A lead carpet cleaning technician takes the jobs that need the most judgment: natural stone and tile, upholstery whose fiber has to be identified first, and pet urine and other odor work. They also train new techs on paying jobs and check finished work before the van leaves.

Most techs can clean a nylon living room well. The lead gets sent where a mistake would cost a floor, a sofa or a customer, and new techs learn the trade by watching them.
Stone gets identified before anything touches it
A tile and grout booking can turn out to be marble, limestone or travertine. The Natural Stone Institute groups those stones as calcareous, made mainly of calcium carbonate, which acids can dull or etch, and it recommends mild, non-acidic cleaners. So an acid grout cleaner used on ceramic tile can mark them. The lead works out what the stone is, picks the products, and decides which stone jobs the van takes on. Upholstery starts with the tag and a test
The cleaning code on the tag says which cleaners the maker allows: W for water-based, S for water-free solvent only, and SW or WS for either. The code is a starting point. The lead still tests the fiber and the dyes on a hidden spot before choosing a method, and IICRC's upholstery certification covers that testing. When a test fails, the lead tells the customer before the sofa is wet, not after. Source: American Leather: Explaining fabric cleaning codes.
Odor work goes below the carpet face
When urine may have reached the pad, the lead finds out before promising anything. They locate the spots, often with a moisture meter or a UV light, then choose between treating from below, pulling back the carpet to replace a section of pad, or telling the customer the carpet is past saving. IICRC's odor control certification covers odor sources, detection, and the equipment and chemical options for treating them. Source: IICRC: Odor Control Technician (OCT).
Ozone stays out of occupied homes
Some odor jobs end with an ozone machine. EPA says no federal agency has approved ozone generators for use in occupied spaces, that ozone can damage the lungs, and that at levels within public health standards it doesn't remove many odor-causing chemicals. If your company uses one at all, the lead runs it only where no person or pet will be exposed, and follows the maker's steps before anyone goes back in. Source: U.S. EPA: Ozone generators that are sold as air cleaners (updated February 2026).
The lead plans each trainee's day
New techs learn from the lead in customers' homes, so the lead decides who does what. The trainee runs the wand in open rooms while the lead takes stairs and rugs and handles the customer. The lead keeps a skills list for each new hire and marks an item only after watching it done without help. The template wants new hires trained within their first two months.
How much lead carpet cleaning technicians make
The closest BLS group for lead carpet cleaning technicians is janitors and cleaners. Janitors and cleaners who work for building and home services companies earned a median of $17.21 an hour ($35,790 a year) in May 2025, according to the Bureau of Labor Statistics. That’s about the same as the $36,840 median for janitors and cleaners in all industries. About 829,300 of the 2,209,760 janitors and cleaners in that survey work for building services companies.
Hourly with performance bonuses, as the template lists. BLS files carpet cleaners with janitors and building cleaners and has no line for leads, so the median shown is the general cleaner rate. The template's hourly range for this job starts above it.

Skills to hire for, and what you can teach
Hire for these
Years on a truck mount, with stone, upholstery and odor jobs behind them
Tests fibers and dyes before choosing a method, rather than guessing
Turns down or refers a stone or fabric job they can't do safely
Hands the trainee the wand and corrects them as they go
Checks a finished room the way the customer will see it
Teach these on the job
Your stone and tile products, and when to call a restorer
Your odor treatments and how you price them
IICRC upholstery, stone and odor courses
Your new-tech skills list and sign-off routine
Your quality checklist and re-clean rules
Beyond the van's truck mount, a lead carries a moisture meter and UV light for urine, fiber test supplies, upholstery tools, and a tile tool with a stone-safe cleaner on board. Say in the ad which of stone, upholstery and odor jobs you sell, since few leads know all three equally well.
Lead carpet cleaning technician interview questions
Two of the 6 questions we'd ask, and what a strong answer sounds like. Ask every candidate the same questions, and rate each answer on your own before you compare notes.
Situational · Coaching over-wetting
A new technician you're training keeps over-wetting carpets, and two customers complained about slow drying. What do you do?
A strong answer: Watches them work, checks the equipment for vacuum leaks, teaches more dry passes and lighter prespray, sets up airflow, and follows up on their next jobs.
Behavioral · Correcting discreetly
Tell me about a time you had to correct a co-worker's technique while a customer was nearby.
A strong answer: Stepped in quietly without embarrassing them, fixed the issue, and coached them in private afterward.
A lead's jobs are harder and often come with a trainee on board. Compare leads with each other, not with techs on plain carpet routes, and set targets from your own months.
Revenue per hour
Billed revenue on the lead's jobs over clocked van hours. Read it apart from days given to training, which pay off later in the trainee's numbers.
Training completion rate
New hires assigned to the lead who finished every item on the skills list within the template's window, out of all new hires the lead trained.
Quality control
Return visits for rework on the lead's own jobs and on trainee jobs the lead signed off, each logged with the reason it came back.
Customer Satisfaction Rating
Ratings on the lead's jobs, split into carpet, upholstery, stone and odor work. Low odor scores often trace back to limits nobody explained before the job.
Should a lead carpet cleaning tech take on etched marble?
Cleaning grout and sealing tile fits a trained lead. Etched or dulled marble is a different trade: the Natural Stone Institute points owners to a stone dealer or professional stone restorer to refinish or repolish etched areas they can't remove. Decide which stone jobs you sell, train the lead for those, and refer the rest before the lead is standing on someone's foyer floor.
How much does a lead carpet cleaning technician make?
Janitors and cleaners who work for building and home services companies earned a median of $17.21 an hour ($35,790 a year) in May 2025, according to the Bureau of Labor Statistics. The middle half earned between $30,590 and $38,520 a year. Pay also depends on your local market, experience and overtime.
How can you test a lead carpet cleaning tech before hiring?
Set up a short practical. Show them a sofa with its tag, a tile floor with a stone threshold, and a carpet sample with an old pet stain. Ask what they'd test, which products they'd rule out, and what they'd tell the customer before starting. Then have them coach someone through a few wand passes. Strong candidates test before they promise and explain limits without talking down to the customer.
How many trainees should a lead carpet cleaning tech have at once?
Usually one per van. With two, the lead spends the day watching and nobody runs the hard parts of the job. Stagger new hires so each lead finishes one trainee's skills list before the next one starts, and plan hiring around that pace before the spring rush.
How should the ad describe a lead tech's physical work?
Turn the template's 50-pound and working-conditions lines into the real tasks: kneeling on tile for long stretches of grout work, pulling back carpet and cutting out pad on urine jobs, and unloading stone and upholstery tools at the curb in rain or snow. Put that list in the ad, so applicants can judge the work, and offer reasonable accommodation.
