What makes a preservation lead technician different

Nobody meets the lead at the door. The servicer judges the visit from the upload, under its own rules and HUD's, so each call at the house has to be one the lead can show and explain.

  • The house's appliances stay put

On FHA homes, HUD says equipment, fixtures and appliances that were there at the first-time vacant inspection and were part of the loan's collateral stay with the house unless HUD approves disposal. The crew also empties and wipes out every refrigerator and freezer. Tell helpers which items stay before the trash-out starts. Source: HUD: FHA Single Family Housing Policy Handbook 4000.1, last revised August 12, 2026 (appliances, sump pumps).

  • Sump pumps have to keep running

Where state or local law lets the power stay on, HUD has the servicer keep every installed or required sump pump in place and working at all times. A missing or broken one gets repaired or replaced. That makes a pump check part of every basement visit. A lead should be able to test a float, swap a pump and photograph it running. Source: HUD: FHA Single Family Housing Policy Handbook 4000.1, last revised August 12, 2026 (appliances, sump pumps).

  • Ladders to a roof run past the edge

Tarping a leaking roof or boarding an upper window often starts on a ladder. OSHA's construction ladder rule wants a portable ladder's side rails to stick out 3 feet or more past the upper landing. When the ladder is too short for that, tie its top to something solid that won't flex and add a grab rail or similar handhold. Check every setup before a helper climbs. Source: eCFR: 29 CFR 1926.1053(b)(1), portable ladders.

  • Fire jobs wait for the all-clear

Board-ups after a fire come in at all hours. Don't send a crew in until the fire department has released the house, and look for burned joists, a sagging roof and loose wires before anyone steps inside. Photograph the outside first, board from the outside where you can, and leave interior work to the supervisor's call.

Skills to hire for, and what you can teach

Hire for these

  • Basic carpentry, such as framing repairs, door hanging and stair tread or rail fixes
  • Lock work: rekeying, deadbolts, padlocks and hasps
  • Safe use of ladders, saws and drills on every job
  • Clear notes and photos a client can follow without calling
  • Directs helpers and checks their work before the crew leaves

Teach these on the job

  • Client differences in lock, grass-cut and trash-out orders
  • Winterizing with a compressor and a pressure test
  • HUD's securing and appliance rules
  • Writing bid notes in your work order app
  • Which electrical and plumbing tasks your area lets an unlicensed tech do

Leads carry rekey tools, a circular saw and drill for board-ups, extension and step ladders, a shop vac, a compressor to blow out water lines, a spare sump pump and a phone with the client's photo app. Ask applicants which of these they've used, not only whether they own tools.

Lead property preservation technician interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Signs of occupancy

You arrive for a debris removal and find food in the fridge, a car in the driveway and fresh mail. What do you do?

A strong answer: Stops, doesn't remove anything, documents the signs of occupancy, calls the supervisor and follows the client's occupancy process.

  2. Behavioral · Training technicians

Tell me about a time you trained a newer technician on a preservation task, such as a winterization or a lock change.

A strong answer: Showed the steps and the required photos, watched them do it on the next jobs, gave specific feedback, and signed off only when their work and photos passed review.

Lead property preservation technician FAQ

What does the template's line about heat, cold and tight spaces mean on the job?

It points to tasks like boarding windows in summer sun, winterizing a house with no heat in January, crawling into a crawl space to reach a water line, climbing ladders to tarp a roof, and carrying plywood and debris. List the tasks you actually need and the equipment you provide, and keep the template's lines as written.

How much does a lead property preservation technician make?

Maintenance and repair workers, general who work for building and home services companies earned a median of $23.26 an hour ($48,390 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $40,800 and $59,770 a year. Pay also depends on your local market, experience and overtime.

Can a lead tech do electrical and plumbing repairs on these houses?

Small ones, often. Electrical and plumbing licensing is set by states and cities and differs from place to place, so check what your area lets an unlicensed worker do before the lead opens a panel or touches a gas line. When a repair needs a licensed trade, the lead documents it and the field supervisor sends it out.

How can we try out a lead tech's skills before making an offer?

Hand over a past work order with its before photos, names removed, and ask for the steps, the materials and the photos they would take. Then have them rekey a lock cylinder and cut a board to fit a window opening while you watch. Look for safe saw habits and whether they check their own work before calling it done.

What should a new lead learn first?

Start with the client rules that cost the most when missed: photo angles and time stamps, which items stay in the house, lock and key code standards, and winterizing steps. Then comes running the day: splitting tasks between helpers, loading the truck from the order list, and checking each helper's work before the after photos.
