Homeowners mostly book through the office. The sales team exists for buyers who don't: a facilities manager with four floors of carpet tile, or a property company with hundreds of units turning over each year.
One walk-through standard for every rep
Two reps who walk the same building should come back with the same footage and the same plan. The manager writes the walk-through checklist, from measured footage and carpet construction to traffic zones and soil level, and spot-checks bids against it. A rep who guesses footage either loses the bid or sells nights the techs can't finish.
A price floor reps can't cross alone
Square-foot pricing only works if the rate covers the method and the hours. The manager turns the production rates operations supplies into a floor price by method and traffic zone, and decides who may approve a bid below it. Watch the reps who keep winning on the lowest number in town, since a floor only works if nobody slips under it.
Know how each contract renews
Keep every contract's end date and notice deadline in the CRM, and check how each one renews. New York, for example, won't let a company enforce an automatic renewal clause in a contract to service or maintain property unless it sends written notice, in person or by certified mail, 15 to 30 days before the customer's deadline to cancel, pointing out the clause. The law protects businesses as well as individuals. It doesn't apply when the contract renews a month at a time or less. Apartment turns are sold on speed
A property company with several communities may send unit turns all month. Beyond the unit price, it buys a promise to finish within a set time after each request. The manager agrees on that promise with the operations manager before any rep offers it. A missed turn date can hold up a move-in, and property managers remember it.
One buyer, many buildings
Regional property managers and facility directors often buy for many sites. The manager decides which rep owns each of those relationships, treats the first building as a trial the crews have to get right, and has the rep ask for the next site after a clean month of visits. Losing one building at a company like that can cost all of them.
How much carpet cleaning sales managers make
Sales managers who work for building and home services companies earned a median of $99,910 a year ($48.04 an hour) in May 2025, according to the Bureau of Labor Statistics. That’s below the $148,270 median for sales managers in all industries. About 1,470 of the 637,080 sales managers in that survey work for building services companies.
Salary plus a bonus and commission, as the template lists. Since the manager owns the renewal calendar, tie part of the bonus to accounts that renew, not only to new signings.

Skills to hire for, and what you can teach
Hire for these
Has led reps who sell recurring service contracts to businesses
Builds square-foot price floors from real production rates
Reads and negotiates term, renewal and cancellation clauses
Coaches a rep through a building walk-through and a written proposal
Keeps a renewal pipeline with dates, owners and risks
Teach these on the job
Carpet construction, traffic zones and cleaning methods
Your production rates by method and floor type
Your service agreement template and approval limits
Which property companies already buy from you
Contract and visit reports in your CRM and scheduling software
The manager works in a CRM that holds each account's walk-through notes, proposal, contract dates and renewal plan, next to the visit history in your scheduling software. Give every rep the same laser measure and checklist, so footage matches from one rep to the next.
Carpet cleaning sales manager interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Top seller with refunds
Your top seller also has the most refunds and complaints. What do you do?
A strong answer: Reviews their jobs and complaints, listens to how they sell, coaches on honest expectations, and changes pay so refunds count against commission.
Behavioral · Coaching add-on sales
Tell me about a time you coached a rep or technician who struggled to offer add-ons like protector or upholstery cleaning without pushing customers.
A strong answer: Listened to calls or rode along, found where they stalled (explaining value, timing the offer), practiced honest wording, tracked add-on rate and complaints together, and names the result.
One large account signed or lost can swing a quarter, so read each number with the account list beside it. Base targets on the contracts you have actually held.
Revenue per month
Commercial work invoiced in the month from accounts the team sold, by rep. Split new accounts from renewals so one big renewal doesn't hide a slow month of selling.
New client acquisition
New accounts with a signed agreement and a first visit done. Count a property company as one client but list its buildings, so a single signing isn't read as several.
Customer Satisfaction Rating
Ratings and comments from commercial contacts at quarterly check-ins and renewal meetings. A missed night is an operations problem; a complaint about price or scope comes back to sales.
Revenue growth rate
Revenue from sales accounts this quarter against last quarter, and against the same quarter last year, since busy and slow seasons swing every quarter-to-quarter number.
Should a carpet cleaning sales team also sell to homeowners?
Usually not. Homeowners call, get a price and book within days, and the CSRs handle that well. Commercial deals take walk-throughs, proposals and weeks of follow-up. Some companies send very large homes or big rug and upholstery jobs to a rep, but when reps chase small home tickets, the commercial pipeline goes quiet.
How much does a carpet cleaning sales manager make?
Sales managers who work for building and home services companies earned a median of $99,910 a year ($48.04 an hour) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $73,930 and $143,320 a year. Pay also depends on your local market, experience and bonus terms.
What should the sales manager settle with operations before a big contract?
The method and frequency for each area, the van and crew hours it needs each week, which nights or weekends it falls on, and the date the first visit can happen. Ask whether it fits the current schedule or needs another tech. A contract the crews can't staff hurts the account and wears out the techs who cover it.
How should commission work when an account's volume isn't fixed?
Apartment turn and on-call accounts have no set value at signing, because the property company sends units as they empty. Pay the rep on what is invoiced each month for a set period instead of on a guess at signing. If a contract drops from quarterly to twice-yearly visits, commission follows the invoices down. HR puts the plan in writing before the first account signs.
Should commercial reps sell hard floor care along with the carpet?
Only the hard floor work your crews already do well. Stripping and refinishing vinyl tile, cleaning tile and grout, and caring for stone each take their own machines, chemicals and production rates. Before a rep adds them to a bid, have operations confirm who will do the work, and price each floor type from its own rate, so a loss on the break room floors doesn't hide inside a carpet price.
