What a carpet cleaning sales rep sells

A commercial buyer is signing up for a schedule, not one cleaning. The rep has to see the floor the way a tech will, price it so every visit makes money, and write a program the building can live with.

  • Measure every zone, not just the building

Total footage alone won't price a building. The rep maps each zone: entrances and elevator lobbies, main corridors, open offices, private offices, and any tile, vinyl or stone that needs its own method. Busy zones get cleaned more often than a quiet office. Photos of worn traffic lanes, old stains and open seams go with the proposal, so nobody blames the first cleaning for damage that was already there.

  • The flooring maker may set the method

Commercial carpet makers publish care guides. Ask the facility manager which carpet is down, and read its guide before you write the program. One example is the checklist from Philadelphia Commercial, a Shaw brand. It sorts areas from light to extra heavy traffic and sets hot water extraction from once a year up to monthly. It calls for extraction after every third encapsulation and says bonnet cleaning is not recommended. Source: Philadelphia Commercial (Shaw): Carpet maintenance checklist and suggested frequency chart, revised June 2022 (example maker's guide).

  • Apartment turns are priced by the unit

A property company wants one price per floor plan, such as studio, one bedroom and two bedroom, with extras listed: pet treatment, stairs, heavy soil. The rep walks a few vacant units with the maintenance supervisor and agrees on what turn ready means. When a carpet is past saving, the rep says so and suggests replacing it rather than selling a cleaning that won't get the unit ready.

  • Grow the account between renewals

Once an account is running, the rep checks in on a set schedule. They ask the contact how recent visits went, clear up complaints long before renewal, and offer what the building doesn't buy yet: lobby upholstery, tile and grout in restrooms, or an extra cleaning ahead of a busy season. The template's repeat business goal is won here, one building at a time.

How much carpet cleaning sales representatives make

The closest BLS group for carpet cleaning sales representatives is sales representatives of services. Sales representatives of services who work for building and home services companies earned a median of $29.31 an hour ($60,970 a year) in May 2025, according to the Bureau of Labor Statistics. That’s below the $69,990 median for sales representatives of services in all industries. About 40,700 of the 1,256,010 sales representatives of services in that survey work for building services companies.

Base salary plus commission, as the template lists. When commission is paid as each visit is invoiced, a new rep's commission builds slowly over the first months, so say in the offer how the base covers that stretch.

Skills to hire for, and what you can teach

Hire for these

  • Measures a building accurately and splits it into traffic zones
  • Prices a program by the square foot or by the unit from set rates
  • Writes a clear proposal with methods, visit frequency and terms
  • Builds trust with property and facility managers over months
  • Gives every open proposal a next step and a date

Teach these on the job

  • Carpet types: broadloom, carpet tile, loop and cut pile
  • Hot water extraction versus encapsulation, and when each fits
  • Your production rates, price floor and approval limits
  • How to read a flooring maker's care guide
  • Your CRM and proposal software

Reps carry a laser measure and a phone or tablet for photos and proposals, and they ask for floor plans when a building has them. Each bid lives in the CRM with its walk-through notes, so the sales manager can check the math before a price goes out.

Carpet cleaning sales representative interview questions

Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.

  1. Situational · No false guarantees

A customer asks you to guarantee their pet odor will be gone. What do you say?

A strong answer: Explains honestly what affects results, offers the right level of treatment, and doesn't guarantee.

  2. Behavioral · Learning from lost sales

Tell me about an in-home carpet or upholstery estimate you didn't win. What would you do differently?

A strong answer: Names the job, what the customer really cared about that they missed, and a habit they changed, such as asking about timing or budget earlier.

Carpet cleaning sales representative KPIs

Commercial sales numbers move slowly. Read them over a quarter or more, and compare reps who sell the same kinds of accounts.

Revenue per hour
Revenue invoiced from accounts the rep signed, divided by the rep's paid hours for the month. It rewards bigger accounts and fewer walk-throughs at buildings that were never going to buy.
Deal closing rate
Signed agreements divided by proposals sent, split by account type. Offices, stores and apartment communities close at different rates, so read each type on its own.
Customer Satisfaction Rating
Ratings from the contacts on accounts the rep sold, gathered at check-in visits. Low scores soon after signing often mean the proposal promised a method or schedule operations hadn't planned.
Repeat business rate
Accounts the rep signed that renewed or bought another service within the year, out of all the rep signed. Log every lost account with its reason.

Carpet cleaning sales representative FAQ

Does the FTC's three-day cancellation rule cover commercial carpet contracts?

Generally not. The FTC's Cooling-Off Rule covers what people buy mainly for themselves, their family or their home. So what counts is what the buyer is buying for, not where they sign. A homeowner who signs at home for 25 dollars or more is covered, with some exceptions. One is a repair or upkeep visit the buyer asked for, but extra services sold on that visit aren't part of it. A rep who also sells to homes should learn the rule.

How much does a carpet cleaning sales representative make?

Sales representatives of services who work for building and home services companies earned a median of $29.31 an hour ($60,970 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $45,780 and $78,150 a year. Pay also depends on your local market, experience and overtime.

Does a carpet cleaning sales rep need to know how to clean?

Enough to see what the tech will see: which carpet may shrink or bleed, which stains are permanent, and why an extraction takes longer than an encapsulation pass. A few nights riding along with a crew teach most of it. Reps who have never watched a night job tend to underprice it.

Where do commercial carpet cleaning leads come from?

Property management companies, office buildings, medical offices, schools, churches and stores in your area. Strong reps ask current accounts for referrals, watch for buildings that change management, and get to know the maintenance supervisors at apartment communities, who often choose the vendor for turns.

How long does a commercial carpet cleaning sale take?

Longer than a home booking. A small office may sign after one walk-through, while a company with many buildings may take months to decide. Ask when the buyer sets vendor budgets, since some set them once a year. Give every open proposal its next follow-up date in the CRM.
