What makes carpet cleaning technician work different

A janitor or house cleaner works with a vacuum and a mop. A carpet cleaning tech brings a machine that heats, sprays and pulls water back out, so the results depend on chemistry, heat and how well they dry the floor.

  • The carpet warranty asks for proof

Customers call it steam cleaning, and so does the template, but a truck mount does hot water extraction, and Shaw notes that no steam is made. Shaw's Pet Perfect+ residential carpet warranty says the carpet must be professionally cleaned every 18 months, with a bill or invoice as proof. So each invoice should name the method and the date, and techs should know why a customer asks for a copy. Source: Shaw Floors: Pet Perfect+ 25 year residential carpet limited warranty.

  • Too much water or soap brings the call back

Shaw warns that carpet left over-wet can wrinkle and, in extreme cases, delaminate, and that extractors without the Carpet and Rug Institute's Seal of Approval may not pull out enough water. It adds that soap residue makes the whole floor soil again fast. So a good tech takes extra dry passes, rinses well, and sets air movers when a room stays damp. Source: Shaw Floors: Carpet cleaning (care and warranty guidance).

  • Chemicals get mixed on the van

Techs dilute pre-sprays, spotters and rinses from concentrate. Under OSHA's hazard communication rule, a sprayer filled from a labeled jug needs its own label unless it's only for the immediate use of the person who filled it. Safety data sheets can stay at the shop for route workers, but the company has to make sure techs can get that information right away in an emergency. Source: OSHA: Hazard communication standard (29 CFR 1910.1200).

  • The machine stays in the driveway

A truck mount runs from the van, so hoses snake through the front door, up the stairs and around corners. Techs pad door jambs and banisters, keep pets and kids clear of the hose, and slide tabs or blocks under furniture legs so wood stain doesn't bleed into damp carpet. Parking, hose length and a door that stays open all shape each job.

  • Rugs, upholstery and tile are separate skills

IICRC's standard for professional carpet cleaning, S100, has sections on fibers, cleaning chemistry, spot and stain removal, and area rugs. The method that works on a nylon wall-to-wall carpet isn't always right for a wool rug, a sofa, or tile and grout. Start a new tech on carpet and add the other services one at a time as they learn them. Source: IICRC: ANSI/IICRC S100 standard for professional cleaning of textile floor coverings.

How much carpet cleaning technicians make

The closest BLS group for carpet cleaning technicians is janitors and cleaners. Janitors and cleaners who work for building and home services companies earned a median of $17.21 an hour ($35,790 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $36,840 median for janitors and cleaners in all industries. About 829,300 of the 2,209,760 janitors and cleaners in that survey work for building services companies.

Often hourly with overtime, and some shops pay techs a cut of the protector, deodorizer or upholstery work they sell at the door. BLS counts carpet cleaners with janitors and other building cleaners, so the pay figures here cover more than carpet work.

Skills to hire for, and what you can teach

Hire for these

  • Runs and cares for a truck-mount or portable extractor
  • Reads labels and dilutes chemicals the way the label says
  • Spots trouble before cleaning: loose seams, bleeding dyes, old stains
  • Moves furniture and protects walls, floors and door frames
  • Explains to the customer what will and won't come out
  • Drives a work van safely and keeps a tight daily schedule

Teach these on the job

  • Your pre-spray, rinse and spotting products
  • Fiber testing for wool, nylon and polyester
  • Upholstery, area rug, and tile and grout methods
  • Your price list and add-ons offered at the door
  • Your scheduling app, photos and job notes

Techs work from a van with a truck-mounted extractor, long solution and vacuum hoses, a wand, a rotary or counter-rotating machine, pump sprayers, spotting kits and air movers, plus a phone for the schedule and photos. In the ad, name the machine you run, say who drives the van and whether it goes home at night, and list the services beyond carpet.

Carpet cleaning technician interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · Stains that come back

A customer calls two days after you cleaned and says a spot you removed has come back. What do you do?

A strong answer: Explains wicking calmly, books a return visit, re-cleans the spot with thorough extraction, then leaves an absorbent pad or compound and airflow so the soil dries into that, and doesn't argue.

  2. Behavioral · Owning damage

Tell me about a time you damaged something on a job, or came close. What did you do?

A strong answer: Told the customer and their boss right away, helped make it right, and changed how they work.

Carpet cleaning technician KPIs

Carpet jobs vary too much for one set of goals. A pet-damaged move-out and a light recurring clean aren't the same job, so compare techs on similar work, and rewrite the template's goals once your own survey and job data come in.

Quality of Cleaning Services
Star ratings from review requests and post-job surveys on the tech's jobs, read monthly, along with lead or supervisor spot checks of finished rooms.
Client Satisfaction Rating
Share of surveyed customers who say they're satisfied, plus re-clean requests. A spot that came back after drying belongs here, not in the star rating.
Efficiency of Task Completion
Jobs wrapped up inside the booked window, using clock-in and clock-out stamps for each stop. Leave out jobs where the customer added rooms on site.
Compliance with Safety and Quality Standards
Van and equipment checks, labeled sprayers, hose and cord setup and job photos, checked on ride-alongs or surprise visits by the lead or field supervisor.

Career path

  1. Apprentice or helperRuns hose, moves furniture and learns the machine.
  2. Carpet cleaning technicianRuns the van and cleans alone or with a helper.
  3. Lead technicianTakes rugs, upholstery and problem jobs, and trains new techs.
  4. Field supervisorChecks quality across vans and handles complaints.

Carpet cleaning technician FAQ

Is IICRC certification required for carpet cleaners?

No. IICRC certification is a credential the industry gives itself, not a state license. The IICRC is a non-profit that writes the trade's standards for cleaning and restoration and runs certifications for techs and firms. Its Carpet Cleaning Technician course has no prerequisites, so even a first-year tech can sit for it. The template lists a cleaning association certification as preferred, which fits. If commercial accounts ask for certified techs, paying for the course is a simple way to qualify.

How much does a carpet cleaning technician make?

Janitors and cleaners who work for building and home services companies earned a median of $17.21 an hour ($35,790 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $30,590 and $38,520 a year. Pay also depends on your local market, experience and overtime.

Does a carpet cleaning technician need a CDL?

Only if the vehicle is a commercial motor vehicle under federal rules. That means a truck with a weight rating of 26,001 pounds or more, a combination that heavy towing a trailer rated over 10,000 pounds, a vehicle designed to carry 16 or more passengers, driver included, or one hauling hazardous materials that need placards. Check the weight rating on each van's door sticker and on any trailer you tow.

Can a carpet cleaning technician do water damage work?

Pulling water out of carpet is part of this job. Drying out a home after a leak is restoration work, with its own IICRC standard, S500, covering drying science, antimicrobials and structural restoration. If you take those calls, train for them on purpose, and decide which jobs your techs handle and which go to a restoration company.

What should a carpet cleaning technician job ad include?

Name the machine and the services: carpet, upholstery, rugs, tile and grout. Say where the day starts, whether the van goes home, and how many jobs a day is normal. The template says there are no regular travel requirements; if techs drive between homes all day, say that plainly. Give the pay, any add-on commission and the Saturday schedule.
