stand for real tasks. Think of moving mowers onto the repair bench, checking high racks and the fuel cabinet, looking over trailer hitches and lights, and working in a cold shop in winter. Describe the ones that apply to your shop when you write the ad.

How much does a property preservation services warehouse manager make?

Transportation, storage, and distribution managers who work for building and home services companies earned a median of $72,010 a year ($34.62 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $58,260 and $86,180 a year. Pay also depends on your local market, experience and bonus terms.

Should debris come back to the warehouse?

As little as possible. Debris is cheaper to haul straight from the house to a landfill or transfer station. Bring back only what needs special handling, such as appliances waiting for refrigerant recovery, tools and rented gear, and keep it in a marked area away from new stock.

Who should take supplies to houses, the warehouse or the crews?

Crews should pick up routine supplies at the shop. Use warehouse deliveries for heavy or bulky items, such as plywood for a large board-up, a rented panel set or a replacement sump pump, and for rush orders when a crew is already across the region. Time drops with dispatch so a driver doesn't wait at a locked house.

What background fits a preservation warehouse manager?

Look for people who ran a shift at a contractor supply branch or a building materials yard, or the parts room at a landscaping or snow removal company. They know heavy stock, early starts and small fleets, and the last group already knows the swing between grass and winter gear.
